Location is great. The area is great. Value is good. Great asset to hold or rent.

Design is good with a beautiful garden and modern features. Some material choices (white concrete) require regular maintenance (higher service charge)

Facilities are good. Concierge and interior garden. The central heating has been a nightmare and very expensive to maintain.

Property management is not done by Mount anvil. It is sluggish, based on minimum effort and opaque. Only recently did they (following legal RTM challenge) to improve service delivery.

Finishing touches in my unit were hit and miss but the aftercare service by mount anvil was good. The choice of appliances and some design details are Questionable but easily addressed.

Please tell us what you like and dislike about this area:

Vibrant area with restaurants, bars. Centrally located with easy access to many transport options and key areas (Shoreditch, the city, Angel)

Please share one thing (or more) which you wish you had known before you moved in:

London has many helicopters. Resident associations are annoying. Buy high or you see into someone’s flat 24/7 during lockdown.

How has the building management responded to any problems or issues you have raised:

In many cases building management is opaque about their activity.

They are reachable but they don’t share the same expectations I have

Great location

The buildings and apartments are modern and well maintained. I have found that the balconies aren’t the best design as the floor is made of wooden decking which means when it rains they aren’t really useable. The day concierge are fantastic and the others are so so. The courtyard is very green and pretty well kept too.

Please tell us what you like and dislike about this area:

The apartments are in good proximity to a variety of restaurants and also the west end. The transport links are really good and the area around the development it nice and quiet.

Please share one thing (or more) which you wish you had known before you moved in:

No not really.

Modern development in central location

I love this development until Silvertown Management took over. Th electronic gate was a nice thought but it kept breaking then after a year not bother to fix anymore. The garage has been broken into a few times. Also there was a mail thief incident where quite a number of residence including myself had identity stolen and fraudster tried to open credit accounts.

Lovely courtyard, 24 hr concierge is great. Could have done with some extra storage spaces in flat or somewhere can be bought or rent

Please tell us what you like and dislike about this area:

Convenient location with lots of great restaurants and Barbican arts centre. Easy walking distance to West end, Angel, canal, shoreditch, city and south bank.

Please share one thing (or more) which you wish you had known before you moved in:

Unfortunately I was a victim of identity theft using fireman key the perpetrator managed to get into the building to steal mails.

What is the best feature of your home:

Insulation, I don’t even need to put heating on in winter.

An oasis in central London, but beware the hidden problems

Verified Resident

Review Date Sep 2021

Generally well designed exterior, with lots of balcony spaces. Lovely central courtyard with trees and water feature.
HOWEVER, the execution of the interior building work is AWFUL. We have found countless faults with the way the internal construction was executed (Mount Anvil was the developer). These faults were hidden behind internal decoration, lasting just long enough to go outside of warranty. Examples include:
– significant cutting corners for underfloor structure, resulting in unstable floor which has cracked tiles after only a few years. Entire floor structure in our flat needs to be replaced and developer refuses to accept responsibility despite clear photographic evidence of defective installation. They clearly don’t care provided it’s outside of the 2yr warranty.
– bathroom construction has resulted in leaks; for some reason they preferred to use silicone seal to fix fittings to wall rather than conventional screws
– balcony planks already need replacing
– complex central heating / hot water regularly breaks, resulting in temporary shut off for fixing
It’s genuinely a nice development, but the poor execution, and lack of accountability from the developer, really takes the shine off.

Please tell us what you like and dislike about this area:

Lovely central courtyard with trees, grass, water feature. Basement carpark with bin storage. Plenty of playgrounds nearby, plus sports centre. Wide array of quality restaurants. Quiet and peaceful despite central London location.

Please share one thing (or more) which you wish you had known before you moved in:

That the whole floor structure would need replacing, at significant cost to me.

How has the building management responded to any problems or issues you have raised:

Building management are generally responsive to requests for help. For the construction issues we have faced we have been directed to the developer (Mount Anvil) customer services, who have shown no interest in helping.

Be careful buying at this property – threats, abuse and dishonesty by property management company at Dance Square

Verified Resident
Verified Resident
Review Date Mar 2020

Be careful when buying property from Mount Anvil and in particular at this location (or any others managed by Silvertown Properties). Mount Anvil transferred freehold to Dance Square flats to a shell company which awarded contracts to members of Residents’ Association and refuse to allow residents transfer property to one another.

Please tell us what you like and dislike about this area:

Great central location, close to the City

Please share one thing (or more) which you wish you had known before you moved in:

That the freehold would be transferred by Mount Anvil to a property management company where the owner and his fellow directors engage in dishonest practices, threatens and abuses residents through his lawyers and seeks to unjustly enrich himself at the expense of the residents.

What is the best feature of your home:

Location, great transport links, communal garden, nearby restaurants

High service charge but overall a great place

Verified Resident

The service charge is very high . I dislike the lack of choice with utility providers. It can be very noisy living here. Lovely gardens and both the concierge and the security are great. The flats are small but adequate for 1 person. I would redesign it, they didn’t make the most of the space.

Please tell us what you like and dislike about this area:

It is very lively in the middle of everything very diverse. Great location

Please share one thing (or more) which you wish you had known before you moved in:

The fact that we , as a house association tenants , pay more service charge than the owners.

Location, location!

Nice water garden downstairs and each flat has a good layout with a private fobbed entrance so it’s extremely safe. The concierge is handy for parcels and keys and there’s a Tesco in the building too. Easily walkable to Old Street, Angel, Barbican stations

Please tell us what you like and dislike about this area:

Great location and lots of local businesses nearby

Please share one thing (or more) which you wish you had known before you moved in:

Nothing in particular, you get what you see with this place

How has the building management responded to any problems or issues you have raised:

I deal with the landlord directly so this doesn’t apply

Comfortable modern high quality development

Verified Resident
Verified Resident
Review Date Jul 2019

I do not have any dislikes really about the property. It is modern and has a lovely design. The building is managed well by a great concierge staff and we all get along as neighbours. I wish I had purchased more but the property was acquired via a limited access to buy shared ownership system.

Please tell us what you like and dislike about this area:

The area is lovely with great restaurants, Tesco shop and transport links around. My main wish is a Waitrose located closer nearby as we do not have one close to us.

Please share one thing (or more) which you wish you had known before you moved in:

There is not much I regret or wish I had known. Everything was up to scratch.
