Great Location, Poor Management and Dead Trees

Playground is fairly basic which is a bit disappointing however the children still manage to play well on it. The landscaping is disappointing in terms of some of the trees planted have died and don’t seem to be getting replaced. Management fees are again a disappointment but feel it’s also down to local government funding cuts that now lead to this being the way things are done these days. Final disappointment is the Snicket that’s left behind our rear garden. This seems like such a waste of space as I’ve seen other developers build right to the gabions which really would give the garden a nicer feel and more space / stop any potential anti social behaviour in those spaces. Otherwise great road widths, odd numbering systems but the location was the key selling point for us.

Please tell us what you like and dislike about this area:

Excellent access to local shops/pubs. The Leeds and Liverpool canal is close by for easy walks. Train station is 15min walk away.

Please share one thing (or more) which you wish you had known before you moved in:

Just how delayed everything was. Still leaves a sour taste and really was the most unnecessary stress that was put on a new young family.

If there is one thing you would change about your flat or property what would it be:

The garden should be 2m longer – build to the gabion. This would also reduce maintenance fees.

The estate is beautiful and the houses all look well done and kept. The sale was lovely and easy and I couldn’t speak higher of Caroline, she’s fantastic! I wish I could say that same about the site manager, however, that isn’t the case, I find him extremely uncooperative, rude and a liar. Clearly someone that shouldn’t work customer facing. Which is such a shame as the first site manager we had, Hayden, was brilliant! I feel it’s important to mention here that we aren’t just one disgruntled house, a large number of neighbours have also commented similar thoughts to us about him, our snagging issues aren’t bad, and we haven’t had a big blow out with him in any way shape or form, so god knows what he is like with the big problems. The facilities are good, but I think the park could been improved to make it a bit bigger and more toys for the kids. The layout of the development is great too, we don’t feel that we are overlooked badly and it’s also not boring with nice little twists and turns and different sized housing is nicely placed. I can’t wait for more green areas to be finished too. It’s important to say also that whilst you can’t pick your neighbours, everyone on the estate is so lovely too.

Please tell us what you like and dislike about this area:

The local area is fantastic, you are really close to a number of supermarkets, half way between Bradford and Leeds so have a great amount of choice. Very close to the airport but have no noise pollution from it. We don’t get any traffic noise here but we are also at the top of the development where you would expect to not get a lot of traffic. We have had no problems here and have actually found the community that have ma been created here, amazing! The community here is fantastic too and we have come together to build a book swapping box and have security message groups and a really helpful and friendly Facebook group.

Please share one thing (or more) which you wish you had known before you moved in:

Electric and water metres, we struggled to set up our accounts as our address couldn’t be found. Other than that I feel that everything was very clear to us

If there is one thing you would change about your flat or property what would it be:

Be able to use the loft space, garden more usable from day one as we had to get an outside company in to patio parts, as did about 5 houses on our street in the same month haha.

Great location! Happy with my house.

The house itself was exactly as I expected it to be. Well designed and structurally sound. There were a few snagging issues but I reported these and they were fixed. More effort went into the house than the garden though.
I haven’t had any problems with the property management team. Any time I’ve contacted them, they have replied promptly and dealt with any issues. Others on the estate have had more issues though.

Please tell us what you like and dislike about this area:

The development is well located in a lovely suburb on the Leeds/Bradford border. Great transport links to Leeds, Bradford, North Yorkshire and the M62. Traffic can become congested but works are currently being carried out to try and improve this. 15 minutes walk to the local train station gives options to avoid this as well.
There’s a range of great pubs and restaurants in walking distance to suit lots of different needs.
The street itself is quiet. Facilities and amenities are great and there isn’t much in the way of traffic noise. Several parking spaces are available too.

Please share one thing (or more) which you wish you had known before you moved in:

Honestly, I liked the location beforehand but it genuinely is a great place to live.

If there is one thing you would change about your flat or property what would it be:

I would have not have purchased the property with a turfed garden as it was laid poorly and needs replacing.

He development is lovely. My street and others look spacious, and although there are issues for some with parking it looks as though the majority of homes have sufficient. I have rented at other developments where parking is an after thought. It has character, unlike the majority of new build estates. Mixtures of house types and a great local community. It’s like it’s own village within a town. The gardens are hard work, based on where the development was built. Huge issues with weeds, rocks and rubbish so I do feel more effort could have been made on the ‘landscaped front gardens’ advertised.

Please tell us what you like and dislike about this area:

My street is beautiful. Spacious, with plenty of room for cars to manoeuvre in and out. Local train station is very good and fields, canals and rivers nearby. It’s very peaceful. Negatives would be coming out of the estate there is lots of traffic and some thought maybe could’ve been put into placing double yellows to avoid this.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known the land underneath wasn’t going to be treated before paying to get it turfed.

What is the best feature of your home:

The open plan kitchen diner living room space. Light flows through just lovely.

Lovely place to live, the houses are really nice and the community spirit is high. It’s still a building site so the dust is frustrating but nothing too bad. Property management have been pretty good, a few changes of site manager but no major change to the service. Although we were waiting on a new sink for 5 months post moving in.

The local area is good, there’s lots to do in Wrose with lots of bars and restaurants. The development itself is nestled away so is nice a quiet while still close enough to get to busier places.

You can deliveroo / get Aldos as a takeaway it is delightful!

How has the building management responded to any problems or issues you have raised:

Pretty well, always happy to help with any issues. The only problem was with the utility room sink but that’s also now sorted.

It’s a great development in a good location with some really nice houses throughout the estate. It also has a nice small park at the bottom of the estate. Only downside so far is that the grass in front of my house and a few others isn’t been cut at the moment so is looking messy and unkempt.

Good location with a nice variety of shops, restaurants and bars. A little local convenience shop could be beneficial however not essential.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really of concern however probably just to be aware of the construction traffic passing the house.

If there is one thing you would change about your flat or property what would it be:

If I could design the house from scratch I would have made the living room slightly bigger, not have vents in the windows and not have had red bricks above the doors and windows in the back of the house.

The development is well designed with a mix of smaller and larger properties.
It’s a safe, family development with ‘professional’ residents.
Being a one way in, one way out development, it has that community spirit as most residents pass by each other going about their daily business

The Brompton Fold development is on the outskirts of Bradford on the Leeds Bradford border and just by the Leeds Liverpool canal which gives it a rural feel.

Please share one thing (or more) which you wish you had known before you moved in:

I would have perhaps paid someone to do the snagging so things were identified from the onset.

What is the best feature of your home:

The plot is perfect. Overlooking fields, south facing garden. The design of the Bucan is also make it a great place to live

Lovely, friendly community at Brompton fold. The estate has wide range of house types and the designs have been well thought out for couples / families. We have found millers after care to be very good with our Snags and any issues have been quickly resolved.

Please tell us what you like and dislike about this area:

Good: excellent location to Local shops, pubs and restaurants all within walking distance. close to canal for great walks and to further explore the wider area. Train station close by to get into Leeds city centre.

Bad: traffic congestion by the swing bridge and trying to get out of the estate can be a nightmare. Limited parking for visitors so street can become busy at times. Not many green areas on the development.

Please share one thing (or more) which you wish you had known before you moved in:

Though no fault of millers, we didn’t have a proper demo meeting before moving in (due to covid). Being first time buyers we kind of was going in blind of things to look for so there were many things we needed to ask after moving in.

What is the best feature of your home:

kitchen leading out to large south facing garden. good storage space for a 3 bed.

I think the development looks really smart as soon as you enter the estate. I love the little park and play area that is at the entrance. It makes it feel a really happy place. I think the layout of the development has been well thought out and houses are easy to find. Privacy has also been considered in gardens. The site itself is well maintained and although development is still ongoing, it’s a nice place to live still and is well kept.

Please tell us what you like and dislike about this area:

Apperley bridge is great for local pubs and restaurants, and lovely for walking along the canal. Lots of countryside around as well as schools and transport links. The train station is a 15 minute walk away which is good for getting to the cities of Leeds and Bradford. The roadworks at greengates cause traffic but should be better once it’s finished. Parking is good and I like that there’s some visitor bays dotted around. Friendly and quiet street despite it being on the main road through the site. Love living here, a real community!

Please share one thing (or more) which you wish you had known before you moved in:

That the walls are just plasterboard and that extra supportive fixtures would need to be used to fit heavier items.

What is the best feature of your home:

The open plan kitchen diner and family space is amazing and gives us a great opportunity to entertain

Nice development let down by poor service from developers

The estate has a small play area for children which is good for families. However even the construction traffic ignores the site speed limits meaning you have to have close control during site times. Luckily the residents are very good at keeping their speeds down so it’s safer at the weekend.

Please tell us what you like and dislike about this area:

The location of the development is excellent. Local shops, bars and restaurants within a 15 minute walk.

Close to the canal so excellent for getting some fresh air.

Please share one thing (or more) which you wish you had known before you moved in:

The estate itself is good and in a great location. I just wish I knew beforehand how bad Miller were at dealing with snags if I had I would’ve employed a professional snagging company. I would advise anyone to do this and get an independent survey as some houses on our estate had sewerage from the start.

How has the building management responded to any problems or issues you have raised:

Unfortunately Miller (or at least the estate management side) have adopted a policy of trying to delay any snags being fixed in the hope you get bored. You need to continually chase them to get problems sorted.
