We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

Bluebell Woods, by Lioncourt Homes, is a new development set on the edge of the hamlet of Drakelow, conveniently located just minutes from the centre of Burton-upon-Trent. Comprising of a range of 2, 3, 4 & 5 bedroom homes, the development is a short drive from the neighbouring village of Stapenhill, which offers a range of local shops, a pub, a medical centre and other amenities.

We are very happy with our home on the Bluebell Woods development. The quality of our property is very good and we like the layout. The surroundings are pleasant and well maintained. The choice of the fixtures in the house impressed us and we have found the kitchen to be especially well laid out and practical.

The development overall is not as well designed or attractive as other newbuilds, largely due to planning restrictions and objections by local residents, however the small scale of the development and spacing between houses makes it feel much more open and spacious. Good facilities in the park and open/green spaces. Gardens are generous although not very well 'landscaped' ( bumpy lawns and poor soil quality) but many houses have great views over open fields. Generally more care should have been taken by the landscapers all around the development. While build quality was better than expected there are still some areas were not happy with, it seems the longer and harder you look the more you find but no major issues and minor problems were fixed fairly quickly

I love where we live and being surrounded by green, the garden isn’t too overlooked and is a larger size than you would expect from a new build. I love the layout of the house however the overall finish of the house is disappointing; uneven plastering, unfinished banister and cupboards that don’t line up. The main disappointment is the bathrooms! The family bathroom still isn’t water tight 2 years on where grout was missed and shower screen not installed properly.

The houses are built to a good standard there's a small play area for kids to play on which I believe could do with some expansion maybe some more swings or something like that as there is nothing to do for the younger kids under say 5 the building management have been very helpful with any needs we had

The estate is generally well designed but housing and roads become more cramped the deeper into the development you go. The houses are traditional and finished to a relatively high specification. A small green open space on site has a nature pond and childrens play area. Many homes have wonderful countryside views.
