Being in a new development, we have to unfortunately put up with construction of other houses around the area. There used to be an easy access getting in and out of the estate but due to the construction, you have to go through the long way. The construction traffic uses the road we live on to get in and out of sites. You can imagine the dust and dirt gathering on our cars and outside our houses. The construction workers also don’t have a designated place to park their cars when they come in for work. This is very annoying as they park on the pavements making the roads narrower and much more difficult for passerby to get through. I think the design of development was not thought out well. There are loads of houses on the estate however some houses only has one parking space and some non at all! As the development is a little bit on the outside of Bognor, people tend to use cars to get around and most of the people on this development are working class. Therefore, they should have at least allocated two parking spaces for each house. All the houses are so condensed and near to each other which makes you think there’s no privacy at all.

Please tell us what you like and dislike about this area:

It is close to the A27 therefore getting out of Bognor is straightforward. However, being the only road that goes in and out of Bognor apart from the back roads, it does get busy in the morning and in the afternoon. There’s a bus stop nearby and it takes about 10 minutes to get into Bognor town. Bognor itself is a bit dodgy but the development we live on is okay.

I wish that someone would have warned me about the constant construction traffic in and out of the road we live on.

What is the best feature of your home:

The best feature would be the two parking spaces I looked at before moving into the area because I am a considerate person and I do not park on the curbs therefore causing obstructions to neighbours.

Nice entrance and open spaces

There are a good variety of shapes and sizes of houses, with different finishes to them. The boulevard as you come into the development is very pretty, most of the other roads though look like poor relations, even though we pay the same management fees. Many houses have only been built with one parking space, ridiculous considering even a home lived in by a couple is likely to own two cars, so if your children want to have a car, unlucky! There are so few visitor spaces. Many estates have parking bays along the roads but sadly not on this development. So you need to be a single loner with no friends and family, to have adequate parking. It is not helped at all by contractors parking along the roads (the same roads that home owners get snotty letters from the management company saying it is unacceptable).
The pavements are super wide but the roads only just wide enough for two way traffic. Parking on the road makes it difficult and at times dangerous.
There are lots of open spaces on the development

The development has a number of open spaces, including a small nature reserve, large field, playing field, trim trail and children’s playgrounds.
We are a short drive away from Bognor Regis and just a few miles from the city of Chichester. Just a short walk away are our local shops, including cafe, takeaways, hairdressers and pet shop.
We have the 700 coastal bus route at the entrance to the development, on which you can travel to Bognor and Chichester every 10 minutes or even as far as Portsmouth and Brighton if you don’t mind a long bus ride. The roads can sadly get very busy, the area is not set up for the volume of traffic that now uses its roads.
Parking on the development is ridiculous. Many houses only have a drive for one car, parking on the roads frowned upon (management company tried to bring in parking restrictions to massive uproar) and there are so few visitors spaces on the development.

Parking problems and finishing not as good as expected from builders of excellence.

What is the best feature of your home:

Three good sized double bedrooms. Rare for a three bed house.

The park life has been achieved, its fabulous having so much space, the fields for football and cricket go unused which is a shame they could do with more drainage as they flood so easily. The whole estates parking could of been thought out more there are issues but none really affect us.

The houses themselves are lovely however we have continuous issues with the boiler, windows, flooding gardens and the kitchens are not substantial for family homes. Not enough work surface or storage and too small

Absolutely love living here, beach is lovely, town could do with some regeneration. Nearby shops are fantastic, hun collections are fab and the bin men are fabulous. No traffic noise, anti social behaviour hasn’t affected us.

Please share one thing (or more) which you wish you had known before you moved in:

Not enough storage in the homes and everything bespoke so hard to find replacements when things break.

What is the best feature of your home:

Underfloor heating (although have had to have it fixed), down lights in the wardrobe, mirrored cabinet in the bathrooms

The house is great. Very comfortable with great layout. When I first moved in, there is not much for me to do to make it better. The only thing I did was added an extra seal to the front door but thinking aboit it now that really is not needed as the house is really well insulated. I do however hate that the construction workers are parked on the side of the road around the development. Making the roads much narrower and hard to manoeuvre. They should at least allocate parking for them so they don’t interfere with our space too much. Plus the dust in the air due to the constructions are not great. Cars are washed twice a week and still very dirty every morning.

Area is great. Very quiet neighborhood. A school nearby and a very short drive to town. If you don’t drive, the bus route are also just a couple of minutes walk from my front door.

Please share one thing (or more) which you wish you had known before you moved in:

The road closure in front of my house due to the construction’s traffics.

How has the building management responded to any problems or issues you have raised:

No issues. Very well managed. Always quick to reply if there is any issues which isn’t many.

Bersted Park – a well-cared for development built by Berkeley Homes

The whole development has been carefully designed to provide a range of green spaces. There is a ‘trim trail’ which is very popular and a primary school within the development itself.

There are several varieties of house design, so not all houses look the same. The build spec is excellent.

The service provided by the customer care team following purchase is outstanding and I would definitely purchase another property through Berkeley Homes.

The property management company deal with any ‘communal’ issues and the gardening team are here at least once a week.

The development is a short drive from the coastline at Bognor Regis. It can also be reached within a fifteen minute cycle ride.

There is a small parade of shops within a ten minute walk and a handy grocery store five minutes from the development. A regular bus service serving Brighton to Portsmouth runs just outside the development.

Please share one thing (or more) which you wish you had known before you moved in:

I would encourage a new purchaser to visit the development at different times of the day, and to experience how close it is to a range of amenities.

If there is one thing you would change about your flat or property what would it be:

If anything at all, I would appreciate a slightly bigger plot, as it does feel a little ‘hemmed in.’

Could have been so much nicer!!

We have both decided we won’t be buying a Berkeley home again due to the poor build quality and overall lack of after sales care. For instance our house is only 7yrs old and we have already had to replace the boiler at our own cost when it was 4yrs old and more recently we’ve had to replace the en-suite shower tray due to bad installation and also due to a cracked pipe above the main bathroom we’ve needed a new ceiling. This has all been at our own cost. As for the facilities and site management personally I can’t wait to move.

There is no official parking for residents on the main roads and apparently there are a few visitor bays, the gardens are tiny with very poor quality fences with no room for bins. As for the garages well unless you own a very small car it’s just a storage shed.

Personally I believe the biggest problem we have on this site is parking. This site is in West Sussex not London so people will have cars!!!

What is the best feature of your home:

It’s ours is the main thing. There’s a nice neighbourly feel to the estate

Beautiful family-orientated community

This is a great housing development to bring up your children as it is very family orientated. There are numerous speed bumps, so speeding isn’t possible, which makes it safe for children to play outside. However, some of the properties lack parking facilities and the access road to bypass is difficult to navigate due to the number of cars parked by the kerb.
We love the modern facilities and the proximity to parkland, lake and community centre and school, but we don’t like the fact that there isn’t a single shop, coffee shop or even a post box, the nearest one being a 10-minute walk. The number of houses and people living here would justify having these extra facilities.

Please tell us what you like and dislike about this area:

We love the location and the peace and quiet, the parkland, the lake and the birds, the numerous play areas for children and the proximity to the primary school and community centre, but we don’t like the fact that there isn’t a single shop, a café or even a postbox.

Please share one thing (or more) which you wish you had known before you moved in:

The rubbish collection is on a Thursday and bins need to be wheeled down the access lane and put by the access road by community centre, not outside the house.

How has the building management responded to any problems or issues you have raised:

The have been very helpful and acted promptly on our enquiries and requests.

park life by the sea

Love the design of the house although the quality of some of the fixtures leaves room for improvement.
Have replaces the dishwasher and the oven which both brokedown. The toilet cisterns are very poor and could do with replacing unfortunately they are built in and that would mean ripping out tiles etc.

The open green space is very good with a lake ,trim trail and football pitch .plenty of play areas for young children. Unfortunately only one pub within walking distance but a local shops within walking distance and larger shops only a short drive away. The best thing about being here is a short drive to so many lovely places especially the sea.

Please share one thing (or more) which you wish you had known before you moved in:

Before we moved in we checked the plans for the rest of the development. These changed when Berkeley implimented a 10% increase in the number of houses which apparently they could do with out further planning consent. The result was more houses squeezed into the remaining plot of land .The houses to our front are numbered A, B and C and look straight in to our house.
Berkeley also quote parking spaces, ie every house has 2/3 spaces. Unfortunately one of these spaces is the garage and nearly everyone uses the garage for storage , probably because a lot of modern cars cannot fit into the small garages. As a result the roads and pathways become crowded with cars.
I cannot understand the road construction either , the block paved areas are always damaged and are in fact rumble strips ,what is their purpose?
One last moan, why have the work men and contractors not got designated parking. For monthe we have had vans and cars parked on pavements and outside our houses, even revering onto the already poor grass areas. I know i said one more moan but the quality of the grass is diabolical.

Overall nice place to live and bring up the children

The estate has Several parks and fields including a nature trail. It also has different food vans on the estate most nights of the week which is nice when you don’t feel like cooking whilst support local businesses. The parking is quite an issue in most areas on the estate. The ongoing building in the middle of the estate wasn’t very well thought out.

Very close to local shops, takeaways, hairdressers, everything you need including bus stops travelling to Chichester/Portsmouth/littlehampton.

I feel that I knew all I needed to know before moving to the area.

If there is one thing you would change about your flat or property what would it be:

I wish the house came with 2 parking spaces. Which would leave the road safer.

Love the open spaces & the lake on the estate.

The estate is great for walks & love that we have Swans & ducks.

Plenty of parks around the estate & large football pitch which is great if you want a kick about.

Everyone is friendly & polite, great place to raise a family, especially as there is a school on the estate!

Very quiet area, only downfall would be the parking! …most families have two cars & with only one allocated space, becomes very difficult when we have visitors. Would also be very helpful if we have a shop as well!!
