A lovely community but beware of Anwyl.

There’s a good range of house styles available to choose from and all of them are really nice. Each house has big patio doors making the most of allowing in as much day light as possible, just like the large sized windows throughout the properties too.

Unfortunately, the final quality finish of the houses isn’t great. Houses are signed off with obvious issues and no intentions of fixing the issues. No care, time or attention is taken with the houses and everything has clearly been done as a quick rush job to get them finished and get the sale completed.

There’s a fair few green spaces dotted throughout the development which is really nice. So many new developments exclude green spaces in an attempt to build on as much of the land as possible, but Anwyl haven’t done that. Lots of really old, really big, trees remain dotted throughout the development too which again is a really nice touch.

The plans we were shown had a couple of play areas on them. So far, the development has completed in one of the areas where one of the play areas should be but there are no signs of any children’s play area or play equipment. Anwyl haven’t told the homeowners if the plans for this are going ahead or if they’ve changed their mind.

Building/site management, and also after sales customer care team, is absolutely shocking to say the least. Nobody wants to take ownership of issues and nobody has any pride in the houses.

There’s a real sense of community between residents on the development and this is so nice. Everyone is more than happy to share ideas, recommendations and answer questions. People are so friendly! The community that’s developing here is the saving grace of the development considering all the issues that come with the houses.

Please tell us what you like and dislike about this area:

Grand Junction retail park is a short drive from the development with a range of stores including Boots, Next, and M&S to name a few. In the same direction, there is also Tesco Extra, Dunelm and Home Bargains. Crewe town centre leaves a fair bit to be desired and does need some investment and redevelopment, however hopefully there are some good signs in that the old market hall has recently undergone a refurbishment and is looking really good with lots of new eateries. For a really good shopping spree though Manchester seems to be the best option. The Sydney Arms is just a short walk down the road and is a really lovely local pub, which has also recently refurbed all of their outdoor space (plus a little garden centre quietly hidden away behind the pub).

The M6 is about a ten minute drive away, close enough to be handy but equally far enough that you don’t feel like you live on top of it. Crewe train station is just over five minutes away (by car) and is really well connected to most places. HS2 also appears to be on the cards.

Each house has 2 parking spaces which is great. However, there is very little in terms of parking options for visitors or any additional cars. Doesn’t seem to be an issue at the moment but could potentially be one in the future as the development grows and more cars are here, either homeowners or visitors, especially when you consider the houses are all three and four bedrooms and lots of growing families.

We don’t notice any traffic noise and although we were initially slightly worried about the noise of the nearby trainline, we’ve actually been pleasantly surprised at how little we notice it.

Personally, I wouldn’t have purchased an Anwyl home and if we ever move in the future there is no way I would consider another Anwyl property. Yes, the design of the house is lovely but the finish is poor and the amount of stress Anwyl cause is awful. Be prepared for a ‘very’ long list of snags and be prepared to fight for them to be fixed. This wasn’t our first new build purchase so we weren’t blind to the issues that come with new builds, we knew there would be snags, but I wish we’d known just how bad the list would be and how bad Anwyl would be at resolving them, or refusing to resolve them as the case appears to be.

The large windows and patio doors let so much light into the house which is fantastic. The green spaces around the development are also brilliant. And finally, the community that is growing is lovely.

We chose our property based on value for the size available and are really happy with the layout. There is a good choice of layouts across the house type options – something for everyone.

We got a fair amount thrown in for the price, including carpets, turf and fencing.

However the house builder’s business expansion coincided with COVID-19 which made the growing pains quite obvious – robustness of supply chain and material availability impacted our experience. They did manage to meet our expected move date in spite of this but not without 2 leaks and a pretty long snagging list, which remains incomplete 8 months later.

We’ve seen early signs that the landscaping of the development will be nice once complete but this does tend to lag behind each new set of houses released. The site layout shows play areas which have not yet materialised. The developer has at least responded to feedback in one area and instructed the landscapers to improve it.
Every house has a drive big enough for 2 mid sized cars which minimises on-street parking

The estate has attracted a really good group of people and we’re happy living here. You can walk to Crewe town centre and the station in about 25-30 mins. Shopping for the essentials you have pretty much every store possible available to you. Shopping for clothing and leisure there is very little. Eating out is dominated by takeaways rather than restaurants. The neighbouring town Nantwich corrects the balance, however, and has a good farmers market each month.

Please share one thing (or more) which you wish you had known before you moved in:

Your waste and recycling bins don’t come with the property – you have to buy from Cheshire East and they take 4-6 weeks to arrive.
Also pick your optional extras carefully. The standard carpets aren’t great quality. Having wired ethernet in rooms is a great future proofing measure.

What is the best feature of your home:

The layout – feels like they really prioritised the amount of space in rooms you actually spend time in (kitchen and living room). Being a detached house is fab.

The overall development as a whole is fine, the layout is good, there’s ample amount of space for parking on drives. Currently there are no facilities on our development yet. The build of the house is good and the layouts of the houses make sense. Unfortunately customer care hasn’t lived up to expectations, but it’s just about being persistent and knowing your rights. Communication between site management and residents could be a lot better so that we are informed as to what is happening and when, especially when it involves tarmacking roads and access points.
Overall we love our house and the area, but wish we knew more about buying a new build before hand.

Location of the development is in a good area. 5 minute drive from train station and retail park. Lots of local shops are also near by

That you need to be persistent when it comes to ensuring all your initial snags are completed.

What is the best feature of your home:

The best feature of our home is our open plan kitchen. We were able to customise the finish which we thought was great! The kitchen has a large area for a dining table that can easily seat 8 and a handy breakfast bar

Houses are to a modern design with high ceilings and generous room dimensions. Finished to a high standard. Lots of green space around the houses, the houses don’t feel as packed in as most other developments. Sales team were very informitive and helpful.

Nice area close to main road and transport links. Town centre is a bit run down with lots of empty units but redevelopment is planned over the next few years.

We can’t think of anything. Everything was as expected in a new build and we are very satisfied.

The rooms are all of a very generous size with high ceilings giving ample space.

Building is made of good quality, keep the warm in nice in winter and was nice and cool in the summer.
Builders on site are polite and considerate.
The buildings, roads and parking are not cramped together and the streets look like they have personality. Not a copy paste building site.

Nice neighborhood, sense of community is growing, town has a nice set of bars, market, great leisure centre and library. Lots of nice parks to walk around.
Bin collection is regular with no issues.
Good local down the street with lovely outside firepit.
Crewe train station isn’t far. I’ve been living here since Feb 2021 and there has yet to be any issues with anti social behaviour. We are next to the train line but it is very quiet due to the good building quality.

Please share one thing (or more) which you wish you had known before you moved in:

Helpful sales person (who now no longer works here) reassured me that the kitchen bad a washer dryer when it was not.
This left a sour experience as it was not corrected as promised.
However the follow up team were very good at helping.

What is the best feature of your home:

My garden is a suntrap and is built in a way that the other houses dont look into it. I love the sense of privacy.

The builds are to a poor quality and the customer service provided by Anwyl has been disappointing. Major work is required, we are already seeing cracks in the plastering and have already had some interior aspects break such as our kitchen tap and our bath panel was broke the day we collected the keys

Crewe seems to be a dying town, all stores are closing and there isn’t to much to offer

Plenty of storage space, nice design, perfect for first time buyers, lots of traffic though but estate is still being built so that’s to be expected. Only problem is that customer service is lacking and 12 months after the house is build they no longer care to fix snags even those already reports when first moved in

The development is very spacious and the houses are built to a high quality. The on site sales assistants are very friendly and accommodating. We have had a few snags (to be expected) which have been dealt with in a timely and professional manner. Very pleased!

The development is close to the local hospital, shops, supermarkets, petrol stations and is close to transport venues such as bus stops, train station and a short distance from the M6 motorway.

We wish we had known about not having wheelie bins. These need ordering from the council and are received weeks after moving in

Great design with plenty of storage space, easily kept and manageable, minor problems with appliances. Perfect for first time buyers, lots of traffic and noise though but estate is still being built so that’s to be expected. Only problem is that customer service is lacking and nearly two years after moving in they no longer care to fix snags even those already reports when first moved in

Nice quiet estate, slightly annoying that there is no through route to the main town centre, always have to go back on yourself to get anywhere.
