Lovely building and surrounding areas

The area is generally quiet and the people that work here and live here are very helpful and kind, I enjoy the area as we are down the street from a lot of shops and very close to parliament, the double tree hilton is across the road which is lovely for a drink it’s just a little busy when I live facing this side of the building

Central quite area

Good location in the area as we are very central and close to most transport links which we can travel pretty much anywhere from , its very quiet so never disturbed by noise and its not very busy either which is great, all the neighbours are lovely and the building management is great I cannot fault my landlord he is so easy to get along with would definitely recommend living here to anybody interested.

The staff in the building and the management are faultless, it has great transport links as it’s so central I can literally get anywhere at anytime the only downside is the lack of cafes and restaurants in the area, I get on with everybody I have met in the building get so far so no complaints there, I love the design obviously it’s all new and I lived in this area previous to here so I already knew what a great area it was to settle into.

The facilities provided within this development are exquisite; we have access to a swimming pool and the concierge is personable. This establishment is very child friendly which is perfect for my little daughter, lovely modern looking communal areas. My flat is very spacious and very modern looking, absolutely thrilled with the place in living in.

Beautiful

My wife and I were impressed, the apartments are beautiful with an exceptional finish and located in a fantastic location right in the heart of London. The exceptional concierge service at Abell and Cleland is the first private residential development in the UK to be officially recognised by the prestigious Les Clefs D’Or, Society of the Golden Keys.

Abell & Cleland offers Stylish living ideal for Westminster workers

Abell and Cleland is located in a sought after area of the capital close to Westminster and Tate Britain, adjacent to MI5. DSDHA, alongside EPR Architects, were commissioned by Berkeley Homes to design a mix of private and affordable one, two and three bedroom apartments 275 homes in total. The interiors were the work of award winning practice, Project Orange. The two separate buildings are set within private landscaped grounds, walking distance away from the iconic landmarks of Westminster Abbey, the Palace of Westminster and St James Park. Prices start from GBP1.15million, making it an expensive offering at around GBP1,687 per square foot, exceeding the SW1 average of GBP1,419. It would be an ideal location for those working in Westminster, and thus able to commute on foot, whereas City workers would need to venture slightly further by public transport.

Nearby Westminster Underground station picks up the District, Circle and Jubilee lines, and within the SW1 area, most of Londons 11 tube lines can be accessed, not to mention the river bus service from Westminster, Embankment and Millbank piers. Eurostar at St Pancras and Londons major airports are all easily reached by public transport. The world class shopping at Bond Street is a mere four minutes away by tube, while Bank and Canary Wharf are 14 and 11 minutes away respectively. The area around the Abell and Cleland is not only historic, but also vibrant with its many cultural and gastronomic offerings. In fact, Westminster is home to no less than 36 Michelin starred restaurants, including Roux at Parliament Square and The Cinnamon Club. Theres also plenty of green space provided by the likes of nearby Victoria Tower Gardens and Lambeth Palace Gardens across the river, as the development itself is slightly lacking in that respect although families will appreciate the landscaped gardens that are available, with their mature trees and extensive planting.

The apartment interiors take inspiration from the refined exterior architecture of the area, incorporating an abundance of soothing tones and natural materials. Theres a distinct feel of Midtown Manhattan, with metallic highlights mingling with muted soft furnishings to create a timeless blend of styles. The use of stone, metal, marble, wood and oak features contribute to lend an opulent feel. Kitchens blend contemporary lines and modern design with composite stone worktops, limestone or parquet flooring, and Kuppersbusch appliances. Meanwhile, the bathrooms are a luxurious retreat, with wiring for televisions included in the master en suites, recessed LED down lighters and polished chrome fittings set against the backdrop of marble and limestone. Bedrooms include plush carpeting for extra comfort, and dedicated dressing rooms between the master bedroom and bathroom in some apartments. The exterior of the building is somewhat imposing and incredibly linear with its pre cast concrete lattice, giving an impression of a foreign embassy rather than an apartment complex. But on closer inspection, the refined details such as the bronze anodised window frames are an elegant touch.

Facilities are plentiful, including a gym, private cinema, swimming pool, sauna and business suite. Parking is available, but at an eye watering GBP50,000, or GBP75,000 for oversized spaces. The 24 hour concierge service takes care of all residents needs, and has been recognised by Les Clefs DOr, Society of the Golden Keys, which gives a nod to the exceptional room service style dining options provided by the Hilton Hotel, as well as the general concierge service. Buyers looking at this building may also want to consider the nearby Westminster Quarter and The Nova Building for similar luxurious living in SW1.

Luxurious but lacking

Abell and Cleland House did seem a little pricey for a commuting base but I was pleasantly surprised at how the development suited my individual needs. It is perfectly located near to Westminster Tube and Victoria station so getting around would never be an issue and there is also an option to purchase a parking space should one wish to drive (and pay!). Other amenities such as a good sized pool and well stocked gym which were open around my work schedule were a massive bonus too. Especially with the addition of a sauna and steam room you can see why they have to charge you such a high service fee! The apartments are fully fitted and kitted out with all essential appliances and there was also an option to work with an interior designer to furnish it so that can be done remotely. Upon viewing the apartments, I was a bit disappointed to see that the views of Westminster landmarks such as the House of Parliament and the London Eye were only partial views and largely monopolised by the penthouses at the top of the building. Eastern facing apartments also look onto a drab Hilton hotel. The windows themselves are also smaller than I expected and the ceilings are far lower than I expected for such a luxurious development. there is also something to say of the lack of local stores in the immediate area. Working long hours I often need to get food, toiletries etc in a pinch and walking around I was surprised to see near to no options of the sort. The nearest food store is a Sainsburys thats over a mile away. pity.

Abell & Cleland is well planned

Abell and Cleland House is ideally located within walking distance to Westminster underground and Victoria mainline station. The postcode carries with it a sense of Britains history, linking the development to Londons past with a more modern take on urban living. With views of Parliament, Big Ben and other landmarks, it is no surprise that Abell and Cleland has been so popular with occupants wishing to share in this architype. Occupants benefit from a wealth of communal areas such as a spacious gym and pool, spa, beautiful landscaped gardens and elegant lobby area. There is even the option to book personal trainers at an extra cost. Everything you need in one place. Inside, the apartments further benefit from wooden floors, air-conditioning, motion-censored lights in bathrooms, Kuppersbusch kitchen appliances which have a 10 year build warranty. And although the landscaped gardens are small, St Jamess Park is a reasonable walk away. With such excellent positioning, you are truly only a short tube, walk or taxi away from everything London has to offer; be it theatre, shopping, museums or restaurants.
