The development is only a short walk away from the City Centre, Deansgate transport hub as well as only a 10-minute walk away from the Central business district in Spinningfields. BBC Media City is also only 5-minute drive away.

Absolutely not worth the money

The apartment is cheaply put together. The walls are coated in a paint that is easily stained, even by water which if you rent with Savills, you'll be expected to pay to repaint if you get any faint marks on the walls. The walls next to the shower is difficult to clean. The balcony door is a nightmare and has broken twice. At first glance, the place looks amazing until you move in and live there a while and you realise how cheap everything is. Living next to the river, flies are an issue which means you can't leave your balcony door open at night as you'll realise the next morning, your walls are COVERED in flies. It's grim. If your renting with Savills too, just don't. They're a completely separate issue. Overall, the building is fine. Nothing special. Really noisy. Cheap and not worth the money. There are better places which are cheaper in price.

Please tell us about the good and bad aspects of living in your local area:

Local shops within walking distance, and the centre is still within walking distance. The main road is incredibly noisy as you can imagine, you can't sleep with your window open when it's hot because you'll hear loud sirens every 2 minutes. Plus, the apartment itself is noisy as everyone's balcony is facing each other. It's basically a party building, so I wouldn't recommend coming here if you want to live in peace. The main road is also annoying when you have to cross back and forth over it every day.

How has the building management responded to any problems or issues you have raised:

I've been reporting to Savills so I don't know if that's the same for everyone else but they're unhelpful and money grabbing. The people that work in the building are lovely though.

The fact that this place is so incredibly noisy in every aspect. The fact that there are so many flies. I wish I'd have taken longer to look around on my initial viewing. It just looked great and I said yes to it straight away. It's not that great.

Great building, no-stress management

Beautiful! Excellent property management, great concierges and overall cleanliness of the building. The insulation and sound proofing could be a bit better, but that is a small complaint compared to the benefits of living here. The private courtyard was a lifesaver during lockdown for getting some sun.

Great access to roadway and shops nearby.

Haven't raised any issues yet, but I would assume they would.

I wish I had a better estimate of the utility costs! The cost of energy here is ridiculously high.

The building is in a good location with easy access to the city centre. There are lots of local amenities which is helpful for shopping, exercising and leisure activities. The building is kept in a clean condition and the staff are usually very helpful

Perfect for a young professional

One Regent is perfectly located with the city centre only a 5 minute walk away. and well managed. All of the staff who work here are incredibly friendly and hospitable. All communal areas and walkways are always immaculate and it truly is a pleasure to live here.

Perfect location with only a 5-10 minute walk into the city centre and plenty of shops 2 minutes away

Don’t have anything bad to say about One Regent, it’s the perfect place to live for me

With the main road being so close by I think getting the windows cleaned more thoroughly would help. Ours have been filthy for months.

The building management team are helpful and friendly and the property management is great. The design is spacious, and there’s a nice mezzanine with the view of the river and a nice view of Manchester City centre especially at night. Concierge team who are available 24/7

The property is within a walking distance to the town centre and it’s 5 minutes away walking to Regent shopping centre. I dislike the noise that comes from the cars as the development is next to a busy road but that’s only during summer time when you have the windows and balcony door open.

The limited parking spaces and that pets are not allowed.
