Founded in 2010 in Leeds, it has now grown significantly with developments across York, Harrograte, Manchester as well as well as upcoming developments in Sheffield and Liverpool. It currently manages over 1400 beds across 42 properties.

Gravity Residence is exclusively managed by YPP and is listed on HomeViews. The worst letting agency in Leeds.

The worst letting agency in Leeds. Although the properties are well located and in a nice building, the benefits stop there. Compared to other flats the rent rate is very expensive and is better to get a flat further out and pay up to 100 less a month or more. Bill’s are not included and the flats come with electric radiators and all the appliances are d rating so end up charging you a fortune in electric. Moreover, as the buildings are old and the windows not double glazed, in winter you have to have heating on quite a lot. Our tenancy started at the beginning of the month and we attempted to move in around the 12th however we couldn’t as flat was dirty with wrappers, fingernails etc still on the floor left by the previous tenant. Items were also broken. Ypp had carried out no inspection since the tenant left in may and we arrived in august. We complained and some of the issues were fixed days later however we could not move into out flat for another week and no compensation was offered. Throughout our tenancy we regularly got in touch with ypp over the issues that had not been fixed as well as new ones that we came across and got no response. You will find that ypp will only get in touch when money is involved. The company also advertise 24 hr concierge service however this is completely false. We lived there for a year and there was barely a concierge on during the whole of the day. They often split the concierge between several buildings and so you barely ever pick up your packages. Upon leaving ypp will make every effort to take some of your deposit from you. We also requested that the leaving inspection would be carried out in front of us which it was. The person that did this said everything was okay. However a week later we received another email saying another inspection had been carried out whilst we were not present or notified and all of a sudden cleaning charges were being added as well as walls needing repainting. We requested evidence and to specify where these walls needed painting but ypp failed to do this on numerous accounts. My friend also rented an apartment with them and they tried to charge him £250 from his deposit. We both went to dps (deposit protection service) and got our money back as ypp had no leg to stand on.

Be warned this company is money grabbing. They do not care about their tenants. Even a member of staff from the firm admitted this saying that the owners were from Portland and pushed the employees to extract as much money from tenants as possible.

Good location but overpriced.

Please share one thing (or more) which you wish you had known before you moved in:

Take pictures of everything in the flat included any Mark’s, scratches on floor etc to better safeguard your deposit at the end
Also very carefully work through your check in list and mention ANYTHING that is damaged. Also check the efficiency rating of the property for heating and appliances as you have to cover own Bill’s. Or simply save yourself the hassle and uncertainty and go for a different flat thats better value for money.

Bad management, if any at all.

I’ve been with them for 1.5 years and their lettings ‘manager’ was the worst I’ve ever had the displeasure/misfortune to deal with. She’s got a lot of nerve patronising and arguing with an already-unhappy ex-tenant. Had the audacity to tell me they didn’t have to release me from my contract. Used ‘COVID’ as her own excuse for everything, but hey, if you had to move out early due to change of circumstances beyond your control (because of the same ‘COVID’), you get threatened like this. Didn’t matter if you’ve already informed them of your situation more than 2 months earlier and they agreed to a replacement tenant (which was on the contract as well; i.e. if you find a replacement tenant, you won’t be liable for the property after they take over).
They also never contact you or give you any breakdowns when they take your money. Even after you asked them not-so-nicely. Multiple times, over a period of time. But they’ve always got a bunch of invoices from cleaning companies to justify their dodginess at the end of your tenancy. Also, it took one second for them to take your money, but 14 bloody days for them to return your money (and NOT in full). Of course, because of ‘COVID’, as usual.
While it’s basic etiquette/common courtesy to let someone know, ‘hey, I’m taking your money’ (on their website they also said their deposit team would contact you if there were any deductions after your tenancy ended), this ‘manager’ insisted otherwise. Not surprising at all, I guess, from someone as unprofessional as her. It’s no wonder most of their staff are so disorganised. Bad management, if any at all.
Last but not least, it’s laughable how they think they can hide all the negative reviews on Google.

I wish I had taken photos everywhere before I moved in and be way more careful with the dodgy move-in inventory.

If there is one thing you would change about your flat or property what would it be:

I liked the property in general, but the flat would look much better if it had yellow lights, and it’s not energy-efficient at all.

Say goodbye to your deposit if you rent here

Zero customer service when it comes to them returning your deposit. I moved out two weeks earlier than the end of my tenancy and spent those two weeks cleaning the apartment, which was in very good condition to begin with but I didn’t want to incur any fees when I moved.

I left the apartment completely spotless. However, I had to hound YPP for any information regarding the return of my deposit. They used the standard ‘everyone is working from home because of Covid’ excuse as a reason for the delay. Which in itself is no excuse as everyone is surely still working.

6 weeks passed with them blaming late cleaning invoices, promising call backs which were never made, assuring me I’d have my deposit back in 7 working days etc.

Upon the 7th week I received an email stating I was being charged for a full paint job along with a 3 hour cleaning fee amounting to £339!!!

To justify this, they presented me with zoomed in photos of miniscule stains and also stated wear and tear is classed as damage?!

I’m now at the 8 week mark and they haven’t even bothered to return the remaining £320 of my deposit. Refused to respond to requests made through the Deposit Protection Scheme and point blank don’t answer emails.

Absolutely disgusting treatment of someone who lived there for 2 years and left the property in tip top condition.

I would advise others to avoid letting with YPP.

Overpriced for the standard

The fire alarm has been really annoying. It was happening 4 times a week. It is nice but they are trying to hard to be luxury but are winging it. They were told they couldn’t move in the day they needed to. There was paint all over the floor, it was really dusty. There was no standard when we moved in. However, when we moved in it is quite nice. Just doesn’t have the quality. The induction hobs are a nightmare because we don’t own induction pans. They don’t charge extra for an extra person.

I really like that it is the business area and it is clean. However, the building work is a nightmare

The building work is really loud because of the building work.

If there is one thing you would change about your flat or property what would it be:

The quality and the noise. There is also a silly layouthich was really cramped. There is no communial area.
