Founded in 2010 in Leeds, it has now grown significantly with developments across York, Harrograte, Manchester as well as well as upcoming developments in Sheffield and Liverpool. It currently manages over 1400 beds across 42 properties. Gravity Residence is exclusively managed by YPP and is listed on HomeViews. Located on Water Street, it is a fully furnished, all-inclusive living experience suited for both students and professionals. It comprises of 104 luxury properties in a mix of studios, one and two-bedroom apartments. Residents have access to a wide range of communal facilities including an on-site gym, a secure luggage storage room for all residents as well as a grand reception and lobby area offering a concierge service.     It is an extremely modern development, even from the reception through the corridors. The studios are quite small, but you have everything you could possibly need. When having guests over it is quite entertaining having to clean even the “bedroom” area.

    Please tell us about the good and bad aspects of living in your local area:

    It can be loud sometimes, especially at the weekend but that’s easily resolved. There are so many bars and restaurants near me it is amazing. Even places of work. The train station is extremely close which is fantastic. I feel extremely fortunate to be here and have my own space.

    How has the building management responded to any problems or issues you have raised:

    Yes, there was an issue with my shower which has now been resolved. My sofa was broken when I moved in and it was within the first week I was given a new one, completely for free.

    Please share one thing (or more) which you wish you had known before you moved in:

    I’d wish I knew how sometimes it can get a bit lonely, even with a million things to be getting on with/distractions. So having a close net of friends near has really helped, even if it is just for a hot chocolate.

    Location is nice but the rent is high as the rooms are very small. No communal places offered. No facilities provided

    Design of the building is nice and modern, Travis on reception is very prompt and professional and gets any issues sorted as fast as possible. Rooms are nice and clean however would be better if all furniture wasn’t fixed so you could make the room more your own

    Very close to supermarkets and a small local shop right next door, however is located in the clean air zone

    It would’ve been nice to know there was a bin chute before we moved in as I’ve walking down the lift for months!

    Flat was lovely although tenant was moaning about hot water not being fixed and there was mould in corner of bedroom. Should have know them that this company was no good! YPP turned up late for viewing, refused to listen to tenant re problems and didn’t give my daughter correct information

    YPP Management & Lettings Agency are the worse agent I’ve ever dealt with. They falsely advertised price on Rightmove, didn’t give correct information at viewing and when asked holding fee because of above, they refused! My student daughter is now out of pocket because of their incompetence! Do not use this company!

    How has the building management responded to any problems or issues you have raised:

    They refuse to refund holding fee even though I have told them we wasn’t given the correct information

    Please share one thing (or more) which you wish you had known before you moved in:

    What needs to be paid up front. YPP demand holding fee, then 14 days later 1 weeks deposit + 3 months rent up front. My daughter wasn’t moving in for another 7 months!

    Tried to put my rent up from £650 to £799. Bad company do not live here they will do you over. I think they are also paying people to write fake positive reviews. Don’t believe the lies. I think YPP pays £50 £100 for vulnerable people to leave fake reviews on Google.

    I moved in September only 3 months later in December they sent me a rent increase notice. Put my rent up from £650 to £799.

    Don’t believe the lies they tell you. The reviews are fake.

    What is the best feature of your home:

    YPP are now paying £50 and £100 for random people to leave positive reviews on Google.
