The locations is pretty great. It’s really close to Wandsworth town station, the only downside is that the trains aren’t very frequent. There are great cafes and restaurants in the area too and the river is close by.

Please share one thing (or more) which you wish you had known before you moved in:

The management at New Acres has been a complete nightmare to deal with. I’ve been really unwell since living here, and after months of not getting answers, I finally paid for my own independent mould testing. The results showed high levels of toxic indoor mould, and I even provided medical documents proving I have very high levels of mould toxins in my body. Instead of helping, management brushed it all off. They did a quick look around the flat, waved a humidity reader in the air, and told me there was nothing wrong — while completely ignoring the evidence I gave them. It feels like they’d rather deny the problem than face up to it, even when it’s making residents sick.

What is the best feature of your home:

It’s very close to the train station, this has been convenient.

Could have been the dream, but becoming a nightmare

There is nothing in the local Local area, except a mcdonald's and a virgin fitness that. But with all respect that's what it was like before the development, as it was place for rubbish dumping and warehouses. No parking at all anywhere which is nuts, considering the amount of blocks of flats built. Do they really except people that can afford these flats, especially with families to have all have oysters cards and bus passes! And no cars? Really! Bin collections are regular, however that is only the regular trash and recycle rubbish, unfortunately people are dumping items that don't qualify for such a collection which means fly tipping is rampant in the bin areas. Sound quality is good as windows block out traffic noise.

How has the building management responded to any problems or issues you have raised:

No they have not responded to problems. Fly tipping rubbish is piling up. The parking recognition sensors for the disabled residents doesn't work and random people are parking in allocated residential parking bays.

Please share one thing (or more) which you wish you had known before you moved in:

That disabled parking bay Allocated slot would not be filled up by illegal parkers. As this is a necessity for residents with blue badge!

There isn't a massive selection of restaurants around but there a few good pubs in the area.

How has the building management responded to any problems or issues you have raised:

I had an issue with Clean waste water backing up and flooding my kitchen but they were very helpful.

How happy I was going to be here.

A great place, A few minor sticking points

The connections to public transport in this area are phenomenal, bus, train and tube are all easily accessed Traffic noise is incredibly quiet, except for the occasional fire engine (there’s a fire station less than two minutes away) Parking availability is phenomenal There’s a supermarket within five minutes walk, and new Moulden town is 10 minutes walk away, so everything is accessible.

How has the building management responded to any problems or issues you have raised:

Building management have been very responsive when it came to issues 9 out of 10 times.

Please share one thing (or more) which you wish you had known before you moved in:

Before moving in, be sure to check for drafts as my other neighbours have mentioned similar issues

Nice place to live with peace.

Please tell us about the good and bad aspects of living in your local area:

This is on very good location near A3, New malden high street is on 5 minutes walk, most big stores are nearby eg tesco, b&q, Currys etc. Parking bays are not enough accordingly. Bin collection wasn't good initially but now collecting every week.

Please share one thing (or more) which you wish you had known before you moved in:

I live on first floor, as I have 2 children who run around and play, which sometimes annoys to ground floor tanent.
