There is a grocery shop just next door with lots of stuff in it which is great. Train station is very close as is the town centre. Grest location
How has the building management responded to any problems or issues you have raised:
They respond quickly and do make an effort. Theres an app for maintenance stuff.
Please share one thing (or more) which you wish you had known before you moved in:
There are some friendly people here if you were hoping for a more communal space. Noise isn't too bad although does depend on your neighbours. If they are bad you can call reception at night and they can help you. There is a quiet hours policy.

Guildford is a great town. It's got everything you need, great bars, pubs and restaurants, as well as beautiful nature. I love it.
How has the building management responded to any problems or issues you have raised:
Very well. They have responded quickly and the maintenance guys are great

Temperature in the apartments is so hot. Invest in a decent fan

The area in which The Guild is located is nice, very close to the train station and within a 10-15 min walk from many supermarkets, shopping spots, pharmacy, and cinema. Small supermarket literally next door that stays open until very late as well.
How has the building management responded to any problems or issues you have raised:
Very quickly and efficiently. Haven’t had any major problems so far though.
Please share one thing (or more) which you wish you had known before you moved in:
Just bring a air conditioning unit. I would say this is the only flaw with the place: hot as ****, especially if you end up in a studio facing west like I did. Moved in during the July heatwave and the room was 33 degrees, air circulation isn’t great and there’s no built-in aircon. So trust me: buy it before summer starts. Oh, also The Guild needs to actually start enforcing recycling because NOTHING gets properly recycled there. Nothing at all, it’s truly a shame.

Blackhorse Road is one of the more convenient corners of Walthamstow. The Victoria line gets me to Oxford Circus in about 20 minutes and the Overground covers the east west trips. For food and drink the Blackhorse Lane breweries and taprooms are a short walk, Walthamstow Village and the market on Hoe Street are ten to fifteen minutes away and there is a decent supermarket run nearby for shopping. Open space is genuinely good with the Wetlands and the reservoirs are on the doorstep and Lloyd Park is an easy walk.
How has the building management responded to any problems or issues you have raised:
They were timely responses and the management acted on my feedback quickly. I am quite happy with the quality and the speed of response.
Please share one thing (or more) which you wish you had known before you moved in:
Storage in a studio is tight so keep minimal stuff. If you work from home, the co-working space is better designed and I would recommend to use it.

Please tell us about the good and bad aspects of living in your local area:
The best thing about this area is that it is directly across from Blackhorse Road Station, aka the Victoria Line. Without that, this area can be somewhat lacking, although there are some good things like the beer mile and the wetlands. I think it needs some work in terms of more cute cafes, shops or pubs in the immediate vicinity.
How has the building management responded to any problems or issues you have raised:
They have been very responsive, especially during the heatwave when some of us had AC issues.
Please share one thing (or more) which you wish you had known before you moved in:
How much I would end up using the shared spaces and how much those have positively impacted my experience living there.
