Good place to live

Hallsville quarter is a nice place to live, modern and clean. The position is excellent for Morrisons downstairs and the tube and bus station at 2 minutes walk.
The flats are very new and quite.
The garden is looked after very well.
The only problem is the rubbish. 3 bins are not enough for 85 apartments, plus the building management team is very poor in proving the fob key. We are still waiting for it since March, not even had a response from them.

Not very helpful at all. Our agency and ourself tried many times to get the fob key for months and still had no reply

Recommend if it suits your budget!

– design of our flat is good, comes reasonably furnished
– communal areas are nice
– concierge is helpful for deliveries etc
– management are friendly and very helpful – Kellie, Tim and Vaidas have been great
– historically been very slow to get help for maintenance queries, this seems to be down to contractors and
decision makers
– wifi very unstable
– heating supplied by heating district system meaning you are locked into a 3rd party provider, rates are high
– mobile signal is poor in the building
– issue with ventilation system – smoky air coming through ventilation (ongoing for some time) – understand
this is due to other commercial tenants in development but this is a concern
– rent is higher than comparable properties in the area and the yearly rises are felt – corporate landlord
extremely hard to negotiate with and sometimes unreasonable at renewal

Plus points:
-excellent transport links, right next to station
-nearby supermarket, some amenities now popping up
-walking round the docklands areas is good

Negatives:
– area is up and coming but still rough, must keep your wits about you at all times – e.g. someone was robbed in front of me by a man on a moped 10 feet from the front door at 9am

– cost of third party district heating
– aggressive rent rises each renewal and corporate approach of landlord

What is the best feature of your home:

Concierge and onsite management team – very approachable and always happy to help – the main reason we remain here

Modern apartment development in Canning Town

Argo is a BTR development in Canning Town that is very conveniently located for the Tube, DLR and bus station (and some main roads), and from where you can also walk to both Canary Wharf and the Royal Docks, among other places. The development itself is very modern and well insulated, with contemporary pieces of furniture in the apartments and common spaces. The development is served by a community heating scheme, which is the future and something all apartments should be served by.

This part of Canning Town/Newham and the adjacent parts of Tower Hamlets has become somewhat gentrified in recent years with lots of new apartments and some coffee shops moving in. It sits right next to a more traditional part of east London.

Please share one thing (or more) which you wish you had known before you moved in:

The area immediately outside the development is very concrete and urban – you have to walk somewhere to get to a more pleasant place to walk (which is important when you’re in a lockdown!)

If there is one thing you would change about your flat or property what would it be:

Swap the horrible British carpet in the bedroom for hardwood flooring

Excellent location and facilities – maintenance is great, although property management could improve

The design is great, and the flat is brilliant. There has been a good coverage on most services at all times, although through the pandemic the gym has been closed, and the concierge had to close for a couple of months. I’d say that repairs and building maintenance issues are fixed extremely quickly – some of the property management is disappointing, I had one issue that took seven months to respond to… but is now being addressed. Pre pandemic there were tons of activities, trips, and quizzes, which was great – and there’s been a good attempt to keep things going virtually.

The property is very well located, directly opposite Canning Town station – literally 30 seconds – and there is a morrisons and a 24 gym next door, in addition to the gym inside the building. There’s a Costa coffee at the station, and an Ibis next door with a full bar downstairs. Obviously a lot of this is limited during covid, but generally good.

Please share one thing (or more) which you wish you had known before you moved in:

It’s good to know you can get to the Morrison’s undercover through the car park when it’s raining

How has the building management responded to any problems or issues you have raised:

The building management has been responsive to all maintenance services; and indeed all issues – except where it comes to disputes over fees, and this is what took seven months to be addressed
