Please tell us about the good and bad aspects of living in your local area:

First of all, I would not have any issue if the owner decided to build an extension on top of the building. However, none of the residents were informed that this would happen. The building is now in a very poor state. The stairs are dirty, slippery, and potentially dangerous. The entire building appears neglected and filthy. There does not seem to be any proper project management or building plan in place. Work is started, partially completed, and then left unfinished for months. The pathway has been under construction for an unreasonable amount of time. A professional landscaping company could have completed the work within a matter of weeks. The biggest issue is the waste management. The situation is absolutely disgusting. The communal bins are old, damaged, and many are without lids. As a result, we now have a severe rat infestation. This issue has existed for almost a year, yet nothing meaningful has been done to resolve it. Overall, maintenance appears to be virtually non-existent. The flats were also renumbered, but neither Royal Mail nor the local council appeared to have been properly informed. This resulted in numerous parcels being lost, misdelivered, or stolen. In addition, dozens of bicycles have been stolen from what was supposed to be a secure, locked storage room within the building. Access to this room is limited to residents and construction workers. Despite these incidents, no effective action has been taken to improve security or investigate the matter. It appears that the lift may finally become operational, but given the constant delays and the project's current state, I doubt this will happen before next year. The development is significantly behind schedule. I would also strongly recommend that the landlord arrange for Virgin Media to install gigabit broadband infrastructure in the building. This service is provided free of charge to landlords and would greatly improve internet connectivity for residents. We continue to experience water leaks from above, despite the addition of two extra storeys to the building. I do not understand how these issues persist, but they require urgent investigation and repair. Finally, the building would greatly benefit from a full repaint, improved cleaning standards, and anti-slip treatment on the stair tiles to make the premises safer and more presentable for residents.No parking either...

None. Completely ignores every single issue that has been reported.

It was good before,quiet neighnorhood,great people.Not anymore.

This area is good for people to live, convience for Shopping and school, and also traffic for going to work.

How has the building management responded to any problems or issues you have raised:

Small problem is ok, but mouldy wall or broken curtains they would not repairs for you, they told me to pay by myself.

Please share one thing (or more) which you wish you had known before you moved in:

Compair the other, do not rush to move in this building, because now there are so much noise, disturb you day and night.

An absolute disgrace. These people are incredibly rude. I have read some of the positive reviews, and they are almost exact copies of the letters sent by the agency, which makes it obvious they were written by them. I completely agree with others regarding the terrible condition of the building and the constant neglect when it comes to repairs inside the flats. I am now looking to move away from this hell hole. The rat problem is shocking, the building is filthy, and the waste management is absolutely disgusting. They try to increase the rent every few months, yet nothing actually works properly — the lifts are broken, the intercom system does not work, parcels regularly go missing, and many couriers refuse to deliver to the building. I have overheard several residents talking about how much they hate living in this development. I am extremely disappointed by both the condition of the property and the rude, dismissive attitude of some of the people managing it.

How has the building management responded to any problems or issues you have raised:

None.They don't do repairs at all.Everything is dated.Windows are also extremely dirty,no one ever cleaned them.Cables hanging all over the place.

Used to be good,since the new owner took over, everything is just stress.

I used to love North Cheam, but now it’s basically Croydon 2.0. Constant noise, people shouting, no respect anywhere you go. The whole place feels rough and run-down. It’s dirty, it’s filthy, and it’s a shadow of what it used to be. Ten years ago it actually felt like a decent area—now it’s just gone downhill completely.

How has the building management responded to any problems or issues you have raised:

They completely ignore your complaints or any necessary repairs. The builders leave the site filthy and dirty, and the building does not follow basic health and safety rules.

Please share one thing (or more) which you wish you had known before you moved in:

The new landlord has completely ruined the building, and the standards have really gone downhill.
