I used to love North Cheam, but now it’s basically Croydon 2.0. Constant noise, people shouting, no respect anywhere you go. The whole place feels rough and run-down. It’s dirty, it’s filthy, and it’s a shadow of what it used to be. Ten years ago it actually felt like a decent area—now it’s just gone downhill completely.

How has the building management responded to any problems or issues you have raised:

They completely ignore your complaints or any necessary repairs. The builders leave the site filthy and dirty, and the building does not follow basic health and safety rules.

Please share one thing (or more) which you wish you had known before you moved in:

The new landlord has completely ruined the building, and the standards have really gone downhill.

The location is fantastic. Buses are very frequent. Good local shops. Quite a lot of free parking around the property.

How has the building management responded to any problems or issues you have raised:

I have had the odd problem like a leak and bins not collected but they have dealt with them

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t know they would be outing in new lifts , landscaping the front, putting in new car parking spaces at the rear and I have heard they are installing a state of the art smart parcel Locker now in the block.

Good Location of the building, its very easy to get to the bus stop and shops around the area. Its also 20 min away from Underground!

How has the building management responded to any problems or issues you have raised:

Yes, they helped with the issue with my parcels, it was misdelivered and they managed to find it and return it back to me

I wish i know that the car park was going to be closed as i have a car

I can’t say a single positive thing about living here. Just like everyone else, the landlord and agency clearly don’t care about tenants at all. The rat infestation is absolutely real, and I’ve never experienced conditions this bad—not once, and I’ve been in the UK since the early 2000s. The building is filthy, covered in mould and dirt left behind by builders who never bother to clean up after themselves. It’s disgusting. On top of that, the construction company completely ignores basic rules. They’re making noise at all hours—late evenings on weekdays and well into weekends—like regulations don’t apply to them. It’s constant, relentless, and exhausting. And it’s not just unpleasant, it’s dangerous. The last time I walked in, debris fell right next to me by the entrance. If that had hit me, I could’ve ended up in a coma. That’s how unsafe this place is. I’ve reported all of this to the council, and still nothing changes. No action, no accountability—just silence. At the end of the day, the landlord and agency only care about money. They seem perfectly fine letting people live surrounded by rats, dirt, and hazards. It’s beyond unacceptable—it’s a complete disgrace.

God help people even considering moving in in the future.
