Town center by the riverside close to train station and shopping mall. Everything is great. Cant think of any bad aspects. Staff and manager is great.

How has the building management responded to any problems or issues you have raised:

They respond asap. Best most personalised property management team I’ve come across.

This was a great find. I am out of area but working locally, so needed a weekly base. This place is outstanding, the location couldn’t be better, it’s a short 5-8 minute walk to the town centre with its fabulous shops, cafes and restaurants. It’s also as quick in the other direction to the train station. It’s no noisier than any other town centre property. Noise levels inside are very minimal and only those of people living their lives.

How has the building management responded to any problems or issues you have raised:

The concierge service is responsive, polite, helpful and all round kindness

Please share one thing (or more) which you wish you had known before you moved in:

My only query would be the instructions for the appliances in the studios, whilst there are some on the app, their not all there but we do have good ol google if we get stuck.

Absolutely love living here — it’s such a convenient and well-connected location! The property is just a short walk from the bus and train station, making commuting really easy and reliable. The high street is close by and offers a great mix of local shops, supermarkets, cafes, and takeaways, so everything you need is right on your doorstep. There’s a good range of restaurants and pubs nearby, from casual spots to more stylish places for a night out, and a few lovely green spaces within walking distance for a bit of fresh air and relaxation. Transport links overall are excellent, with frequent buses and easy access to main roads, although at peak times traffic can get a little busy. Living on the street itself is generally peaceful and pleasant. Overall, it’s a fantastic place to live with great convenience and a friendly local atmosphere.

How has the building management responded to any problems or issues you have raised:

The building management and maintenance team have been excellent throughout — always responsive, professional, and quick to act. Any issues raised have been handled promptly, often resolved within a short timeframe, which really gives peace of mind. Communication is clear and consistent, and they’re approachable if you ever need support or updates. It’s reassuring to know that any concerns are taken seriously and dealt with efficiently, making living here a smooth and stress-free experience.

Please share one thing (or more) which you wish you had known before you moved in:

I absolutely love the range of amenities here — having everything in one place makes such a difference! The gaming room and cinema room are perfect for relaxing and socialising, while the gym is well-equipped and really convenient for staying active without leaving the building. The workspace and garden room are ideal for working from home, offering a warm,safe and comfortable environment when you need to focus, and the snug areas are great for unwinding afterwards. It’s also a huge bonus that the building is pet-friendly, which makes it feel even more like home. Overall, the facilities really elevate the living experience and add great value day-to-day.

Guildford plaza is situated right in the centre of Guildford. This is right near the train station and also the huge variety of shops and restaurants

How has the building management responded to any problems or issues you have raised:

Maintenance has taken a long time to get sorted in some cases, and there have been quite a few maintenance issues since opening.

Please share one thing (or more) which you wish you had known before you moved in:

You get free washing coupons which is great. Everything is included in your rent apart from council tax.

Living around Guildford Plaza is generally convenient, with a good mix of shops, cafes, and essential services within walking distance. The nearby supermarkets and small independent stores offer a solid range of daily necessities, and there are plenty of restaurants with varied cuisine. Transport links are reliable, with buses running frequently into Guildford town centre and the station being reachable without too much effort. though parking can be limited during peak times and bin collections can be slightly inconsistent.

How has the building management responded to any problems or issues you have raised:

Building management usually responds, but sometimes it takes longer than expected to get updates or a clear timeline. When they do act, the issues are generally resolved properly, just not always as quickly as you’d hope.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that parking could be difficult at busy times and that some of the communal areas would need more regular upkeep than advertised. It would have helped set more realistic expectations from the start.
