The area is good and well connected, their service is inhumane and not helpful at all, they don’t care if you’re living precariously as long as they can take rent.

How has the building management responded to any problems or issues you have raised:

Terrible, they don’t fix anything and imply you’re making up the issues in the house

I wish I would’ve known it wasn’t a functioning home and that the heating would cause health issues to my partner

Its a good living space but bad for its facilities. Thay charge alot for things like hot water. Literally too much that you get your budget disturbed

Yes. But there is no resolution, only enforcement of having mandatory third party facilities

Hot water has seperate billing and i have to pay more than 200 pounds each month

I’ve had ongoing issues with maintenance and site management that haven’t been taken seriously. External doors that were not working properly — a clear safety issue — took weeks to fix. When problems are reported, staff often dismiss them or try to gaslight tenants by saying there is “no issue” when there clearly is. Maintenance work is frequently shoddy. For example, the underside of the kitchen cupboards was not properly attached, leaving a gap where my cat became stuck under the fridge. This could easily have caused serious injury. Front desk staff are also unreliable. Parcel carts are regularly left sitting around the site for days. I was told site walks only happen every 2–3 days, which explains the lack of oversight. Cleaning in common areas is infrequent and poor. Mud and even a discarded cotton bud were left in the Carter stairwell for weeks without being cleaned. Furthermore in October 2025 I was mugged and my wallet stolen just outside reception. The gentlemen’ I reported it to said he would try and help and disappeared and went on lunch. Disgusting behaviour. Overall, the lack of care, poor communication, and slow responses make this a frustrating and disappointing place to live.

Slowly and requires threats of escalation to take any accountability for errors on the letting agencies side.

Very cold so expensive to heat. Promised monthly events would not actually take place - one of the reasons I chose this location.

Good: Shops (Sainsbury's, Nisa, Waitrose), proximity to Westfield mall, restaurants, bars. Green, spacious, open-air community.

How has the building management responded to any problems or issues you have raised:

They responded promptly and had it resolved within a day or two.

Please share one thing (or more) which you wish you had known before you moved in:

There was a theft problem in the area (primarily phone thefts), although that has reduced now

Nice but pricey bars and restaurants nearby. Walking distance to DLR and Stratford station. High crime stats in area.

How has the building management responded to any problems or issues you have raised:

No response or follow up to recent maintenance requests.

There is a concierge but they are only there sometimes, can’t accept packages and can’t deal with maintenance requests so not sure what they’re for!
