Great location, very poor communication from agency, constant hot water and heating issues

Anabow Agency are very unprofessional and rude. There is hardly any hot water and then you have to chase the team to come and fix it and it’s usually never fixed straight away. On top of that I’ve had a cockroach and ant infestation and it took me a very long time to actually get the agency to send out pest control as they didn’t believe me beforehand. There are a lot of things that need to be done in the whole building in regards to pests and the way the actual building was built. It wasn’t built to a good standard it seems rushed and the hot water problems are honestly just a pain as every couple of weeks maybe even once a month the filter in my boiler needs to be changed and it’s affecting everybody else in the building due to the communal boiler not being properly maintenance. At the moment because it’s summer it’s not that bad but during the winter season this is really inconvenient and irritating. Not to mention there are three lifts & at any one time sometimes all of them can be broken one might be working or you might have to take the stairs but they are hardly fixed and when they are it’s not for a full day- by the next day they’ll be broken again.

There are loads of local shops in the area which is good as the location is basically in between West Croydon and East Croydon train station. Parking on my street you have to pay for or on the actual building premises it’s an extra £100 per month on top of rent. bin collections are regular however the bin shed gets full up very very quickly and garbage is always spewing out of the bin shed.

That the landlord/owners are rude
A lot of things advertised with the property aren’t true or even working

How has the building management responded to any problems or issues you have raised:

Some complaints have been answered and most have been ignored & pushed to the side. Have sent the landlord/agency a list of all things that needed to be fixed in the flat and I was ignored. Only think they fixed was the washing machine.

Nice area to live

We have schools nearby, and for kids there is a very big and nice place to play.
There’s also shopping and services that we need around the area, restaurants, etc.
The building is much bigger than other things I’ve seen in the area and very modern. I have a very nice kitchen in the apartment, fully refurbished.
Management is excellent, they are always available and supporting.

Please tell us what you like and dislike about this area:

I like that the area is very lively and very easy to commute. We have train station nearby, fats to get to city centre and much cheaper.

Please share one thing (or more) which you wish you had known before you moved in:

The council could be better in collecting bins of garbage, is something I have complaint a lot of times, also the council tax is very high for being zone 6.

Contemporary well designed flats

Great design of my flat
I have 1 bedroom flat, Marble worktop, lovely built in units electric hob, washing machine fridge, all designed with a breakfast bar area
Dark Wooden bamboo flooring with a contrasting white walls
Large windows that give souch light into my room
Corridors are dark bamboo flooring
Generally very clean and nicely kept corridors and reception
Recommend this place 💯
Management also lists my repairs and gets someone to see me in a few days if not urgent and I have not had any major issues
So it’s great to live here

Building is in a quiet location 5 mins walk from East Croydon railway station
So convenient for travel and shopping at the whitgift center, House of Fraser, Next, Zara all close by
I travel a lot and find living here very suitable for me
Management agency are very happy to help with my issues
I find they respond to my calls straightaway
My heating was playing up , I was on the list for repair and it was resolved within days.
Clean place with big reception area
Lifts to all floors
Good nicely behaved residents next door

8nhave a car and you have to park on meter so I would say please don’t use cars

How has the building management responded to any problems or issues you have raised:

Yes I have had a good experience with management
When I called for minor repairs I was given a date and the repair was done within a few days

Okay for now

Design is good, not the best not the worst, modern enough. There are parking spaces and shared washing machines. Lived in this building for two years now, the management is the same as ever. Major issues in the flat took over a month or two to get solved in the past. Sometimes numbers never get through when needed help or messages left unresponded. Short notice on change of things in the building or sometimes no notice at all. Wls are very thin between flats can hear next door all the time.

Please tell us what you like and dislike about this area:

We get all the shops we need and all within about a 10minute walk. Transport is amazing. Bin collection has its ups and downs, recently has been great. Have read a lot of news about violence attack on streets close by, I have personally been sexually harassed a few times around the area. Not much traffic noise only the occasional police and ambulance siren going off.

Please share one thing (or more) which you wish you had known before you moved in:

Bad security, had parcels ripped open and stolen before. Had a homeless person sleeping outside flat before. They don’t have proper gates. Walls are very thin. Problems in flat might take months to get solved.

How has the building management responded to any problems or issues you have raised:

They say they’ll get it sorted on a certain day but never turn up then it will take weeks to months to get it solved. Sometimes text messages will get ignored.
