Okayish if you commute to the city

Noisy area and and expensive rent.
Close to the train station and shops.
Not a park in sight and occasionally police notices on the front door about antisocial behaviour.

Please review your development:

Every single flat door slams, the design is horrible. The lift’s speakers are extremely loud. If your flat is close to the lift you will definitely hearthe3s3 chime and ‘door closing’ every single time.
When we moved in we were told that there will be 24h concierge. Unfortunately that lasted for about 3 month. Quiet misleading.

Please share one thing (or more) which you wish you had known before you moved in:

The noisiness of the area.
And the plan to increase the rent by 25% in 1 year.

How has the building management responded to any problems or issues you have raised:

My emails were ignored a few times but when they do come back it usually takes a while

Great place to live with nearby links.

Lots of close by amenities and travel links. Sainsburys just around the corner as well as Ilford High Road for a very reasonable rent.

Please review your development:

Building manager is terrific, the landlords do take a while to get back to you at times but I have found it generally to be quite good. Things are dealt with in a good manner of time, such as leaks and other such issues. Overall I’m quite satisfied with it all.

I wish I had known that the Sainsburys was closing down soon!

How has the building management responded to any problems or issues you have raised:

Yes, with a timely response. For example windows were cleaned when requested, although there have been some requests that haven’t been seen to that are still pending, but they’re quite minor.

Good Property, Bad Management

Unfortunately, Ilford is not a great area to live. The neighborhood can be very tough specially at nights.

Please review your development:

During and after moving out, it was very difficult to communicate with the management team (Joshua Ffinch). They either didn’t respond to my emails or responded very late. It’s been a month since I’ve moved out but I still haven’t received my deposit.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the property management is not good.

How has the building management responded to any problems or issues you have raised:

Often they don’t reply to my emails or if they do its with long delays.

Next to the main road, and in an area where illegal street racing takes place. Above and beyond regular traffic noise you get the occasional unmuffled engine revving noise. Convenience is a positive with the Elizabeth line, shops in the area are good if you are into South Asian cuisine.

Please review your development:

Converted office block, insulation could be better. The units themselves are brand new and relatively well appointed, but do not expect things like thermal or noise insulation to be on a par with contemporary new builds. Day concierge is a good plus, other facilities are relatively minimal.

Please share one thing (or more) which you wish you had known before you moved in:

Location being near the road, as well as lack of insulation being a factor in higher energy prices.

How has the building management responded to any problems or issues you have raised:

Have not raised any issues, as everything is still functional
