Smart, modern development in a perfect location.

The development itself is very aesthetically pleasing, modern and smart. The building layouts are spacious internally as well as across the development, giving lots of room to manoeuvre vehicles. One downside is the very minimal number of parking spaces, which are also difficult to manage and this creates a lot of poor parking, lack of space to park and regularly being blocked in by the development grounds maintenance or builders. Getting support from property management can take unnecessary time but they are eventually very helpful.

Being net to the M4 corridor this is based in a fantastic area that has quick links to the whole country. There are a few restaurants in walking distance and straightforward bus link to the town centre.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to discuss the poor parking design if I had known it would cause such issues.

What is the best feature of your home:

The property is the brightest and lightest space I’ve ever seen! Always so much sunlight in each room.

Development is excellent and up to a high standards, few flaws on design as the boiled location is completely different to the showroom setup, understandable that the outlet pipe had to be placed at a certain point but a heads up on the differences would of saved me some disappointment.

There is a bad thing about the design of the heater placement, the radiators are placed in the most easy places for fitment rather than design. An excellent example is the heated towel rack, as i’m sitting “on the throne”, the heated rank would scald my thigh as i did my business.

Living in this area is fantastic, you’re just outside the busy town but the drive to town is mere 10 mins away. Location is fantastic

Please share one thing (or more) which you wish you had known before you moved in:

as mentioned about, boiler location is one of the main things, had to change my microwave to a smaller one to compensate for the spacing difference. the skirting is cut into to allow the dishwasher door to open but i dont even use the dishwasher so kinda pointless

If there is one thing you would change about your flat or property what would it be:

Property management is very bad. Locked gate access for set apartments but the gates are always open or unlocked or locking failed. The management company Sennin is bad as even the director talks the talk, but the action doesn’t follow up well. Only thing they are good at is sending reminders for maintenance fees

The development has been planned in such a way that there’s something for everyone such as there are detached, semi-detached houses, coach houses, flats and a variety of options to suit everyone’s needs such as 2/3/4 bedroom styles. The room sizes are comparatively bigger especially as compared to other developments nearby (Green Park). We have a lovely park/play area with benches and swings. It is maintained well by our property management. Parking facilities are good too.

Location is perfect, not too far from the town centre and M4 is just around the corner. The shopping facilities are good too such there there’s a Costco store closeby and many restaurants in the vicinity. Public transport is good too, the number 6 to town has a good frequency. We have an outstanding primary school in this catchment and some really good private schools too. The area doesn’t have a good secondary school though. Lastly, although there’s a Lidl shop nearby, it would have been nice too have a Tesco express or Sainsbury’s local for a little more variety. But it’s not a massive issue.

Nothing comes to mind as we had a great experience throughout the sales process.

How has the building management responded to any problems or issues you have raised:

We have not had many issues but generally their response has been timely and satisfactory.

Happy with the quality of the material used and design.

Not so happy with the lack of involvement from building management company e.g. not cleaning car parks, no control over cars permanently parked in visitors bay.

It would have been good to have garage.

Like: 3 minutes from M4 J11. Walking distance to Lidl, Nandos, costa, petrol station and other shops. Close to bus stop. Almost everything else is within 10 minutes drive (including hospital, big stores, restaurants)
Disliked: Far from train station. No uber. Too many on social benefits causing issues. Off to Basingstoke road.

Involvement of the property management company (Sennen) would be very limited. We were told they would maintain front garden and back parking areas – which doesn’t happen.

We are so close to the people living on social benefits. Some cause issues e.g. parking incorrectly, kids playing in parking area…

What is the best feature of your home:

Closed Kitchen (rather than an open plan)
Bathroom on second floor (spacious)
Cloak room (good use of space)

I will give 10/10 for design & facilities.
Building & property management are cooperative take immediate action on all complains.Kids playing area Are very well managed. Very well ventilated apartment. I love kitchen design & style. Very wide windows. Over all good quality material I used.

Please tell us what you like and dislike about this area:

The biggest advantage is Near to motorway. 10 mint away from town centre so never stuck in traffic. Food deliveries is easy available. Grocery shops are on walking distance. Biggest advantage, there is a gym In holiday Inn hotel. Few minutes drive to train station.

Gated parking is not secure from all sides.

What is the best feature of your home:

Apartment building is very beautiful from inside its look like a hotel lobby.

Amazing Location and community

Overall Good size in bed rooms,Bathrooms, kitchen and living room can be more bigger. Facilities are good. However, the quality of construction can be a bit more better than now.
Building and property management is great.
Then community is very friendly and polite.

Expecting some more protection from buglers.

Over all management is good and nice staff. Sennen very good look after this area. We have two family home in this development & we are happy with the design & facility. The best thing of the development is numerous visitor parking parking. Very good quality material is used & kitchen appliances are very latest .

Nice peaceful & greenery area. You can Almost find every thing on walking distance, the best thing is petrol pump in this area. Grocery shops are on walking distance but no Tesco & Sainsbury are near this area. Fish & chips shop and some other restaurant are around the area. Very near to town centre & just 3-4 minutes drive from junction 11 M4. Bus stop is near Easily take bus for town centre or hospital but no Uber service in this area.

Road side car parking issue by flat residents at the entrance of development.

If there is one thing you would change about your flat or property what would it be:

Just one thing I want to add is garage in my property otherwise very well design home.

New development so very clean area. There is Children play ground Which is very well maintained. Home are well designed with all latest facilities. Building & property management staff are friendly . Management is good take action on time. Car parking area Designed very poor it should be designed to locked from every where, there should not be any walk in area, this is a leap hole from security point of view.

Every thing is very near to development, bus stop in walking distance. Lidl, Morrison & Aldi is on walking distance. South Reading surgery is very near. Robberies is increasing day by day bu police is trying to overcome this problem. Motorway is very near to this area. Reading gate retail park not so far. Many car showrooms are around the area. Very near & clean area.

Appliances are of good quality, bathrooms & bed rooms are very big. Enough space for Storage. Good quality carpet.

Few issues but they have been Quickly solved by Bewley. There have been some issues with internal sound proofing–sound proofing between the floors in a house. Not everyone has experienced this.
The building management and property management are great and the staff are very friendly and helpful, yalways go out of their way to make us feel at home/ look after us.

Please tell us what you like and dislike about this area:

Beautiful place to wake up at morning to have a morning walk. Very close to Reading town Center & train station. All shops are near by. It’s a nice and quite area with good transport links within walking distance. There are also a good variety of restaurants and cafes close by including Costa coffee which does great breakfast and coffee.

Parking spaces are limited if you have more than one car its impossible to get a allocated bay.

None. Absolutely Love it.

Kitchen: close design & good quality appliances.

Happy with the quality of the material used and design. Happy with Bewleys, specially with the people who sold us and then helped us to move and understand our home.

Not so happy with the lack of involvement from property management company e.g. not cleaning car parks, no control over cars permanently parked in visitors bay.
