Great view and quiet area

The building has fob entry and one way in and out so it feels safe. People were dressing up as cyclists and stealing bikes some time ago but that’s it.
I chose to live here because it was a bit of a rush to get a flat as we viewed another in the building and it went before we could put an offer in.
The landscaping could be improved in order to add a more communal feel. A roof terrace would also be amazing.
I like the big windows in our flat giving us a great view
The recycling could be improved by having more categories.

I love that I can walk to work. There are loads of bars and restaurants within walking distance. Supermarkets are fairly close but we get our food delivered as it’s easier.
There’s a gym and a hostel around the area which gives a good amount of foot traffic making it feel safe

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew to put an offer in very quickly

How has the building management responded to any problems or issues you have raised:

They fixed the lifts very quickly when they broke.

I work in the centre so it’s easy to commute in. I’ve owned it for 2 years and haven’t noticed much change except for the new building works now.
It’s inconvenient to be slightly far away from the nearest shop for little things
The best feature for me is the balcony overlooking the canal.
I would have had more balconies when built if possible. The interior design is good.
I feel secure here.

Close to the city centre, peaceful, nice with the canals. Nice bars and restaurants on the canal. Good transport links and supermarkets.

Please share one thing (or more) which you wish you had known before you moved in:

I can’t think of anything, it’s nice. I would recommend it.

How has the building management responded to any problems or issues you have raised:

The building management is good with keeping the building and area clean. They fix issues quite quickly.

There is not enough parking here, I have one but no extras.
More communal facilities would be great
I chose this development because its i’m the city, easy access to motorways because i commute
The management is not great, the service charge is quite expensive, the caretaker is good though. The windows aren’t cleaned very frequently. I am happy with the facilities
I feel relatively safe due to the secure parking , there is mo security staff but the fob helps with security.

Close to deansgate tram stop, walkimg distance to everything. Nive bas down the road

I would advise getting parking

What is the best feature of your home:

Big rooms, modern design. The kitchen is large but the livimg room vould be bigger

Ive had quite a few leakings from upstairs into my property and from my bathroom. It has damaged my ceiling as took weeks to resolve. The building management, Living City, has taken a long time to resolve my issues but the site workers are very good, when i go to them they are brilliant. There’s bird poo in the car park, its very expensive and not in a good condition. I have to clean my car every week because of it. It’s also very cold in the winter in the ground floor. There has been problems with bike theft. We do have cameras but would be better if there was a security guy at night. However, the price was affordable when i bought it.

The location is very good, its quiet and close to the city centre.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i knew about the car park situation/problems. I wouldve taken a different space. I shouldve gotten a better space as i was one of the first to rent car park space. I wouldve also gone for a higher floor as there is no surrounding heat on the first floor. Theres a facebook community group so i wouldve signed up to that early for information.

If there is one thing you would change about your flat or property what would it be:

If they had spent a little more time on the quality of the interior when building. I would add a security guy and a concierge for picking up parcels.

Living by canal is favourite thing
Chose because close to work and convenient
Loads of pubs and restaurants nearby
Would get more parking spaces if possible, these are bought with flats usually or sold separately.
Best thing is never having to use heating (4th floor). Best feature is kitchen, good layout.
About to sell and management has been good, been waiting a week but still useful.

Really central, go to the wharf quite a lot for food and drinks. Chippy around the corner. Sainsbury’s walking distance. We use the car mostly

Nothing we can think of. We would have been less naive about the rush of putting offer down for housing in central manchester

It is a really well designed flat. The kitchen and living area is open plan which makes it much more spacious. There is also a floor to ceiling window which brings in a lot of light. Whilst there is a considerable distance between my block and the new block across from the canal, I think that when people move into the new one, I will probably have a bit less privacy.

Please tell us what you like and dislike about this area:

Potato wharf is in a really good location – not too far from the centre of the city but far enough away that you feel you have left. It is quite quiet, apart from the occasional train. There are good transport links into and out of the city and there are also shops and a gym within a ten minute walk.

Please share one thing (or more) which you wish you had known before you moved in:

I would like to know how long the building of the new development would take.

How has the building management responded to any problems or issues you have raised:

I go directly to my landlord and they are really good at getting any problems fixed.

General building quality and location are good. Lately there has been an increase in noise and incidents. Cost of the buildings is expensive, but so is the rest of the city now. Building/facilities manager is great – we will take parcels in and chase off people trying to steal them (literally!). He is always happy to help. The building in general is always very clean. Some design features could do with improving (no windows in bathrooms) and the balconies are quite small (although nice to have one). Having a dedicated post room would be a nice addition – parcels are currently left in the foyer and have been going ‘missing’. Overall, a decent place to live.

Please tell us what you like and dislike about this area:

There are no shops within a 10 minute walk (Sainsbury’s Salford nearest main shop). It could do with a convenience store somewhere closer for essentials. There aren’t a great number of open spaces or parks nearby. The canal is a nice place to walk and the wharf nearby has some good bars and restaurants. Transport links are good (deansgate tram/train station nearby).

Please share one thing (or more) which you wish you had known before you moved in:

The windows must be left open at all times or else damp will start to build!

How has the building management responded to any problems or issues you have raised:

We have had all problems rectified by the landlord, not the building management. There was an issue with moths in the corridors, but I don’t think that was fixed.

Building management staff are really helpful and get to know residents. However the building is full of faults especially plumbing. Frequent leaks and bad smelling/tasting water. Also the fire alarms appear to be faulty throughout the building. Carpets are woollen and there is a building wide carpet moth issue. The building does stay warm throughout the year so low heating bills in winter.

Great location with a retail park nearby with a large supermarket and other shops. Manchester City Centre in walking distance, but with local bars nearby. Parking is difficult unless one comes with the apartment. Main roads around but traffic noise is ok. It’s generally a quieter part of the city centre with lots of canals and greenery. There can be some antisocial behaviour with parcel and bike thefts from nearby Ordsall estate, and some flats in the development have late balcony parties in the warmer months.

Please share one thing (or more) which you wish you had known before you moved in:

The amount of parties that take place in the summer on balconies. Due to the heat of the apartments it’s too hot to sleep with the window closed and too noisy to sleep with it open. I’ve had a lot of sleepless nights.

They always respond to issues raised but not all issues are sorted

I chose this development for the location
i would add a concierge to the building if possible
The best feature to me is the high quality finishings, ensuite bathroom, balcony
Parking is hard to come by and expensive £120/month

Central but doesnt feel too central because very close to deansgagd and the centre
my friends car has been broken into a few times and ive seen it happen a few other times from my window
other people have been followed by people on bikes in hoodies
the inside of the building feels very safe

Not really, ive had a good experience overall

The facilities could improve, a concierge would be great. I usually get my parcels delivered to work
I feel very secure, because we’re not right in the centre no one tailgates
I have a great view of the city from my flat on the top floor
My flat could be bigger, kitchen and lounge area are combined. Second bedroom is quite small

Best thing is that it’s a 10 min walk from spinning fields and the centre. It’s still quiet around here which is great.
I can’t think of anything I dislike. Sainsbury’s is a 10 min walk and so is m&s

I wish I knew there was no concierge, and that you can hear the trains from one side of the building
