Best of Both Worlds

I have lived in this development that’s actually called Parklands (and not Bulmershe Campus) for four years and find it a great place to live in. There are actually two builders: Cala and Bewley Homes. I own a Bewley Home and have been satisfied with that developer. It seems they’ve done a bit of a better job than Cala, which built 2/3 of the homes. All houses have a similar built-out standard and provide good value for your money. The resell value is good, too, plus houses have moved fast giving you good flexibility in that regard.
I especially love the fact that we’re so close to Reading with good bus connection directly to Reading Station (orange line 13/14/19) right by the development and major road arteries not far away. At the same time, you enjoy a very calm suburban/rural lifestyle with lots of open areas (sports fields, open well-kept grass fields, woods, lake to walk, play & relax all around the development). A big bonus is the well-stocked & modern Co-op store in the development that’s open 7 days a week 7am to 10pm. Also nice is to have many schools nearby (state & public) plus a brand-new leisure centre in walking distance that just opened on Woodlands Ave.
All this makes for a very relaxed living in a contemporary family-oriented environment. It’s the best of both worlds: close to the city & rural feel plus all the amenities you need.

Please tell us what you like and dislike about this area:

Pros:
– beautifully situated next to sports & recreation fields & woods
great location with good transport , shops & amenities links
– well organized neigbourhood community

Cons:
– management company Cala subpar, not easy to get heard now that the development is finished and they left
– pretty tightly built with smallish backyards (but that’s to be expected with these new compact developments)

Please share one thing (or more) which you wish you had known before you moved in:

It would have been good to have known how hard it gets to keep things up-to-date in the neighbourhood (public shared spaces). The management company we have is quite poor plus as Bewley owners we’re still at the mercy of Cala to get the management company to do anything right. It’s been a bit of a struggle for all of us living here. Of course, it could be worse, but it hasn’t been a pleasant experience to deal with the management company. Other from that, it is all okay. Neighbours get along with each other very well and there’s a good spirit of community with families helping each other out and being there for another.

How has the building management responded to any problems or issues you have raised:

The initial after-sale service was excellent. Now that the initial two-year period is over, you are at the mercy of the guarantee company which is a whole different ball game.

Good place to be

As with any new build snags are plentiful but thankfully address through adequate after sales. The home is modern and reflective of current build standards I.e. sound proofing groom to room floor to floor could be better. High ceilings and generous room size make for stress free living especially during lockdown. Local amenities are plentiful being surrounded by green space, local shopping and ready access to the town centre and motorways.

Unfortunately the property management company is perceived to give poor value and service and makes an art of leveraging penalty fees for cause by their lackadaisical approach to property management.

Please tell us what you like and dislike about this area:

Location location location easy access to motorways, green space and shops.

Please share one thing (or more) which you wish you had known before you moved in:

Storage is a must these days so always check that the property is sufficient for your needs in this respect.

How has the building management responded to any problems or issues you have raised:

The property management company have made an art form of poor communication and inflexibility charged back to service users in the form of exorbitant additional fees in excess of the service charges.

Good place to live with accessible transport links

This estate has very easy access to a well supplied co-op with Woodley centre just a 2 minute drive down the road. Easy access to woodland behind the estate which leads through to south lake makes it an excellent place for those with dogs. There is a good bus route in to Reading with the final stop directly outside the train station. Earley train station is approximately a 15minute walk giving you access to the Waterloo line. The management company haven’t been great but there seems to have been improvements of late and the estate is generally well kept.

Please tell us what you like and dislike about this area:

The area is well located with good transport links taking you in to Reading (bus approximately 20mins). Woodley itself has a nice range of restaurants and shops including Waitrose, Iceland and Boots. Easy access to the M4 for those working in surrounding areas or wanting to access London.

Please share one thing (or more) which you wish you had known before you moved in:

Size of the garden. This is very small

What is the best feature of your home:

All Ensuites are a very good size and the spec of the features are very good throughout.

Great place to live with excellent transport links

We have been living here for almost 5 years. Cala build quality and finishes are premium compared to most others. Most Houses designed have sun rooms In the living kitchen area, Which is great and means a lot of light All year round. Storage is ok but more would have been appreciated. The management company are probably the worst you’ll encounter, overspends on the budget are very common and service is not as forthcoming as it should be. Although communal area lawns are mowed, weeds are overgrown and everywhere, they are only ever trimmed and not properly removed so each spring/summer totally overgrown again.

Please tell us what you like and dislike about this area:

Great development. There is a coop 1 min walk away, bus stop 2 mins away which gets you to Reading station in under 15mins. Lots of open green spaces and a small playground on the development itself. Woodley town center is around a 20min walk or 5min drive away with plenty of shops and amenities.

Please share one thing (or more) which you wish you had known before you moved in:

Management company does not take of their responsibilities as you would expect and budget overspends are common which means we always had to pay more each year to compensate

If there is one thing you would change about your flat or property what would it be:

More storage, a garage and better to have houses with 2 floor design than 3. Unfortunately we didn’t have a choice.

Good development in an ideal setting.

The design of the development is good and of a high quality. We have had very few minor issues with our new build property. It is built to a good standard. The local facilities are good and we have access to many local amenities. They also built a co-op on the development, which was very welcome. The local management company are not that good. They don’t clean the estate and maintain to a good standard. They also charged a lot more this year, than in previous years.

Please tell us what you like and dislike about this area:

The development has lots of facilities nearby!

Please share one thing (or more) which you wish you had known before you moved in:

A utility room and slightly larger back garden.

What is the best feature of your home:

The conservatory style living room with bifold doors. The kitchen is big and lots of space.

Build design Of houses are good, with downsize of small gardens. Roads are quite narrow from some places. Overall facilities are ok but fast speed internet like virgin was not made available at the time of build. No solar panels options were given too. Management company is big rip off, all they do is just cutting grass and charges around £180 a year. Other than that no values added by them, communication is very poor.

Please tell us what you like and dislike about this area:

Nice people, good location.

Please share one thing (or more) which you wish you had known before you moved in:

Very high service charges and very bad service in return.

If there is one thing you would change about your flat or property what would it be:

Underfloor heating, solar panel, and lan cable throughout the house.

Great developer, terrible estate management

Verified Resident

Review Date Oct 2020

When we first moved in we had several niggles with the property. As annoying as these were, Cala Homes were excellent in correcting/repairing these in a timely manner. Their follow-up customer service was very good as they had an on-site rep who seemed always available. Since these initial teething problems (all within the first 18 months) we haven’t had any issues with our house. The biggest gripe in the time since then has been the estate management company, Hazelvine, who Cala handed over to. The residents can’t work out what they do for the money they charge us each year and have been trying to get rid of them. Annoyingly, there seems to be a complex contract keeping them in post, which is very frustrating.

Please tell us what you like and dislike about this area:

The area is quiet and residential, with a strong family feel. Children can ride their bikes around the estate, and there is a path leading into the woods at the back of the estate for nice walks.

Please share one thing (or more) which you wish you had known before you moved in:

The walls are plasterboard and so you need special plugs for hanging things!

If there is one thing you would change about your flat or property what would it be:

It would be very beneficial to have a second parking space instead of front flower bed.

Overall good design but limited front and rear gardens. Properties are in close proximity to each other unlike the “old builds”. Small boxed bedrooms, limited storage areas. Property managed by multiple companies without any clear responsibilities/boundaries.

Please tell us what you like and dislike about this area:

Ideal location with local access to busses/trains. Local CO-OP store on site.

Please share one thing (or more) which you wish you had known before you moved in:

The low mains water pressure frequently. There is a playground area exclusively for the development but people from outside the areas have invaded it.

What is the best feature of your home:

The open plan kitchen/living space is appealing especially with all integrated appliances.

Layout of estate is great With plenty of green areas and mature trees which really makes a different to a lot of new estates. Property management is not pro active and has got budget wrong consistently

Please tell us what you like and dislike about this area:

Excellent location for bus stop, accessibility for local shop, walkable to shopping area in woodley with restaurants and cafes. Lovely children’s park on estate. Access to woods and playing fields close and easy.

Please share one thing (or more) which you wish you had known before you moved in:

Buying off plan was positive

Opinions on homes

Verified Resident

Review Date Oct 2020

I think the design is simplistic and it looks very good, as all the houses are very similar it gives a better look to our place, the materials used to build the house aren’t the best as it feels like the house is “weak”, however we’re very happy to live here.

Please tell us what you like and dislike about this area:

I like that it is calm
I dislike that houses aren’t very big

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known is that the front neighbours old car made a lot of noise

How has the building management responded to any problems or issues you have raised:

They are very kind and respond quickly to our problems and appear to solve them relatively quick
