Love our house and the area, after purchase management could be better. A lot of snags unresolved for too long.

We love the design of all the houses. It’s what got our interest in the first place. All the houses being slightly different to each other.

The customer care before we completed was exceptional, we could access the property to gain measurements or to see how the build was going. It really allowed us to get excited about what we were buying.

The property management has been hindered because of the pandemic but the green areas around the estate still need some TLC.

The area is lovely and has a real sense of community, however with so many new houses being built there has been no new development of the town, no new amenities, no new health services etc

Make sure you get the snagging list in early and keep chasing it

What is the best feature of your home:

The space, not all the houses are squeezed together. It has a nice spacious feel about it.

Park place has some lovely houses, well laid out with good sized gardens, which is a rarity in new developments. There have been a number of delays with building due to the pandemic and bits remain incomplete in landscaping.
There is only one entrance to the estate, on park lane, which stops it being a through road and keeps the traffic on the estate quiet. However maybe misses opportunities. Money has been spent funding crossings across Park Lane on one side but not necessary crossings across Bradford Road (which is the route to the nearest primary school), which make the walking route more dangerous.
The management company aren’t proactive, but are able to be replaced by resident associations (which has recently been set up)
There will be a park and multi-use court, which is nearly finished at time of writing, which should be a great facility for the estate, though there is little for younger children at that park (though one on the other side of the road is good).
The overall design is good and in time, with good management, the estate will be a tranquil haven on the outskirts of corsham

Corsham is a lovely, friendly town with a range of independent shops and a real community feel. There are cafes, restaurants, and takeaways and currently parking in town is free for 2 hours. Between the development and town there is also the community hub with library, pool, sports facilities, park, skate park, BMX track and parkour area.
Corsham Court and the road system means a lot of new developments are quite far from the town centre but there are other shops like a small coop in katherine park development. Schools can be far away too. Park Place sits on the edge of Corsham, between Corsham and Rudloe. Corsham Primary school Rudloe is a stone’s throw away and the Corsham Secondary school is about 15 minutes walk away. Unfortunately the roads either side of the development are a 40mph and a 50mph limit, but they aren’t busy roads and there isn’t much traffic noise. Opposite Park Lane there is a large green space with a small park which is great for spotting wildlife, and in the development itself we have seen deer, foxes, a badger, bats and red kits fly overhead.
The parking on the estate is good, houses have ample allocated parking, most with either a single or double garage. There is a residents association and people are getting to know each other and help each other out.

That there wasn’t cables behind our TV plates despite advertising Satellite points we had to apply for permission to have a dish and the cables weren’t present!!

If there is one thing you would change about your flat or property what would it be:

The garden, the soil under the lawn is bad quality and the turf struggles to take root and thus doesn’t grow!

Remus, which manages our property, is daylight ROBBERY, and they charge a lot on management fees without actually delivering on the itemised charges. Lawns and trees are dying, the so-called “gardeners” couldn’t care less about their duties, the roads have been left without tarmac for over 1 1/2 years. I could go on all day. The buildings look great on the outside, but whoever designed the layout on the inside didn’t give it much thought. A lot of common sense mistakes could’ve been avoided. Ceilings are low, so hanging ceiling lights is impossible without walking into lightbulbs. Cupboard space could’ve done with a bit more consideration in terms of access and clever space utilisation, and it’s evident that the designers just cut a lot of corners to deliver their design pitch to the developer. There was so much snagging when we moved in, and a lot of the materials used are the cheapest you can find, so expect doorknobs falling off, cupboard panels and hinges loosening, locks failing, piping issues, etc. One of the worst parts is the garden. Soil is pure clay, so lawns don’t survive long, and there’s a lot of rubble underneath, which you figure out the hard way when you’re doing your planting. Despite the double-glazed windows, a lot of noise comes in, and the insulation feels poor, because heat retention is severely lacking. We heard recently that in another developer they built the house but forgot to add insulation, so I wouldn’t be surprised if this has happened to us, too.

Corsham is a small town, but it’s quaint. Don’t expect many shops or franchises, which isn’t necessarily a bad thing, but it could do a with a bit of modernisation here and there without breaking the overall historic feel. There are talks of the train station reopening, which will sit between London and Bristol, but haven’t seen any updates on this lately. Bath is nearby, and the M4 isn’t that far, so Corsham is a convenient town to live in. There’s quite a lot of traffic noise here, mostly due to the Chippenham boy racers flying by in their modified cars, and the lack of speed limits makes it both noisy and dangerous, but hopefully this will be sorted soon.

Lack of customer care and lack of delivery from property management agency

How has the building management responded to any problems or issues you have raised:

Poorly. Total abandonment of their duties and they ignore any emails regarding issues raised.

The houses are well designed with good gardens they are managed really well and the housing association is just a phone call away if you need to report a repair it’s a shame there is no shop on the estates but the nearest town is just a bus ride away

It’s a shame there is not a shop on the development as the nearest one is a 15 to 20 minute walk away or a bus ride into town

Radcliffe homes have built beautiful homes in the park place development.

The homes are nicely spaced out and a variety of designs. The development is nicely landscaped and as such benefits from greenery, open space, trees and a play park.

Great location on edge of Corsham, near Bath.

I knew the area well so no surprises. Very happy with it.

Best feature is the top floor which is large master bedroom with en-suite and built in wardrobes.

Good spaces homes for everyone

Development is good houses are lovely and spacious gardens are a good size. Although our shed is tipping to the left. Property management is just a phone call away and will help with any problems. Would love a little shop built on the estate for eat access to food and essentials.

Nice quiet estate parking is good as have 2 spaces per house.
We are on the bus route so easy access to bath or Chippenham.
We did have anti social behaviour last year but was soon sorted out.

That the flats next door to us was full of adults with additional needs and that caters aren’t available all the time.

The development is very attractive with an unusual mix of building styles and materials used. There has been extensive tree planting. I have experienced a little frustration in dealing with snags but overall building management seems good

Corsham has a very good selection of bars and restaurants and most of these are a 15 minute walk to the town. There is a bus stop 300 meters from the development providing buses to Bath and Chippenham. Parking is good and bin collections reliable on Wednesdays .

Overall I think this is the best new development in the area taking into account both the location and the aesthetic appeal of the development

If there is one thing you would change about your flat or property what would it be:

There is nothing specific I would change, although I have removed an internal wall to create a more open plan style of living, which I prefer.

Nice place to live but it needs a shop on the estate as there is a 10-15 min walk to the nearest local shop and definitely needed on the estate very friendly place good neighbour hood team lovely looking houses and areas around the houses just definitely needs a shop

Covid hasn’t help the development as it is now behind schedule, but they are nearly done and the estate will be finished soon just a lot off tiding up! A Greener more sustainable development wouldn’t have gone a miss, no solar panels, or electric charge points for cars!

You have all the basics and more, there are decent places to eat, their are some lovely walks in the countryside, Lacock is near by, Bath is not far Corsham is a lovely place to live.

Neighbourhood seems very friendly, There is a committee which has good intentions and looks out for the estate, a few litter bins wouldn’t go a miss and a postbox?

What is the best feature of your home:

Good size for a 2 bed, quite location, good quality build
On the negative side patio is way to small!

Cost was high shame wasn’t cheaper would have considered a extreme bedroom property but a at 40k extra for a small box room
