The houses really do let in an awful lot of light and also keep heat in really well meaning heating really isn’t necessary for most of the year. The houses feel modern and spacious but as these were the first modular hoUSes, probably suffer from some design flaws later hoUSes have improved upon. Despite that, we’re happy with the property and imagine being here for years to come, in part due to the immediate nursery and school found within less than 5 minutes walk.
The development benefits from a private road which I feel brings the community closer. Often you’ll see neighbours in the car park chatting. The location is great, with the Northern Quarter being just 10 minutes from your front door.
The marina, quite literally on your doorstep leads to a relaxing commute along the canals. During the summer this can be a great spot to hang out and catch some sun, if you fancy a change from your private garden.

Being so close to the city, in a large houses is great. The area despite its city location often feels quiet, with the marina in particular seemingly in a place you just wouldn’t expect it to be.

The houses have quite a different set of parts to a traditional house, which can lead to costlier upkeep when things need servicing etc
If there is one thing you would change about your flat or property what would it be:
The front of the house/door wouldn’t leak – so frustrating!
Great but few teething problems
The house design is great although there are some aspects I would change – the walls don’t go all the way down to the floor which makes it feel like they might collect dirt. We have had a couple of instances where the bath leaked through to the kitchen through the extractor fitting, which apparently is a common problem within the development. However overall the house is extremely spacious, eco friendly, aesthetically pleasing and in an incredible location. Overall I really enjoy living here and would recommend it to anyone.

The location is amazing, urban splash have had massive involvement in the regeneration of new Islington and the marina is probably my favourite place in the whole of Manchester. The only issue with the property is some of the fixtures and fittings don’t seem to work as well as they should.

How all the appliances work! And that there are worksites behind and at the front of the development which can be noisy
If there is one thing you would change about your flat or property what would it be:
Very helpful but have had a few issues whereby we needed urgent help so went to the estate agent, as instructed in our contract, which the landlord was unhappy about.
New Islington Urban Splash – a high quality home
The New Islington Urban Splash development is quite distinctive. The Houses have large windows on both sides, good heat and sound insulation and have high vaulted ceilings that make them feel spacious. Having a decent sized garden in the city centre is great. The community is very friendly and welcoming. Property management of the shared carpark is OK, sometimes slow to respond but keeps the shared areas up to scratch. Broadband internet with Virgin is high speed.

Amazing location, close to the city centre and transport links. Ancoats has a range of great restaurants and shops. Canals are great for walks and sufficient green space to feel like home.

The marina development will be completed in the near future, which will open the roads direct to the marina from Lockyard Lane.
What is the best feature of your home:
Large windows and open plan living over 1000sqft internal, plus balcony, carkpark and garden, makes for a very modern lifestyle house.

Modern designed house with good location
It is a very modern design house. Have an amazing kitchen, quite spacious. Love it . But the storage in the house is not as good as i thought would be. Is not very practical. There are storage but we couldnt put anything inside because they are not very deep . otherwise , it would be perfect

It is an amazing area. 5 mins walk to Ancoats where all the restaurant and pubs are. And very close to supermarket and city centre as well

Kitchen, love an island in the kitchen. so spacious


A better place to live.
I’ve lived in this area for 25 years starting with a one bedroom council cottage flat, I now live in a two bedroom house that brings people to the area to look at the quirky design, the New Islington marina is directly across the road from where I live, as a retired photographer this gives me access to architecture, wild life and nature, just a short walk away is a bus route or the metro link to the city centre.

The difference between what it is now and how it was before development is vast, from a run down council estate to a smart clean and safe area, with good access to the city centre and nearby bars shops and restaurants’

Very good area to live in. Friendly place
Enjoy living in the area. Do think the road of old mill Street is dangerous for pedestrians crossing as there’s not much curb. Very close to city centre so good for shopping. Could do with more things for the children of the area

The area is lovely. I do think more shops are needed than houses, flats and apartments

Very good
I love the area as I grew up around there. Unfortunately, I do find that there’s far too much high rise buildings (flats/apartments) which limits the amount of daylight to some of the houses. I do love some of the developments but also do think there’s not enough shops or the area in need of more convenience shops.

Great for transport to other areas such as the trams and close to the city centre. Lots of lovely restaurants in the area if you walk into the centre.

i love living in new Islington. one of the best neighbourhoods in manchester
the area is a regenerated rundown part of manchester city centre. historically was a very prime location but decades of neglect had made it lost its former glory. the recent regeneration has put a lightning strike to the neighbourhood and Urban splash has been integral to these changes for good

next to ancoats, which is the gastronomical heaven of manchester city centre. having the only Michelin starred restaurant in manchester is always a bonus. the nearby marina has been transformed into an oasis for the weary city dwellers over the last 10 years.

the neighbourhood is still being transformed and the rundown part of manchester city centre slum nearby is still very visible
What is the best feature of your home:
the 2 car parking space while being in city centre and the high ceiling living space
Great location, good design, poor finish
The building itself does feel cheaply made. I like the garden but it could be more ascetically pleasing. The building manager stole our bin which was inconvenient but it was later returned. The bushes planted at the front of the properties is hideous and has thorns, I have no idea why they chose that plant. I like the overall design of the house, it just needs a higher quality finish.

I love the location, close to the shops, cafes and restaurants. Good transport links with nearby metro link stop and walking distance from the city centre.

Everything in the house is electric, no gas appliances.
How has the building management responded to any problems or issues you have raised:
We have had minimal interaction with the building manager
Modern townhouse in the city centre
The property is very light with lots of natural light.
The building is noisy, as can hear footsteps from 2 doors down.
House get too hot in summer and too cold in winter.
House is spacious, has parking.
Management get anal about bin collection.
Nice to have a garden in the city centre
