Lots of great things, but some things could be improved.

The development overall is really nice; however there are good and bad aspects.

Good:
-Lovely design code, houses look modern and stylish.
-Gardens are a good size for new build homes.
-Exterior build quality overall is really good.
-Anthracite windows and black roofs are sympathetic to the surroundings and make the house look more premium.
-Block pave drives.
-Most houses have a tree planted in their front garden.
-Nice quality cottage doors throughout homes as standard.
-Excellent option choices for kitchens and bathrooms.
-Excellent quality carpet options.
-Good choice of upgrades available.
-Nice layout of streets, creating private cul-de-sacs.
-Grass verges on main road make the estate feel open and less cramped in comparison to other new build estates.
-Sales team very friendly and approachable.
-Aftercare team we’re excellent in fixing any snags.
-Site manager helpful and friendly.

Bad:
-Standard specification is poor in comparison to other builders (e.g. not including double oven, dishwasher, inter grated fridge freezer and down lights etc).
-Internal storage could be better but dependent on house type.
-Roads are yet to be tarmaced despite our street being finished for a couple of months.
-Quality of roads, despite being unfinished, could be improved by filling potholes and levelling out bumps.
-Road signage could be improved as it makes delivery’s difficult.
-Interior quality could be improved (e.g messy glossing round skirting boards, silicone stuck to some bathroom tiles.
-Upgrades are expensive in comparison to other builders.

Overall, I would recommend this builder and estate. We are pleased with our home and love living here! Thank you Miller.

The good aspects of this development:
-Close to supermarkets, pubs, and other local services.
-Close to the A19 making it easy to commute around the north east.
-Lovely walks around the estate, including an old miners railway and forest towards the back of the estate.
-Accessible bus routes within walking distance.

Bad aspects:
-Parking on the street at times can be like a car park as some houses only have 1 car park space, but have multiple cars in the household.
-Slight traffic noise from the close proximity to the A19, but can only hear this from the garden.

Please share one thing (or more) which you wish you had known before you moved in:

-Always check your contract as the builder is able to change the brick colour, so don’t be fooled when they tell you you’re getting a certain colour.

How has the building management responded to any problems or issues you have raised:

We had a few problems when purchasing our home but the sales team solved these issues- albeit after a little chasing.

Great design of the development really drew us to it, it stood out way above the other developments in the area, Miller has a fantastic reputation. Streets are kept clean regularly with a street sweeper and grass in the streets is cut regularly. Great community spirit and neighbourly feel.

Placed in a growth area of Sunderland where there are a lot of executive home developments, so area is fantastic. Very close to Morrisons and Lidl (less than 3 minute drive), Morrisons has a petrol station too. Been here 12 months now and never experienced any anti-social behaviour or traffic noise. Lots of visitor parking available. Our street has fantastic neighbours, we all go for drinks every now and then and we all know each other, very rare to get these days!

Please share one thing (or more) which you wish you had known before you moved in:

The flower beds that surround the properties have small thorn hedge plants planted. when you move in. We really didn’t like them and have replaced them with different plants. Not a deal breaker but good to know.

How has the building management responded to any problems or issues you have raised:

Any snagging issues have been dealt with promptly and we really can’t fault the site management and customer services that have helped us when needed. They will bend over backwards to help you.

Snags to be expected. The estate is aesthetically pleasing but dissappointed with the house, not sure if we would buy a new build again and that isn’t down to Miller themselves. Service Miller have provided isn’t consistent and equal. They’ll bend over backwards (so it feels) at first to get the sale and get you in but then service goes down after.

Not really that good. Dealt with Site Management at first, they were very good in the first 6 weeks then didnt care after then. Dealt with Customer Care Team, can’t fault the engineers who they send out but the service from the Care Team and Site Management wasn’t good. Promised to fix snags, nearly all done but one. Made a mess agreeing to fix the snag then said they wouldn’t fix it at all so had to come and amend what they made a mess off.

The design of the development is great in terms of looks, as mentioned the narrow streets and lack of extra parking spaces is annoying, with most houses owning 2/3 cars.

As of yet there isn’t any facilities available such as local shops.

The management of the development has been good and bad. Initially if there was an issue it would get resolved, now 6 months in getting a fix takes some effort.

Please tell us what you like and dislike about this area:

There is a couple of supermarkets within walking distance which is handy or can drive in 2 mins. There is a lack of restaurants and bars in the area for the amount of people that live here. Despite future developments there is a large green space which has been upgraded with paths etc. Transport links aren’t amazing but there is some close by bus stops. Parking availability is okay, one of the streets is quite narrow and a lot of people choose to park on the path making it difficult to get by. There is space for visitor parking bays to be added, which would help.

Please share one thing (or more) which you wish you had known before you moved in:

A few of the things mentioned by the sales team aren’t accurate and try and get these in writing. A lot of things were said that turned out not really to be true. E.g we were told we would have fences around our garden when in reality only 2 sides were added.

How has the building management responded to any problems or issues you have raised:

Had a few issues early on that was fixed quickly. Since then it has been a struggle to get issues fixed.

Miller have designed their homes swiftly with a different uniqueness to it the design is amazing. The management of the property is good however it would be ideal having warranty of more than 2 years as the house settles properly after the 2 years.

Location of the estate is convenient, close to a wide range of shops. A nice quiet neighbourhood.

Lovely design in the house. Garden is a good size. All rooms are good size. Water pressure is very good. Houses are well insulated but it can get too warm in the summer months and can be hard to cool the house down. Drive is massive for a double drive, can fit 3 cars side by side.

Aldi and morrisons both in close proximity. Local pub is lovely. Easy access to the A19. Bin collections always on time.

I wish I had known know more about the affordable housing on the estate and I maybe would have chosen I different plot.

Yes had a water leak which was promptly sorted using the 24hr call out service.

Flat roof design over garage faulty several leaks and still not repaired. Customer care been out several times and still not repaired .
Layout good, rest of house,
Kitchen bench could be bigger at breakfast bar..
Kitchen dinner nice family space,
Externally fence around garden poor deism not on house boundary

Building management has been very good anything asked or needed was dealt with appropriately any problems with the house someone’s usually been over within a hour or so but once again roads needs resurfacing ASAP as have had a few punctures due to huge potholes and ditches leading to bramble rise

Plenty of shops around the area and places to eat aswell as have a drink parking is abit of a nightmare at the moment and roads need resurfacing asap

Snag list was huge at first although these were resolved fairly quick.
The potholes on the roads are really harsh on cars / tyres, I appreciate there is on-going construction however there should be temporary fixes to improve on the road condition. S

Parking layouts: some drives do not lead to the Main Street instead, a path running in parallel with the road. This is just unnecessary and it would have been more convenient if the drive lead directly onto Main Street.

Make sure to check the plan for any easements.
Make sure to check for sunrise and sundown directions

Really pleased with our new Miller home

Very happy with it. We love the style of the houses and the sales and site management have been excellent. The home we bought is everything we wanted from a house, and we chose an ideal position on the development with limited traffic. Very few snags with the property and Miller have been excellent at sorting what we have reported.

Everything has been great so far, we’ve been in the property for 6 months now. Bin collections are spot on, little traffic noise and even the noise of the development has reduced since its moved on to the next phase.

I would share (and have shared) the excellent service we received from the Site Manager.

How has the building management responded to any problems or issues you have raised:

Yes. We had limited snags buy all we’re sorted very quickly.
