Meridian Waterside – blunt review.

Second building management company in under 5 years and both as ‘shy’ with communication as each other. Bin stores continually not able to be accessed due to damaged doors or code not working. The parking enforcement company did not even respond to my request to have an abandoned car removed from my parking space so the council had to sort that.
One person on a forum described the development as ‘like a glorified prison block’ and I can understand that. The design is not asthetically pleasing, functional rather than encorporating any ‘beauty’ or niche features into the architecture. Charges for the property are affordable and well priced.
Only 1 annual general mtg in 5 years that I know of doesn’t encourage much of a dialogue between residents and more could be done to bring all those owners and tenants together in a virtual space to discuss issues and feel supported, this does not seem to occur. The internal cleaners and gardeners do a good job and the site is usually clean and presentable. Any of the representatives of the building management team are always polite and upbeat.

The area of Northam has traditionally been quite ‘run down’ although there are very regular bus routes through to the city centre, there is little in the way of ‘a draw’ here, bar the football stadium and the Itchen river. More a place you ‘pass through’ than ‘live IN’.

Please share one thing (or more) which you wish you had known before you moved in:

Crime: wish I known that the cctv would be installed but not actually TURNED ON which allowed my bike to be stolen from the bike store – internal facing door with a code that only residents know, 2 thick locks and still stolen. No video evidence able to presented to the police and I have seen the bike being ridden around St Denys in the years since. Big issue of Empress Road and St Denys nearby with its drug dealers and prostitution problems. No visible PCSO or uniformed presence ever seen in the area – coupled with homeless people sleeping in the electrical cupboards when phase 1&2 of the development started (meaning the main entry doors had to have locks changed) and this is not a place where I would feel comfortable leaving my valuables for long. Girlfriends car broken into in one of the guest spaces outside.

What is the best feature of your home:

The flat is compact, quiet at night and warm. Appliances all work well. Easy to keep clean and great for a single person or a couple to live in and feel relaxed in. Best feature, the bathroom design and suite, really well put together.

A luxury apartment in the City of Southampton.

Phase three is a modern apartment development. 10 stories high with access to a podium terrace garden, due to be built shortly. Many apartments have a view of the river along with the future garden area. There is cycle storage, Sky Q is available and ultra fast WiFi is available. I have the fastest speed at 360 Mbps download, 180 Mbps upload. I recommend choosing the layout of the apartment carefully like I did so you can fit in any large screen tv’s. My apartment is 555 Sq feet and so definitely recommend you have (at least) this size for a 1 bedroom as it have a nice open feeling and can fit everything I need as a single person. The apartments are well spaced between each other so don’t have an issue of hearing your neighbours. The only negative is what I’ve heard about the management company. Although I’ve not had any problems myself, there is an ongoing major problem with the current management company on the older phases with incorrect bills from the old company they took over from. Overall to get the quality and luxury feel of this sized/spec apartment in any other uk city would cost considerably more. A wonderful place to live as long as you can fit it out with the high quality items it needs.

Excellent location, in the city of Southampton. Multiple bus routes to the city centre, up to 12 buses an hour on the main bus company with a journey time of just 8 mins. The town of Bitterne a short bus journey away on the other side of the river. West Quay shopping centre is the south coast’s flagship shopping location with lots of big brand stores.

Please share one thing (or more) which you wish you had known before you moved in:

If you don’t have an underground parking space like me, you don’t have a code for the gates to the parking area, which can make some deliveries a bit awkward.

What is the best feature of your home:

The ultra fast WiFi and space for the 75 inch TV and 3 seater corner sofa.

Nice flats, ruined by property managers and antisocial behaviour from community

The development was built in good time and we were kept informed of progress. Excellent sales people with good customer service and the quality of my flat has been good – my parking space is on the opposite side to my flat though and people can never find my post box – both of these things through poor design.
The property management company are awful. The worst customer service I’ve ever encountered, dishonesty, avoidance, completely ripped off – paying almost double the service charge than advertised. We are still waiting for our service charge from October 2020, but they do not respond to our emails.

Please tell us what you like and dislike about this area:

The location is good in terms of proximity to city centre, but we are unfortunately plagued by antisocial behaviour from the surrounding area – they break into our bin stores to complete drug deals and there are often condoms on the floor. They try to break in to anything they can – doors, cars etc and have stolen a number of bikes. We were due to have a shop in the development but unfortunately the developers sold this to another company for more flats. The nearest shops are now a good 20 minute walk away unless you use the Esso garage across the road.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the service charges advertised were completely inaccurate and we would be paying considerably more, for absolutely no service whatsoever

If there is one thing you would change about your flat or property what would it be:

I would change the property management company, they do not do anything for us or respond to us, they have previously refused to help us with our issues withing the neighbourhood.

Mostly good!

Beautiful building and flat with river view. I am so so happy with my new home and still can’t believe how lucky I am to own this apartment! Property management I haven’t had an issue with but I know our neighbouring building have so will have to wait and see. I’m also very concerned with their management fees for our neighbours but haven’t received their bill to us yet concerning this. After care has taken quite a long time to rectify some finishes in the apartment and I’m still waiting on on developer for that which is a shame! I love my flat though!

Good location and beautiful river view. Close distance from shops and has everything you need. There are issues with teenagers and some worrying characters and behaviours around though. Some recently gained access to the site and my balcony!

Please share one thing (or more) which you wish you had known before you moved in:

Nothing that the developer could have done. Perhaps there could have been a better sell on the benefits of the flat. Luckily all I found out after moving in was better than anticipated (ventilation in the apartment for example) but this would have been a great selling point for me when buying!

How has the building management responded to any problems or issues you have raised:

I haven’t raised any issues to the property management company as of yet.

Good property, but very bad management

Overall the building is of good quality, however we got our roof leaking and front and parking gates safety issues.
The quality of the door locks and parking gates is very low, they simply not fit for purpose.
The management of the property is awful. Not responsive, charging high rates and not providing services. The customer service is also bad, they simply ignore our requests

I like that it is close to the river and city center.
I don’t like the criminals and drug addicted people hanging around, as there is also a industrial area near

I wish I knew about their management company and customer service, I might have not bought the property

They were ignoring or not providing quality service, as the issue appeared again and again

Good Design, not satisfied services

The building management is dealing with each issue very slowly. They dont properly respond to your request. Worst case they will just ignore what you complained. The building itself is in a good design. The quality of materials are good but have some issue with mould on the wall.

The location is good, near city centre and near the dock. However, the security service must be improved.

Poor management services and the location is a criminal area.

The development looks good but is incredibly poorly managed by Gateway ltd property managers with poor communication and dealings of issues.
The interior of my flat is perfect and to a high specification which I am very happy with.

How property managers can take your money, put it up whenever they wish without any prior warning but not actually do anything or answer/reply to any emails!

Stylish, friendly, economic development for all to live in and enjoy

The design is modern, and energy efficient, tying in well with the local architecture. The homes are equipped with modern technologies including white appliances, hot water cylinders and underfloor heating to name a few. The property as a whole has secure entry along with cycle stores, and an entrance hall all finished to a modern and high standard.

Likes:
The immediate locality is relatively modern and walking distances are close to the city centre and Solent University. Shops aren’t too far away, an Aldi being a 15min walk and a fuel station just 5min away.
Dislikes:
Some crime in the area makes security a key feature to seek in buying. Local major roads can be contested in peak times, although bus links and cycling is now more encouraged.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing I had know or done was order furniture in advance of moving in, purely down to moving in at the start of the first national lockdown where shops were closed completely and furnishings were sparse.

What is the best feature of your home:

The favourite part of the property is to be able to remotely controls features like the heating so as to be able to turn it on on the cold days when out for a walk so that the floor under your toes when you come back in is inviting and warming.

The house is nice and warm. Maybe the grass area was not nesesery. The yard is to small for grass. We hope to stay here for a long time and rise our kids in here. I see there is 2 new big blocks been build next to us. I hope there will be stores aswell.

It is new, witch is good but some times delivery drivers are geting lost.

I wish i knew that no one knew that the house is new aka open reach internetproviders

We had problems with leaking bathroom fan. After meany calls a person shoued up and just dump the water from the extraction vent pipe. The fan still leaks

The design is great and location of the development gives a nice view of the water. Unfortunately the building management could be much better and feel that some aspects of the initial build were rushed leaving some annoying faults to deal with when I moved in.

There is a bit of crime in the area which can be quite unsettling. The property management could do more to improve the safety in the area. The location is great for access to the town centre.

The crime in the area. This is very prevalent and can be very unsettling.

If there is one thing you would change about your flat or property what would it be:

I find the heating system to be very confusing and often run out of hot water in the evening.
