Stunning location, great apartment, management would be more effective if we could take it in-house (SEE COMMENT ON PARCEL COLLECTION BELOW)

The building is grade 2 listed, a distinctive monumental structure in concrete and steel, but not ugly. The evening light on the copper coloured facade is stunning. The apartments are open plan, high ceilings, fitted appliances, lots of storage space, balcony directly overlooking the lake. My friend the squirrel visits every day, although I think he thinks I’m nuts.
I own a parking spot so I have no problems there. I have one of the allotments, which I love.
Heating bills minimal.;in fact heating has been turned off for a year. flat still habitable!
Urban Splash, the developer, and RMG, the maintenance company are a little better than they were, but that is not saying much
OTHER REVIEWERS HAVE MENTIONED THAT THERE IS A PROBLEM WITH PARCELS LEFT OUTSIDE APARTMENTS GOING MISSING.  THE MANAGEMENT HAS JUST (NOVEMBER 19TH) ANNOUNCED THAT FROM NOW ON PARCELS MAY BE LEFT SECURELY AT THE BUILDING MANAGER’S OFFICE FOR RESIDENTS TO COLLECT.  MANAGEMENT WILL ALSO GATHER ANY PARCELS LEFT OUTSIDE APARTMENTS FOR COLLECTION LATER BY RESIDENTS

Please tell us what you like and dislike about this area:

About 20 minutes out of town by bike, but plenty of buses, and easy access to the ring road and out of town to the motorways.
Right next door to a retail park, includes M&S Food Hall, pus a Boots and a B&Q. An Aldi has just opened across the road from the park. Nearest cash point and Post Office are a Farmer’s Walk away though.
Quite near Hartcliffe, which hasn’t got the best of reputations

All in all though, very convenient location in ten acres of serene, private green space.

Please share one thing (or more) which you wish you had known before you moved in:

The service charge has come down significantly over the last couple of years and residents need to keep the pressure on RMG to continue that process.

If you don’t already, get to appreciate the wildlife. It’s on your doorstep and a constant source of wonder and delight.

If there is one thing you would change about your flat or property what would it be:

I wouldn’t change anything about the apartment itself, i love it. But the management of the site needs to be improved. The Building Manager tries his best and the security staff are responsive enough but so many issues seem to be kicked in to the long grass. I would like a member of the maintenance company to be on site say two days a week to deal with residents’ problems. And the security office should have a list of telephone numbers to deal immediately with emergencies.

Wouldn’t recommend

Verified Resident

Review Date Nov 2020

The longer you live here the more you realise it is pretty overpriced and the ‘facilities’ aren’t that great. Car park is run by a private company charging £60 a month and gym is never open. The actual layout of the buildings is a nightmare as the two buildings are very close and face each other meaning you are constantly paranoid that your neighbours can see you through the window. Always have issues with the front gate, living in this area it is important that the gates work for security but they rarely do. Nosey neighbours are a massive issue here – there is a Facebook group where everyone just tells each other off and it’s become a place where everyone is in each other’s business and it is hard to do any simple thing without someone else complaining about it. Wouldn’t recommend living here to be honest, overpriced, cheaply built and poorly designed with miserable residents in both buildings.

Please tell us what you like and dislike about this area:

Area is hartcliffe which is notorious in Bristol for being rough – lives up to its name most of the time. Reasonably Good transport to Bristol city centre but not really anywhere else.

Please share one thing (or more) which you wish you had known before you moved in:

Terrible neighbours. Rough area. Everything is always breaking as cheaply built.

If there is one thing you would change about your flat or property what would it be:

The design of the building – when we moved into lakeshore the other building wasn’t built yet – we didn’t realise the lack of privacy the new building opposite would bring to our daily lives.

The initial design of the development is poor as some flats have access to the intercom and others do not, meaning some residents are not able to allow visitors in through the gates (which are always broken anyways) without having to leave their flat. The lifts are always breaking, postage parcels are constantly getting stolen due to the incompetence of the security/building management team, who despite thousands of pounds worth of parcels being stolen this month alone still refuse to accept parcels or come up with a solution to stop thieves from getting into the complex. The gym is a basic gym with simple equipment but for the cost (£35 induction and no monthly fee) you can’t really complain as it offers similar equipment to the gym over the road. The gates are always breaking, you can gain access to the lakeshore building by the second and third floor without a fob (which has been broken for at least a year) so anyone can gain access to any flat they want in either the Lakeshore or Copperbuilding development(both are linked via level 2) . And in an area which has had its issues with antisocial behaviour and thieves etc this is something which should be addressed but still hasn’t been. And the fact I have to pay £60 a month to park my car in a car park that isn’t even secure on top of rent/mortgages (that’s right you don’t get a parking space when you buy!) is just the cherry on top.

Please tell us what you like and dislike about this area:

Location is great as next to local shopping complex and with transport links into the city centre. However it is located in a rougher area so people outside the complex are not as friendly.

Please share one thing (or more) which you wish you had known before you moved in:

The electric meters are located on the second floor and you need to have a member of the building management team allow you access to them, water meters are also required to be accessed by the building management if you do not own your own property and are renting

What is the best feature of your home:

The general lay out of the flat is smart with modern design and lots of smart storage

Tranquil residence

Review Date Dec 2020

I have notice the public areas need a ie walls to be repainted it does look a bit tatty , Rmg and urban splash need to rethink about security it needs someone at the gate as we are getting undesirables coming into the complex especially night and weekends as the main gate is always breaking down and deliveries are being stolen. Outside gardens are well kept up and the wildlife is beautiful I love living here.Well insulated you don’t need heating

Please tell us what you like and dislike about this area:

Very close to the retail park walking distance, downside is public transport reduced 2hrly .

Please share one thing (or more) which you wish you had known before you moved in:

Get to know your neighbour as there will be times when you have a parcel to be delivered and you are not there you can ask them if they will except it also to go onto lakeshore Facebook page tenants this is a great help to get a lot of information regarding lakeshore and apartments

If there is one thing you would change about your flat or property what would it be:

To have a window I could open .List of the paint on walls in the tenants pack

Lakeshore review ADAM

Review Date Nov 2020

The design of the building is captivating and withholds great character. I love that being in the space you feel a sense of lightness. Although the building is robust in structure from the exterior, the interior is filled with light, air and natural greenery although these parts of the building could be looked after better, not to mention there are still some parts of the building that seem to be unfinished still which is a real shame.

Please tell us what you like and dislike about this area:

The location of the build is great, very close to shops and amenities. Also close to public travel stops. The views from the building are also beautiful. However the surrounding areas are underdeveloped and not looked after by the local people. There is a lot of rubbish on the streets and vandalism occurs regularly on site.

Please share one thing (or more) which you wish you had known before you moved in:

Allotments! These are great and so glad they are here.

How has the building management responded to any problems or issues you have raised:

The building management has been adequate but nothing more. Problems take far too long to be resolved, and many of the people on site really don’t seem to care that much about the state of the development.

Love it here but comes with a tad but of stress at times

Review Date Nov 2020

The design is brilliant and unique, I love the surroundings a lot to see and do.
The building it self is okay but it’s been built with a budget in mind and thus issues have come up that so have been sorted immediately and others that have dragged on a little bit, wether it’s due to getting the parts or not being able to get hold of the right people for said issue.

Please tell us what you like and dislike about this area:

The location is fantastic everything is either a small walk away or drive.

Please share one thing (or more) which you wish you had known before you moved in:

I wished I’d have known the front gate was gunna be broken for 3/4 of the times of me living here.

How has the building management responded to any problems or issues you have raised:

I think they have sorted most issues out in a quick manner I think that they should be doing weekly updates about issues and plans going forward.

The perfect location!

Review Date Jun 2021

Lakeshore apartments are made up of an open-plan kitchen and reception room, a large double bedroom, a bathroom and an abundance of storage. Building management and property management cannot be faulted and queries and issues are always dealt with promptly

Please tell us what you like and dislike about this area:

Lakeshore is situated in a fantastic location with an excellent range of local amenities such as Aldi, Boots, Home Sense and much more! Only a short drive away from the city centre!

Please share one thing (or more) which you wish you had known before you moved in:

No windows so can get hot in the summer

If there is one thing you would change about your flat or property what would it be:

No windows in the property so it can get warm in the summer months

Not the best.

The layout and design of the place is very nice and different but as everything is so open plan it can get annoying.
Property management can’t help with anything really they ask you to call the building manager.

Please tell us what you like and dislike about this area:

We have Imperial Park shopping centre a two minute walk away and also a new Aldi has opened. Parsons street station is around 5-7 min drive away and there are regular buses to and from the city.

Please share one thing (or more) which you wish you had known before you moved in:

We had no heating for over a year…

If there is one thing you would change about your flat or property what would it be:

A bigger freezer and more cupboard space in the kitchen. And if we’d have know that there are regular ceiling leaks.

Please tell us what you like and dislike about this area:

I like that there is a lake and a private park all around the building

Please share one thing (or more) which you wish you had known before you moved in:

Before to move in, we came to see the property and we discovered about the private parl

How has the building management responded to any problems or issues you have raised:

In The first day we moved in, we needed to speak with the manager building, he was been very kind.

Modern apartment

Verified Resident
Verified Resident
Review Date Dec 2020

I love the kitchen design! It is the perfect kitchen for people who love cook! I also like the size of the bathroom, which fits my idea of it. The only one thing that probably I do not like is the ceiling, because I do not like having just the concrete. I hope I will enjoy exercising in the gym as well. The lake view from my apartment is so beautiful!

Please tell us what you like and dislike about this area:

The Imperial Retail Park has so many shops that saves me some time to go somewhere else for almost everything I need. It would be better to have another supermarket

Please share one thing (or more) which you wish you had known before you moved in:

I think I would have moved before to have more facilities, such as the gym, the lake view, the park

How has the building management responded to any problems or issues you have raised:

I had some issues when I arrived, but they answered me back to fix everything immediately
