Where to begin here. There is positives and many negatives.
The house overall is good however, there are many neglected areas from snagging by the developer. As an examples:
No garden soil was put down. This has led to debris or brick/glass/building material coming through. Even though it was made clear it has been and all debris removed, you literally just have to look at the buildings that aren’t complete to see the debris that is left and clearly no soil added. They have a giant mound of dirt that has been left to all conditions for over a year to put in gardens. It doesn’t take a genius to figure out rain will wash away most of the soil element of the dirt.
-Fences are of cheap structure and have not even been installed level to the ground.
Due to building works happening further into the estate heavy duty vehicles constantly speeding through estate (including the dump trucks and diggers who race swerving down the road) leaving debris/nails other tyre puncturing materials on the road with absolutely zero clean up. Only until tens of residents complained and got council and local mp involved have they looked at resolving this.
Drains really exposed causing damage to cars even though they were meant to be levelled off last year.
In house:
-Dirty windows installed (between glass)
-Carpet Teeth catching your feet on every step(still is now after 2 years.
-doors dropped
-black markings over all upper ceilings which will be created by wet loft roll.
-carpets are very low grade with very low pile. We already need new carpets.
Positives of this area:
Community is great!
Nice wide doorways and stair case.
Good natural light in the house.
Heating system is efficient.
All issues and more I have address with Taylor wimpey and still (even Pre covid) haven’t been resolved or are trying to worm their way out of fixing. Sorry correction* doing it in the first place. For a first home and brand new I’m very disappointed with the management of Taylor wimpey.

Pros:
-close to city centre
-supermarket next door
-One way access to avoid rat run
Negatives:
-Traffic
-lack of local facilities within walking distance
-road surfaces have exposed drains

Don’t buy here unless you are ruthless with snagging process, and get soil in your garden.

What is the best feature of your home:

Best feature about this home is that there’s a roof over my family’s head.

Completely middle of the road. Not amazing, not terrible.

Visual external – good. We’re in a corner plot on the main road through the estate (Le Marechal Avenue). The lay out of the whole estate is good although you’ll be asked what road names are and you’d need to be Stephen fry to remember them all.
Internal – fit and finish is what you’d expect for a main builder. Not perfect and the kitchen unless you spec one is basic. It works though and I’m sure could be improved with time and money,
Room sizes are good. Sockets are generally in sensible places although one in the kitchen was above the sink which had to be moved, although credit to TW they did it with no fuss.

In fact all round they have been good at fixing snags. No huge debates but can be a bit slow.

The house all come with solar panels but the consumer unit, isolator and control panel are all in the hallway and look awful, no real alternative and moving would be costly.

The garden. Decent size but poor prep for turf. Most of the turf died and after a couple of patches changed it was all dug up and loads of old building materials were found, removed and then returfed. Not great.

So generally a mixed bag. We love our neighbours. We love the house overall and we’ll stay long term but consider it a project to take from basics to luxury.

Good local shops with a Tesco just over the road. Hedge end has a good range of home improvement shops and clothes and food areas. Hamble village is a cute little village and lovely in the summer.

We were told the development was almost finished with only one other area to go. Funnily enough they’re still going now some two years later, I’m pretty sick of the building noise, unfinished roads and mess,

What is the best feature of your home:

Room sizes are spot on. The lounge is massive and works well as a lounge/diner. Nice access to the garden.

This development is great. The design of the accommodation are all different, from different brickwork to modern cladding with modern colours. The grounds are impeccable lovely greenery around the area. The only fault would be that the entrance opposite Lowford hill not being open so if you leave nearer this end of the development its a nightmare to get to however hopefully they will make this entrance accessible once finished. The area feels well looked after and we have a great community here with our own facebook page. Generous parking

Great link to big supermarket. Short walk to bus stop. Really quick drive to the motorway.

The entrance nearer me would be closed off. My parents live opposite but have to drive all the way through the estate and back down when visiting

We have been very happy with the design and finish of our home.
Very few issues which were rectified very quickly.
Had an issues after two year warranty which turned out to be TW fault and after lots of pushing we did get it fixed.
Very disappointed on the landscaping of estate. The trees outside our property and others along our road died and broke during storm in 2018, also one in back garden died. Back garden one was replaced almost immediately however the outside ones we are still waiting !!! Very disappointed as does impact the overall look.
We were also under the impression that a play park would be provided and still this hasn’t happened.
And also the roads and kerbs are bad with lots of big puddles during rain and lots uneven areas.

Like that near to river Hamble / Southampton water Lots of lovely walks.
Like that we don’t have to go far to get to all the shops and amenities that we need (subject to lockdown)
Dislike the traffic on Hamble lane and the dis repair that it is in.

That the spine round through the estate would still not be finished and of a suitable condition three years after moving in.

How has the building management responded to any problems or issues you have raised:

The management company GCA Management have responded to my constant calls for trees to be re planted over the years but TW are incredibly slow at fulfilling.

They take a long time to resolve issues, I’ve had damp which took over a year to resolve and the resolving action still hasn’t really solved the issue. We have multiple cars with punctures of tyres which Taylor Wimpy deny all knowledge of it being due to current construction even though we only have one road in and out and its constantly covered in builders rubbish/rubble.

The area is fine, but it lacks any real facilities other than the large supermarket next door.

The back garden seems to have poor drainage and kills the grass. Seems to be a lot of people who walk through the estate at night looking for open cars to steal from.

What is the best feature of your home:

Solar panels on the roof but thats really about it.

The design is overall ok, however at the time of purchase verbal reassurances were given regarding the land surrounding area. Shortly after moving in they announced further houses to be built , meaning we would be living on a building site for considerably longer than we had signed up to and as a result the main through road in the estate will be a lot busier than we signed up to.

Like:

Great community spirit with great neighbours who look out for each other.

Location is great only moments from the motorway.

Dislikes:
Taylor Wimpey will worm their way out of anything in order to save a few quid, despite the wonderful promises made during the sales experience.

Various problems with our four bedroom home are still outstanding almost three years on. We submitted our snagging list a short time after moving in which identified missing insulation, missing sealant, a front door that was not correctly fitted, poor workmanship on the interior fittings, a dangerous garden, a leaning shed, unfinished landscaping, chipped and broken bricks within the house structure, missing window locks, missing fuse box locks, missing boiler casing,

For the second winter running the flat roof on the bay window has failed and their uncaring attitude has resulted in water pouring in to a bedroom for an extended period of time damaging carpets. Their initial response was to deny all accountability. Unfortunately I had to get the NHBC involved.

Almost three years in , and only a few of the items above have been addressed, the above list is not exhaustive and after many unanswered emails , phone calls and silence we are still unsure when or if there is commitment to complete the works.

Taylor Wimpey are not interested , are not customer focused and are uncaring at best negligent at worst when it comes to finishing our home and communal areas within the estate.

How poor the after sales service would be.

If there is one thing you would change about your flat or property what would it be:

The Disgraceful state of the garden. The garden was laid on building rubble. Despite there being a heatwave when we moved in Taylor Wimpey attempted to claim that the topsoil had washed away. I had to pay £1,500 to have part of the garden paved so it could be used. The rest of the garden remains unusable with a shed that is about to collapse. Their response to my challenge……..silence

Design is modern, spacious.
Lots of storage rooms. Everything is really good quality. Nothing to complain. Kitchen and bathrooms are well organised and well equipped.
Management helpful, every time on top everything.

The development is attractive and the houses are really nice. The building is still underway making it a bit of a building site still, but hopefully that will resolve as they finish. We are aware of some residents getting numerous car tyre punctures from nails from buildings work. So far it is a really lovely place to live.

Very good local amenities- close to big store, motorway and beautiful countryside.

That you cannot board your loft as it would invalidate your warranty.

Yes – we put together a snag list and have someone coming round for the day to work through the list, and have had done other people attend to do bits this guy obviously can’t.

House design is good all houses are slightly different two bathrooms ideal for family’s also rooms are a good size ours is a town house so very spacious, regular grass being cut and tidy up on the estate , nice location and duck ponds on site ..

Nice development local to supermarket and restaurants local to motorway

On the estate nearly all the property have allocated parking spaces or drives or even garage, but we live around the green and its socal parking would like a space which is numbered for each property but that’s all.

If there is one thing you would change about your flat or property what would it be:

We would like slightly bigger lounge dinner so we’re thinking of single story extension just for dinning table .

If houses are in warranty the property management service is good, however anything outside the bare minimum ignored. General upkeep of the area seems to be disappointing with a few residents experiencing tyre punctures. Landscaping of the estate is nice and overall house designs are nice.

Amenities are good, car transport links are good. Public transport links aren’t so great.

Get a professional snagged in to make sure everything is working properly before completing/moving in

Location of parking spaces as they are at the back of our garden and not able to be seen easily from the house.
