Islington Square, by Galliard Homes, is on Almeida Street, just behind Islington’s popular Upper Street. It’s a large, mixed-use development that comprises of residential units, shops, offices and leisure space. Upon completion, the development will house studio flats and apartments that range from one to four bedrooms. Nearby transport hubs include Essex Street train station and Angel Underground station.

Great location but need to put up with some imperfections

Overall, the building is well designed and we particularly appreciate the outdoor terrace facing the inner courtyard and the good sound insulation between flats. However, the interior walls are not soundproof at all and the courtyard is somewhat echo-y. A big negative for us is the indoor bicycle and bin storage. The bin area is rather smelly and taking out or bringing in bicycles requires a lot of gymnastics – holding multiple doors open and lifting the bike upright in the lift; obviously, the bicycle storage was a space filler and an afterthought. The monthly service charge is really high but the property management has not been very efficient. For example, it took us 3 emails and 4 visits to the security gate to get access to the bicycle storage. On another occasion, they introduced a code to operate the lift but notified us a whole week after. On the plus side, we had a ceiling leak in our flat and they responded within 24 hours and fixed it within a week. So overall, not smooth but manageable.

The location is brilliant, with many restaurants, cafes, shops, etc. It is within short biking distance from the City, Holborn, Westminster, etc. and within walking distance from St Pancras. We are facing the inner courtyard so we hear absolutely no traffic noise or rowdy passers-by. The negative is that the address is hard to find. There is no street plate for #3 or #5, nor are they noted visibly on the maps. We missed a few deliveries because of this and I often encounter confused residents’ guests not knowing where to go.

We were quite excited about the inner courtyard but did not realize that the absence of traffic noise comes at the price of sights and sounds from neighbors.

What is the best feature of your home:

The best features are the location, the amenities, and the lack of traffic and street noise. The building is new and modern and although it was not cheap, we still believe the flat was a good purchase value.

Bin area is terrible. Everything is packed in a small confined space and smells revolting. You have to walk down a corridor and as soon as the lifts doors open you get a big woof of smell. Not pleasant at all.
The garden is a beautiful space but it is useless. We are not able to enjoy it with our family and friends. The children are very restricted in what that can do .
We should be able to enjoy the space and have a bbq
The front gate has been broken for over a month. I have asked the security on site when it will be fixed and everyone seems to give different excuses

Mostly it’s been well built. Couple things could have been a bit better like some of the kitchen appliances. Instead of having electric, induction could have been obvious choice. I think wood floors are great but maybe oil is not applied enough, just need to be extra careful. And the ventilation is not the best especially now more noticeable that it’s warm.

Otherwise everything else pretty much great. Concierge is really useful. In terms property management repairs a bit slow but there was also covid so its hard to judge.

I have been living in the area for a long time, and love the are. Awesome shops and restaurants and many public transport options including busses that goes multiple location. I wanted live in the area longer and this purchase was a great choice overall.

Sadly parking is not allowed for my purchase but otherwise no issues around traffic noise, anti social behaviour or bins

Choice of internet providers are limited and with limitation to parking I only had been aware during contract stage. I cannot even apply for residential parking from council.

What is the best feature of your home:

Location is the best thing for me as I mentioned above I love the area.

Old Sorting Office conversion flats have very high ceilings and large windows with lots of light. Finishings are generally of high quality and resident gardens are a lovely additional feature. Some aspects of the build could have been better – ie. thicker interior walls, more thoughtful lighting — but overall, pleased. Concierge and management company are brilliant – responsive, friendly and generally quite competent. Mixed-use design is great. Stores that are here are brilliant. Very much hoping COVID conditions improve and more of the planned shops can continue to open.

Fantastic amenities and events at your doorstep- Third Space gym, Odeon Lux Cinema, Almeida Theatre, Meghan’s, Upper St independents. Lovely pop-ups and one-off events also organized. Great location with an easy walk to Highbury & Islington or Angel stations.

Please share one thing (or more) which you wish you had known before you moved in:

Concierge is brilliant and is really a plus of living here – more so than expected.

If there is one thing you would change about your flat or property what would it be:

Better quality interior and party walls. Flat is quite quiet externally, but credit this to the original building and structure. Interior walls are of poor quality and party walls could be thicker. Lighting planning also doesn’t feel very thought through.

Overall, we enjoy living here. The location is great in terms of restaurants, things to do and ability to get to other areas of London rather easily. The staff at the building are incredibly professional. The prices are high, but overall we are happy with our stay.

Very limited storage space available within our flat.

Better air circulation. It gets quite stuffy as windows are only one side of the flat.

The development is lovely even though you’re in the heart of the city your still closed off and have some sort of privacy. There is a security team which make the area feel super safe and Islington square is very well kept and managed to a high standard.

The great thing about living here is that you are close to a lot of shops and a lot of transport links. You’re able to get to pretty much anywhere in London as you’re in the heart of the city. You have a range of shops that are expensive and cheap so you have a lot to choose from, the gym that is in the square is very expensive but you do have other alternatives that are abit cheaper around the area. The only bad thing I would say is that we don’t have a designated parking area which makes is a slight inconvenience for guests and people with cars

Great location, secure apartment, challenging property management

The internal design of our Shared Ownership apartment is clean and minimal, a perfect blank canvas.
Externally the building is an interesting shade of purple.
The property management hasn’t been great – it’s hard to get in touch with them and when you do the response is lacking. We had to chase more than I’d expect for simple issues.

Amazing selection of restaurants and specialty shops. It’s amazing that there’s no noise from Upper Street.

Please share one thing (or more) which you wish you had known before you moved in:

It would’ve been nice to know who has access to the communal garden. With 4 buildings having access it can get noisy with so many families and children running wild.

What is the best feature of your home:

The location is absolutely amazing, lots of beautiful walks.

It is a very lovely area and I recommend it to anyone who is looking to move house

There are parks around and spaces for activities and there a variety of sports clubs and gyms to join for different age groups for football clubs tennis badminton and cricket there are a variety of food options from restaurants to pizzeria and even fast food places like mcdonalds and kfc overall it is a top place to be

I really like the building overall as its well kept at most time which is pleasant to know it’s clean and smells great.The building management is also great as everything works such as doors and the stairs which are also very very very beautiful stairs

A great area to live in london

the building are very modern and nice so you dont feel like you are behind the time also the facilities are great if you want to make your like greater because you have the equipment to do so, so basically the property management is also very good overall great.

there are a good variety of shops and transports links if you want to visit family or friends not only this but there are schools which are also nearby and this is perfect for me because i dont have to worry that my kids will get lost overall a good and quiet place to live.

i wish i had known that the area is a quiet area because of me i think the area has gotten a bit louder.

What is the best feature of your home:

the quick access to the shops outside if i ever need anything from the shops so its not hard to get.
