Design is not the best as we ordered standard wardrobes for bedrooms and they wouldn’t go up the stairs due to the low ceiling justcas the stairs start. It came with a furniture pack and we had to choose designs and colours before roof was complete. I thought this was odd but now I know it was because of the access from the stairs.
The snagging list was quite long as there were still outstanding jobs to be completed, we had a leak under the sink which took six attempts to repair before it was finally done. Site manager wasn’t the easiest to approach as he thought some of the jobs weren’t worth the effort. Assistant manager was really nice and I approached him more often than not. Not a lot of storage space either. Estate itself is nice but roads are horrendous until plots are cometed. Smoke alarms had to be replaced as they were going off for no reason, heating system was buzzing until valves replaced, then heating was on even when it was switched off. Cooker wasn’t set correctly and this was due to it leaning against a pipe at the rear.

It’s not a bad area, a decent.olished council plot with new houses. Still surrounded by social housing with one or two undesirable tennants

The community watch programme didn’t last long, we were able to alert neighbours of any suspicious activity but it was scrapped not long after we moved in. There are no emergency contact numbers for the weekend in case of emergencies.

How has the building management responded to any problems or issues you have raised:

Slowly very slowly, I felt once we were in all the attention turned to the houses still being built and snags were not a priority.

Gleeson are absolutely shocking… don’t buy a house from them.

There was no show home of the house I bought so didn’t get to actually see the house layout until it was built. The management and the head office are a waste of time, after 9 months you give them a snag list which they came and looked at and told me they would come and fix the 17 problems… 3 years later and not one has been sorted. I have contacted head office many of times but they ignore my emails, I am busy taking it through the NHBC with hope my problems will get sorted. The aftercare is absolutely shocking! As soon as they get your money they want nothing else to do with you, the way they have designed the street I live is shocking! “Private drive” with no visitors parking outside, there is parking at the end of the street but full of works vans even though I got told no works vans are allowed at this development. The streets are like wacky races… honestly I would just avoid Gleeson all together!

It is quite a good location for people commenting to work and is close to shops if needed. Parking isn’t good, when I bought the house the plans looked a lot better than is actually is.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the aftercare was shocking, wish I knew how big the private drive was going to be.

How has the building management responded to any problems or issues you have raised:

Not a single one, they came out to look at them and told me they would be back to fix the issues but I am still waiting 3 year later.

Well worth the money

The whole design of the house and the area as a whole is absolutely brilliant. No complaints. The area has a new lease of life with lovely people . The houses are all built with a very modern look about then and very spacious which is great. We have great quality of roads, bin services are brilliant and we have a nice local window cleaner too.

We have been in our home exactly a year today and we love our home. The house is great, designed well and value for money. The location is ideal, no antisocial behaviour considering the area has an old stigma for been old Ford Estate. Our neighbours are all lovely and respectful of one another. Our only complaint would be that even though insulation wise in the winter very cosy home and in the summer very hot, the noise from outside is somewhat irritating. The walls are clearly well insulated but thin.

Please share one thing (or more) which you wish you had known before you moved in:

The houses are fantastically insulated but the walls are thin! Noise from outside like cars or people walking past talking, you can hear it. I guess you get used to it but it is my only complaint I would have.

We haven’t had any issues so we have not ever reported anything

An ideal family home for my family.

The design of the house is ideal for our lifestyle with its Kitchen Diner which has french doors leading to the garden so we can eat outdoors during the fine weather.
The ground floor toilet is a good size and ideally located off the hallway.
The location of the utility metres being outside the property saves space inside the house.

Please tell us what you like and dislike about this area:

Highfield Park has kept the original streets of the old housing estate that was here before. We have been lucky to have bought a house on a large plot so we have a large garden for a new built house.
The house itself is quite spacious, it’s warm and has a good quality kitchen and bathroom.
The downside is the walls are extremely thin which means we can hear noise from our sons in their bedrooms even though they are not being particularly noisy. Also having to use special wall plugs when hanging anything as ordinary plugs will not do.
The street is great with a mixture of young families and older residents. There is a lot of green space around the area and some local shops and takeaways nearby. We don’t have a local pub within walking distance but I guess you cannot have everything. There are some supermarkets a short drive away.
We have no parking issues or anti-social behaviour problems. Bin collection is regular. We also have 20mph speed limit which is safer for children who play outside.

Please share one thing (or more) which you wish you had known before you moved in:

We feel very safe and secure in our home. The neighbourhood is friendly.
These are things you hope for but until you move in you just don’t know how it’s going to be.

How has the building management responded to any problems or issues you have raised:

Not had to raise any problems with management but they have been helpful with questions regarding location of drains and possibility of extension building.

Beautiful homes

Well presented properties on this estate. Affordable new builds with wonderful size gardens. Particularly love our south facing garden, beautiful sun all day. Park to the rear of the house can attract nuance behaviour, but local authorities are responsive to calls from this estate.

The estate is pleasing to look at and all of our neighbours are wonderful. There is plenty open space surrounding the estate and the same can be said local shops. The estate is close to bus routes, schools and the doctors, all within walking distance. The parking on the estate is not very well thought out and driveways and garages are quite small for modern families.

There is nothing extra i wish I knew before moving in

How has the building management responded to any problems or issues you have raised:

Overall the quality of the house is as to be expected with the lower price compared to other developments. The house is not perfect but there are no issues that I have had to raise with management.

Living room not greatly designed. Limited space for sofa/chairs
All 3 toilets developed leaks within 6months
Stair build poor quality as loose and creaking
Nice options for kitchen and bathroom tiles
Poor design of the doors. 3 doors in close proximity open onto each other and can get stuck

Great park for walking dogs
A lot of illegal motorbikes on park

A new build house is not as good as an older house. Not spacious and have little to no storage

They completed a few of the snags prior to moving in but they were poorly repaired

General house design is well thought out. In a small property the space is well utilised. Rooms are large and gardens are big in relation to the property.
The layout of the development is quite standard, following the previous development that it was built on. Roads are wide and houses seem well spaced.

Please tell us what you like and dislike about this area:

Good location, close to local transport links, eg metro and bus. Within walking distance to cycle paths and walking paths.
Local shops with walking distance.
Street is limited in parking but very quiet with no anti social behaviour and very little traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

It is easier to raise any issues on site, with the site manager, than get a response from Gleeson after care team.
Also get everything the sales team tell you in writing.

How has the building management responded to any problems or issues you have raised:

Management are very slow to respond to any issues. Problems had to be raised multiple times before management responded.

No sense of design, obscure shaped houses. Issues with drainage amongst neighbours, electricity issues that gleeson didn’t want to deal with. Had we of been able to view a show home of the house I bought we wouldn’t have bought it but instead felt pressurised into buying as it was the last one on that development.

The housing development has good transport links. But other than that, there isn’t many positive about the development hence why we are selling the house after 2 years. Lots of traffic noise (motorbikes, quad bikes, busses driving over speed bumps at high speed)

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t get to view my property so I would highly recommend seeing your own property (not similar) before hand. Also, ask for a discount for not painting and decorating because you can always do a better job yourself!

How has the building management responded to any problems or issues you have raised:

When reported they do come out but quite often it’s an arse on, they ring to arrange awkward times when me and my partner both work full time to afford this piece of poop house!

The design is a decent layout. The building itself is ok, snags seem to appear more after your handover but we’ve had nothing major go wrong in our house and it’s mainly just cosmetic. We would love to have a wall around the front of our property mainly for children not to run out into the road but have been told that this isn’t possible.

Plenty of shops and transport links in this location. Very quiet place to live.

Bad points are visitor car parks are used by homeowner and not actual visitors even thought they have driveways

Road sweeper would be nice to be sent around the streets every so often.

We wish we knew we could of got carpets fitted before moving in as we weren’t told that our own contractors could access the building site

At first was very good but after this a lot of problems weren’t met

My Gleeson home and experience

I own a two bedroom Kerry and find the size fine for two adults, kitchen could be bigger but plenty of room to extend. Layout of the property is convenient with a good sized garden.

This development has been through a few site managers, some better than others. Management or a site worker will always come to check any issues you raise but not necessarily do anything anything about it.

When the site office/storage was opposite our properties we did have some issues with how things were stored when it was windy and things would often blow around the site making it untidy. We also had problems with all of the mud and dirt from the machinery but the site started to send street cleaners round almost daily rather than weekly which was good

Please tell us what you like and dislike about this area:

Plenty of local shops in both walking distance and a short car/bus ride. Two primary schools within 5/10 minutes walk, bus stops located outside the estate. Large play field 1 minute walk away.

My Street is quite, however there is an overload of cars even though most property’s have double drives most people do not use them as intended due to them being a strip rather than side by side. It’s easier to park one car on the drive and another on the street for access.

The shared double drives are not quite wide enough for 4 cars with room to get in and out or to pull bins through.

Limited traffic noise due to being in the middle of the estate. We do get people passing through to get to the field or schools but this isn’t a problem.

Please share one thing (or more) which you wish you had known before you moved in:

The main thing for me is understanding the process of buying a home, having advice for first time buyers. Help to buy I believe to be bushed over and pushed onto you to buy a home which is more expensive than you can typically afford in the hopes of you earning more money by the time the 5 year is up. We stuck to our budget (without the help to buy help) but still used help to buy so we had a bit extra funding to buy furniture etc

How has the building management responded to any problems or issues you have raised:

They always come to check on the issue and discuss it with you. However I found that they would always find an excuse not to rectify or offer an alternative resolution. The rare occasion we managed to get things rectified it was always worse than it originally started. In the end we corrected everything ourselves from our own pockets as it was too stressful without a customer service channel. This isn’t what you expect when you buy a brand new home
