The great thing about Green Park Village is that it is 10 minutes from the centre of Reading but it feels a lot further away because of the setting in Green Park and the lack of residential development around. It is very much in development and once the station is done and a coffee shop / cafe is on site it will be worth 5 stars. As it is, the buses are great and the commute to Reading Station dead easy. This will only get better as and when the station is open. There are plenty of retail parks and supermarkets within easy distance. It is quiet (despite the proximity to the M4) & feels a lot further away from Reading than it actually is. There is plenty of wildlife and the lake is a very special feature. Having lived in Reading all my life, I am very happy here and glad to share it with a great community.

Very much worth joining the WhatsApp or Facebook groups as there is a very supportive community there.

How has the building management responded to any problems or issues you have raised:

Aftercare was good but I wasn’t told that they would only fix settling issues once which was frustrating.

Green Park – an excellent place to live and grow a family.

The houses and development are designed uniquely and stand out in Reading. The range of housing is good and while the heights of the houses can sometimes make the streets and gardens shadowed, there are plenty of green spaces in the sun in the park across the road. Internally the homes are to a very high spec and delivered with good quality largely, albeit there have been a lot of fixes put in as different issues have been identified. Overall the developer, Berkeley, and their team, has been excellent in resolving these issues. Access to local facilities is good and the ability to leverage these easily makes this an excellent development. The building management company are great at communication however they remain expensive and are not very forward looking in terms of reducing the cost and carbon footprint of the development. I look forward to their responsibilities being diminished as the council take over.

Please tell us what you like and dislike about this area:

The location is excellent, in 10mins we can access Reading centre, local businesses and green spaces. The park itself is great for a short walk or run and if you want to go further afield we have access to the canals and by ways of Reading that lead to great pubs and restaurants. If you don’t feel like walking or driving, the buses are regular and right on our doorstep. In terms of local amenities, we have a school, child care, dentist, a tennis court, gym and chiropractor within 15mins walk and of course Reading Gate for many other requirements. There is high potential we will see local food shops and cafes appear when the new train station arrives and I think the community is looking forward to that most as this has been lacking. Access in and out of Reading is very good for a town with high congestion, timed right you can be on the Motorway in 10mins.

The poor quality of the wood flooring in the kitchen. Easily marked and warped by water.

What is the best feature of your home:

The houses look well from the outside with a great view of Green Park.

The design of these building is astounding, each one unique and very realistic to the New England vibe. Despite its beauty however there are numerous issues with the structure and building of them. For example, the sealant on the windows must have been cheap as many have rotted away and decayed, the gardens for the prices of the houses and the size are ridiculously small. Plus the water has leaked.

We were promised a gym and a local corner shop which we were never given

I wished I had know there wouldn’t be a corner shop as that would have greatly impacted my decision of moving to the area

Not well in the slightest. Always avoiding calls or saying they will call back. Bare minimum effort put in.

The properties are unique in character and design. The grounds are well kept and the community is very welcoming.

After the first year it can be difficult to get snagging work done. The onus is on the owner to keep on top of snagging issues which can be difficult as moving house is hectic enough.

With just a 10 minute bus into reading, dining out, shopping and communicating to London is easy. Reading to London Paddington fast train only takes 25 minutes. With onsite lake and nature paths you can easily forget your proximity to London. It’s about 15-20 minute walk to the local Nuffield gym. The development would benefit from a pub/restaurant in walking distance.

The size of the houses is great, and it feels very private even though the houses are pretty close together (some even terraced.

Its beautiful to look at, and doesn’t feel like a new normal new build estate outside of London.

Facebook group is great, and the community around Green Park village is amazing..

I love the bus service, and how close it is to get to the station. New Green park village station is due to open very soon too! Which will help with the London commute.

Bins can sometimes be an issue, as they only pick up the bins in Reading every 2 weeks (Once a week is normal bin, and the other week is recycling).

The delay in the train station!

How has the building management responded to any problems or issues you have raised:

Yes, always!! They have always responded very quickly, and are always able to be accessed via whats app or the Facebook page.

Beautifully developed area, home designs are spacious and modern. Local facilities like cafes and playground etc are still in the process of building.
Local security petrolloing gives a sense of security.

Lakeside homes are particularly offer a spectacular view.

I like the design of houses which are very well designed, clean and fresh. It is very different athmosphere in here than other places. House tech is easy to use and good quality. Only problem I have is rooms are not sound-proof. In the night I cannot talk easily because someone will hear me. Overall I’m happy to living in here.

I like that Green Park Villages has natural park where I can go cycle and relax. I love the view of lake near my home.

I wish rooms were soundproof because I cannot talk during nights.

They acted quickly to solve the problems. They were nice and helpful.

Love the different American design exterior .
Building management and area management very poor as tried to contact and given up .
Poor parking management

Great development out of the way from other residential properties and has great walks and areas of nature

Parking spaces are limited if you have more than one car its impossible to get a allocated bay

Overall the houses are lovely. There have been some issues with internal sound proofing–sound proofing between the floors in a house. Not everyone has experienced this. The management are very strict about the external appearance of the properties, and want them to remain unchanged, this can also apply to front gardens.

Green Park Station opening soon which connects to main Reading Station which will be great. Area is lovely and green and you can feed the ducks on your doorstep. No restaurants yet or a convenience shop but hopefully soon. For now you have to drive to get essentials like milk. There is a nursery and primary school on site which has just opened and great for young families

Please share one thing (or more) which you wish you had known before you moved in:

Better conversation with the management team about what we can and can not do regarding the exterior of the house.

If there is one thing you would change about your flat or property what would it be:

Soundproofing between the floors. My bedroom is on the second floor, directly above which is another bedroom. I can hear everything in the overhead bedroom which often at times disrupts my sleep.
