The design of the buildings are unique and picturesque, however the execution of the building is subpar. There are a lot of building issues such as an uneven living room ceiling, grass is very weedy and not thick, one of the toilets in the en-suite was leaking and got this replaced twice before it was resolved. This also subsequently caused a stain in the kitchen located underneath. The drive quickly had moss growing and many other issues that were noted when first moved in. There is an office located on site and although they were helpful at the first 2 weeks, you then had to call their helpline which was not so helpful or responsive

There are a variety of local stores that are available within a 10 minute walk, lots of different food options to choose from and a small green space. There are also three pubs, although only one of them seems to be very popular amongst the locals. There are some good connection links on public transport to the city centre and nearby neighbourhoods, but the closest bus stop that goes outwards to the city centre is around a 8 minute walk which is quite far. There is one bus stop located outside of the estate, approx 1 min walk from my house but only very few buses stop here. Visitor parking is limited but there is minimal traffic noise from cars but frequent areoplane noises. Bin collections are fortnightly and neighbours are friendly.

check check check! dont just look at it on face value, but look closely at dents, scratches, things that are not straight. try the taps, the showers, the toilets when you view so that you dont discover the problems later.

How has the building management responded to any problems or issues you have raised:

Yes, seeing as we had quite a few problems at the beginning, they addressed some of the smaller issues like the dent in the front brick was quickly patched up and the toilet was addressed after some time as it wasnt considered an emergency. They do respond but are quite slow. But after their first few weeks, responses slowed until they said that they were no longer responsible.

Beautiful house types but the development lacks any other kerb appeal.

The houses are all beautiful with interesting design features, different bricks and roof tiles adding to the overall feel of the estate.

However it lacks any facilities, the small park that has been built is very close to a single carriage bypass and has no baby friendly park equipment. An after thought at best.

It has good access to the fields for dog walking but no bins around the estate for dog waste and litter which is starting to impact negatively on the estate.

The estate also lacks any nice planting in features. There are no nice focal points of the estate, ie communal garden areas, larger trees or hedging. The residents have now taken to going out and planting flowers and bulbs themselves.

At present there is no property management as the site is unfinished but hopefully the residents can put across their priorities and the management agent will put these in place.

Please tell us what you like and dislike about this area:

There’s good access to local shops but the area lacks restaurants, cafes and bars in walking distance.

The transport links are average to good, once you have left the village and entered blaydon it is easy to get anywhere on the bus or train.

The road is yet to be adopted and can often be full of site workers vans and cars. Once the site is finished this should obviously improve. Bin collection is fine and no traffic noise as we are at the back of the estate furthest from the main roads.

Nothing really, just make sure you’ve checked and are happy with the property, all snagging is reported and dealt with.

Problems have been dealt with in a timely fashion.

There was snags with our property but all were sorted (although maybe a bit slow for some of them). The house design (Hastings) is good but except the living room whose design makes it very difficult to place furniture (the door into the room is in the middle and on an angle). Love the space inside the house and the gardens are all a good size too.

The location is excellent, close to Newcastle and the metrocentre without being too central. Lovely field next to the development for dog walking and Prudhoe Riverside a few miles away. Kids school at the bottom of the estate. Lovely, quiet estate. Parking is great as everyone has double drives so there’s rarely cars parked out on the roads. Surprisingly very little traffic noise from the bypass where we are.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known that all the fences are joint owned surrounding your property. I also wish I’d ordered bins sooner.

How has the building management responded to any problems or issues you have raised:

Snags were dealt with, some slowly and some quickly.

A lovely estate to live in.

The streets are beautiful and the houses are well spaced out. You also have very good parking per home and several spaces available to visitors. The estate is also peaceful and quiet. I have had a good experience in terms of the build quality and response to snags by Story Homes. I can’t guarantee its the same for everyone but I can tell most are happy.

Please tell us what you like and dislike about this area:

The estate is situated in an ideal location but only if you have a car. Out the road to the left takes you to the centre of Newcastle within 17mins and to the right takes you to the beautiful countryside. Lots of supermarkets nearby with good schools and family activities in the area.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how expensive the council tax is for a modest house like mine.

How has the building management responded to any problems or issues you have raised:

I have had good response to the few snags I experienced in the first 2 years. However some snags on the street landscape are pending.

Very happy with property
Lots of cupboard space
Modern design
Shared ownership scheme enabled me To purchase home
Slow to finish road- took over a year and still not finished, would have liked to have seen this done a bit more promptly living in a cul de sac
Facilities such as white goods included with home are excellent and of great quality
Garden is boggy and have requested repair via riverside as surrounding properties drainage from garden runs into it, this has left the grass patchy and needs re laying

No issues with parking as have a designated space
No anti social behaviour
Bin collections are weekly however often bins are left in different locations
Lovely neighbours

I can’t think of anything, it was all made clear to me.
The area is lovely and I am very happy living here.

Beautiful houses but attention to detail is poor.
Badly fitted carpets and Lino.
Garden gate hasn’t been installed correctly and has dropped already.
Bedrooms are a great size
The downstairs toilet could have been smaller to allow for a bigger kitchen.
Integrated appliances was a big plus.
Overall i love my house just wish more time and care had been taken when installing the flooring and when it was decorated.

Lots of local amenities and outstanding ofsted rated schools.
No parking issues in my street.
The roads in and out of the estate are really narrow at some points only one car can pass.

Look closely for any issues as on the surface my house looked immaculate but since I’ve been living here I’ve noticed more and more faults

Still have some ongoing repair issues which I am waiting to be contacted about.

The houses are designed well with plenty storage space, good size rooms and decent size gardens. It’s unfortunate that no weight can be put in the loft though. Great to have a mini park on site and a field to walk the dogs in. I don’t feel the estate management company are doing a whole lot though.

Right off the bypass so excellent transport links to the metrocentre, town, the A69 and the A1. Parking is excellent as everyone has their own drives.

The field is going to be used for livestock to graze on

Overall the Fairfield Manor Estate is modern Nd welcoming. The community within the site is welcoming and there is ample visitor parking. Their are local facilities like shops and restaurants within a reasonable walking distance. This is a good site for young families.

Communal areas and flowerbeds are well maintained and roads and pavements are currently being installed. The houses are contemporary in design and the estate blend well together. Streets are spacious allowing for on street parking. At present their is a bus stop on one side of the road outside allowing for easier travel.

The Fairfield Maonr Estate has a very welcoming community. Parking is well located and visitor spaces are available. There can sometimes be traffic noise but in general this isn’t an issue. It is a short walk to the nearest shops and pubs.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the issues relating to plumbing on site as these were common with neighbours.

How has the building management responded to any problems or issues you have raised:

It could be very time-consuming and we often dealt with different site management or aftercare people causing a lot of stress.

We appreciate the designs of all the houses on the estate, there are lots of different house types which makes the estate stand out from others. Great location close to shops and countryside walks.
No problems with the house. Good quality and good insulation.

No issues we love our house and the street we live, the original plans had more plants/trees/bushes to hide the bypass but sure these will be added when the landscaping works are complete, the site manager changed a few times so didn’t really know them but other site figures have remained the same (big Stephen) so that’s been helpful

No complaints, once builders have finished will be no issues with parking

I would be more thorough with snagging & look more into possible add ins/ extras, these weren’t really explained during POS
