The Copper Building, by Urban Splash, is a part of the wise Lakeshore development. Situated in south Bristol, residents here benefit from parking, balconies, 10 acres of private gardens and a lake. As well as this, the development has been made with sustainable materials and is stated to be eco-friendly.

The apartments are very stylish and modern however you can tell that they were not finished to the standard that they should be, its as if they have been rushed and no attention to detail has been given.

I am yet to report the issues with our apartment due to the current situation, for example we have plug sockets not properly fitted to the walls, the tiles in the bathroom are grouted in very poorly and the paint job throughout the apartment is extremely poor (you have see streaks when looking at it from a certain angle).

The location of a lot of the plug sockets are also not in ideal locations, for example all the plugs in the kitchen are in one place and therefore its extremely hard to have appliances out, without them being in the way of each other. The aerial sockets in the bedrooms are also not in the correct locations for the way the room is designed.

The community at lakeshore/copper is excellent, they are so friendly and there is always someone able to give advice and help each other out.

The apartments would be excellent if only there was more effort put into the finishing touches of the apartments, with regards to the issues I mentioned above.

Excellent location as it is right next to a retail park which has lots of shops – can basically get anything you need there! Great transport links to the city centre, airport and train stations.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known how difficult it is to sort out the utility bills. Have been in copper for three months now and yet to receive an electricity or water bill.

If there is one thing you would change about your flat or property what would it be:

I would change the design of the apartment, for example the location of plugs and have more storage space as it is extremely limited.

Inside of property is lovely, spacious and well designed with a modern feel. Initial price was reasonable, however urban splash tried to increase the monthly rent price in September. Increased price was around £70 more per month which was unfair on people struggling during a pandemic. Locked into an external compartment to give us water bills, we have been here 13 months and still haven’t received a bill. Urban splash have tried to force people into signing a new year contract instead of allowing people to be on their rolling contract as stated in initial contract. No repairs done by urban splash and we have contacted regularly, we had some safety concerns regarding gates being broken for several months as this is meant to be a private gated community and we get a lot of kids/ randomers walking through gates. Parcels often stolen from peoples doorsteps. Building work is very noisy and often started at 8 am without letting us know they will be doing works (I am a night shift worker) and it’s very difficult to work during the day from home eg. on the phone. Sometimes the noise is louder than the TV. The lake is lovely, lots of green space to walk around. Fantastic views from our apartment. Could be a truly wonderful place, very badly run. Would not recommend urban splash to anyone.

Right by retail park, private lake is lovely to walk around. A bit far from town but rent is reasonable. For sale price is expensive.

How bad the management were. The noise levels that the builders would be.

If there is one thing you would change about your flat or property what would it be:

Boiler/ electrical are very cheap so is very expensive for electricity each month, advertised as an eco flat, not eco at all.

Beautiful design but issues with build and security

I loved Copper as it’s a beautiful design however, my apartment and those built at the same time show very poor workmanship all over from wrongly sized front doors to poorly fitted carpet to simple electric issue (simple errors that has the workman fixing the issues, shaking their heads in disbelief). US customer service has been very poor to fix these snags and don’t like to respond to emails or calls. They often want to cut corners where they can which is so disappointing as I was promised a high spec apartment and this was the reason give when it was delayed by 9 months.
RMG are also poor, things not being fixed and lots of security and fire hazard issues. I still love my apartment but I’m frustrated about the customer service and feel unsafe here and misled.

The development is next to Hartcliffe, quite a tough area with many delinquent teenagers. Love being next to the retail park as really handy. Bus routes pretty good and train station within 30 mins walk.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known about the quality of the workmanship and had some type of agreement and promise from US in advance to reassure me

What is the best feature of your home:

The Cooper Building design is beautiful and I love living so close to nature- the lake is wonderful.

The building looks gorgeous, inside and out, but it’s not without its flaws. The main doors were broken for months, and I had a major leak into my apartment which was the result of builder forgetfulness. The problem was resolved rather quickly, but it’s not fully finished. General property management overall is fine as far as I can tell, I’ve not had any issues with any of it. As for facilities, the on-site gym is lacking, but it’s unstaffed so I understand why.

Plenty of shopping nearby abs a new Aldi makes it even easier. The surrounding areas appear to be a bit rough but I’ve not had any issues. Lots of trash in the river and parks though

The water into the property isn’t filtered so it makes cleaning the bathroom a pain

What is the best feature of your home:

It’s minimalist and looks lovely. The tall ceilings are awesome as I’m a very tall person

I live in penthouse which was planned quite good. Only issue I had with a space for washing machine. Besides that I really like view from balcony and bedroom sizes are good. Kitchen has enough cupboards to store all equipment but I would add more drawers because they are very practical.

I really like the idea of living in quiet and green area and it’s still so close to the city center. With the Imperial park across the street you have almost everything. I would just add a nice restaurant where Pizza Hit used to be and optician.

I would recommend to check size of boiler cupboard to check the space for a washing machine.

What is the best feature of your home:

It’s two level flat which is good when you want to have more space. And view from balcony – amazing

Development is stunning in the summer on the lake, could have used the roof as a communal roof terrace or could have added solar panels. Well maintained and a cool building to look at, managements ok but main gate breaks a lot and so anyone could walk in, especially to the underground car park.

Very close to retail shops plus new food shop recently opened within walking distance. No nearby train links, would need to drive/taxi to nearest train station. Bus links toward the city centre are pretty good, could potentially be more frequent.

Please share one thing (or more) which you wish you had known before you moved in:

The heating cost, all electric in the building (no gas) so high energy bills especially when the radiators are on.

What is the best feature of your home:

The open plan design of the apartment and the large balcony overlooking the lake and hills.

The whole development looks nice, the grounds it is on is very green, with a wooded area and lake, it has a good ecosystem. BBQ area and orchard are great place to relax in the summer. The design of the flats are clean and modern, however it seems installation of the flats were rushed.

I like the design of the porperty, very clean and modern space

A realistic time frame for move in dates, we were played around far too much, being promised move in date after move in date

How has the building management responded to any problems or issues you have raised:

They have, but it is a long process of logging problems before anyone comes to look at it.

It looks lovely but there are downfalls such as poor security (broken gate, poor cctv to catch thieves). It’s a great community spirit though and very neighbourly. People are always happy to help out and we have a Facebook group to speak to other residents about all sorts.

Handy that it’s next to imperial retail park and now aldi. Downside is that it’s a little out of walking distance for a cash point or newsagent. It’s a little out the way from the centre but easy to access by bus. Good location to reach North Somerset.

Takeaway and food deliveries can never find it and NEVER come to
Your door!

If there is one thing you would change about your flat or property what would it be:

As mentioned, the security is poor at times such as constantly broken gate or doors.

The development is lovely, greatly designed and looks brilliant however is poorly managed, very expensive and paying £50 per month for a cap parking space for your home is daylight robbery. Other than that I love my apartment.

It’s a lovely block of apartments however we do have the local youth who cause considerate amounts of trouble in the neighbourhood. Whether that’s trying to get on site or causing trouble outside, it’s unpleasant to say the least.

How expensive the car parking is,

The response time from the landlord to actively get issues fixed.

Gym is Okish when open, would be nice if it was 24 hour due to working constraints. Lake is beautiful by since I have been here there is a burst overflow pipe that spews rubbish into the lake when it rains heavily. Completely understand there are the constraints this year due to COVID but still not acceptable.

Building and apartments are lovely, right next to a retail park lots of shops on your doorstep.

Make sure everything works because they will take months to get anyone out to fix it.

How has the building management responded to any problems or issues you have raised:

Urban Splash have been the most useless residential management company I have ever dealt with! I have had constant issues e.g my upstairs toilet has not worked for 5 months and everyone who has coke to fix it has said it would need to be ripped out and replaced, yet they still send more people to do a quick fix.
