Chips, by Urban Splash, sits in New Islington. The development is a 15 minute walk away from the Piccadilly station and  the Manchester city centre. As well as this residents benefit from living in a stand out vibrant building, overlooking canals on three sides. In addition, most of the apartments have folding internal doors allowing flexible spaces through out.

Beautiful building and great area, Just be prepared for the high monthly fees!

I absolutely love living in my apartment. The location is perfect and the interior is modern and beautiful with tall ceilings and large fully opening windows. The only thing that lets this building down is the extortionate maintenance fees from RMG and ever increasing energy bills in a contract with Switch2 that you can’t change. If I’d been fully aware of all the extra monthly costs involved when buying this apartment I may have thought twice, but I cannot deny how great this area is and how much I actually do love my flat besides the costs involved. Everyone who lives here are always happy to help each other out when it comes to deliveries and general issues through our Facebook group. Chips is also pet friendly so you’ll see plenty of dogs been walked around the area and in the building.

I cannot fault New Islington area in general it’s a great place to live and It’s only a 10 minute walk into town or the Northern Quarter. The area is in constant new development and there are many things to do such a nice bars and shops and lovely walks a proud the marina and down the canal. I would especially recommend taking a nice long walk down the canal towards Ashton.

Please share one thing (or more) which you wish you had known before you moved in:

That the cladding was unsafe and that we would be held responsible for costs of fire wardens. Also that the communal boiler was not up to scratch and that we would also be held responsible for the cost of buying one that should have been installed in the first place. Also how hard it is to deal with RMG and get information and updates from. It really seems that RMG’s main concern is themselves and finding ways to get as much money from residents as possible.

If there is one thing you would change about your flat or property what would it be:

A Property maintenance company that is more trustworthy and the ability to change energy providers

The building has not aged well. There are cracks everywhere. The building could do with more regular cleaning in the floors and main entrance. The design of the building from the outside is great and everyone knows the Chips building, it can be seen as a bit outdated.
The worst thing about living here if the building management and property management. It’s been a nightmare since we moved here from a 50-70% increase in electric bills (and we can’t change providers!!) to stolen parcels and dirty floors. No hot water for days. The heating is a nightmare too. Completely avoid moving here. We are actually moving out ourselves soon as we only rented.

The only plus to living in the building is the local area and it’s not too far from the city centres. It’s up and coming and the local small businesses are great. The tram line is literally steps away. Anti social behaviour can be rife specially during summer months. We had a huge problem with parcels being stolen until the residents took action (not building management).

The poor management.

What is the best feature of your home:

The location – local businesses and the tram are great amenities.

Good location, wanting in other areas

Feels like university hall of residence. Problems take longer to fix than should be expected, one door intercom have worked in the 6 months I’ve been here for example.

Lucky to have a view down the canal to the marina which is an added bonus for those apartments.

Parking is close by at 6 pounds per day, though the metro link is on the doorstep which is handy

That the hot water and heating would be forever on and off.

How has the building management responded to any problems or issues you have raised:

I haven’t raised any complaints as yet, though others in the residents group have.

Chips is an excellent development well located on the edge of the city. Chips is also located within walking distance of Ancoats square which offers a number or bars and restaurants.

Externally, the building is a Manchester landmark with a unique attractive design.

The building is well managed.

Very good location on the edge of the city. Supermarkets, bars, restraunts are all within walking range.

Please share one thing (or more) which you wish you had known before you moved in:

The extents of construction work going up around chips. Though the works are now complete, so the area feels more complete now.

What is the best feature of your home:

The internal layouts are great offering open plan living with lots of incoming light.

The building is very well designed with spacious apartments each overlooking part of the Ashton canal. There is also a communal roof garden that is great to access during warmer days. Building management is good as the building is always kept clean and tidy, however lifts break on a regular basis which is inconvenient for those living on the upper floors.

The property is located in New Islington which next to Ancoats and has access to a wide range of locally owned bars, restaurants and coffee shops. There is a busy and bustling atmosphere during the summer when many residents from the local area have social gatherings in one of the many green areas and public spaces.

Please share one thing (or more) which you wish you had known before you moved in:

Although the neighbourhood is fantastic and is one of the more sought after areas in Manchester, there can often be homeless people on the streets around the area as it is close to the city centre.

The building management needs improving to ensure safety of the residents. The key fobs to our floor are constantly breaking and now the floor can be accessed by anyone. The building would benefit from a concierge.

The area is great, the tram stop is just outside and the city centre a short walk away. There are plenty of bars, restaurants and shops although I feel there’s too many developments crammed in too closely.

Please share one thing (or more) which you wish you had known before you moved in:

Not being able to switch energy provider is annoying as the relates are expensive for a studio

If there is one thing you would change about your flat or property what would it be:

Replacement of the doors on each floor to make them secure

Review about Chips building in the center of New Islington, Manchester.

Building management is poor, to my mind – the doors with authorization keys protection can remain broken for more than two weeks; the letters and the parcels get stolen if left in a hall where the postboxes are so the postmen should wait for someone to let them in a inner pouch to leave the parcels there, or they are just leaving with your parcel back to the post office; the janitors clean the building only when they are in the mood, let’s say..

Big Aldi and some convenience stores are available in less than a mile distance from this building, the town center is in 10 min walking distance, which is just great.
The New Islington tram and bus stops are just next to the building, and there are very beautiful area with ponds, canals and marina just around the building.

Please share one thing (or more) which you wish you had known before you moved in:

I would really wish to have known that the building is unprotected from the thiefs!!

How has the building management responded to any problems or issues you have raised:

When my bike was stolen from inside(!) the building, the Chips management did nothing to help us to solve the problem and didn’t cooperate at all

Building management has been terrible, it’s taken over 4-5 months to get the heating and hot water issue resolved. Having a communal boiler doesn’t work for the property. Love the design of the building, how it has unsafe cladding, which is a concern, and had no update on when it’s going to be updated. There are no facilities other than a roof top space.

Love the location, very central to bar and restaurants. Not enough parking For the building or visitors.

Having to share a communal boiler, lack of parking and issues with cladding

The building design is unique and bold – its a landmark development and that’s what attracted me to it, both internally and externally. Internally, the flat is really light and airy due to very generous floor to ceiling windows which for me is a big draw.

Please tell us what you like and dislike about this area:

Great independent shops / bars / cafes on new islington marina and ancoats. Transport links couldn’t be better – there is a tram directly outside to Piccadilly and the walk to town is 10 mins.

Please share one thing (or more) which you wish you had known before you moved in:

There is a large development being built next door currently, which blocks the view but means the area will be more complete and have more facilities in the long run.

What is the best feature of your home:

The location is the best feature – surrounded by canals and in the trendiest city centre suburb in Manchester.

One of the nicest design buildings in the area, facing the canal in both sides, close to the main streets but nicely hiden from the trafic noises, gp just in the other side of the street and a couple green parks around

Very nice area to liv in, 15 min walk from the centre, 2 min for the nearst tam station and all the local supermarkets in a walking distance to

Very easy connection by tram to major supermarkets and stores like ikea
