The development is surrounded by great amenities, such as new primary schools, community sports facilities and plenty of green spaces. These 2, 3, 4 & 5-bedroom apartments are energy efficient and all fitted with car parking spaces.

A lovely estate but areas for improvement.

The estate style is lovely – there is a nice variety of homes throughout the estate. The estate is large, with footpaths and pavements throughout. Parks are being built.

The estate desperately needs a local shop which has not yet been built.

Property management and building management let the estate down. The builders are very slow at following up snags on completed buildings and tend to move to the next phase of houses too quickly.
The property management company that the estate has been passed to are very poor. They have attempted to raise higher than estimated fees with no adequate support provided. As yet, communication has been poor and queries have not been answered.

Unfortunately the local amenities have not yet caught up with the introduction of the development. The nearest shops are around a 30 minute walk away. The estate needs a local shop which has yet to be built. The estate has a local pub which is excellent and parks are being built.
The estate is a 1 mile walk from the nearest train station and there are local bus services.
Walking to Botley and Hedge end is reasonable however going the other way to Horton Heath still requires a pavement which has not yet been agreed to. It’s a busy road and dangerous to do so.

I would recommend a professional snagging company for anyone moving into a new build home – well worth the money and I wish I had used one.

How has the building management responded to any problems or issues you have raised:

It took a long time to clear our snags but ultimately these were completed.

Large Estate In A Rural Setting

There is a variety of house designs, most of which have good curb appeal. As previous, the houses are well spaced out and many green spaces retained which is unusual for new estates. The location within a rural area but close to ‘civilisation’ is also nice, with some great cycle rides.
My property did not have too many snags although I have heard some nightmare stories. The Linden customer care was very polite but you have to keep chasing to get anything resolved.
The property management company charges are very high with little action seen from them in actually maintaining the green areas.

Considering the size of the estate there are still no park areas for the many children who live here. Still no local shop or cafe type facility despite plans having been in place for a number of years. The community hall and playing fields have been completed 2 years ago and still not opened. There are however some nice walks around the estate with plenty of country side and ponds and a large shopping complex in Hedge End which is a 5 minute drive away.
Hedge End train station with links to London is really easy to get to. Bus services are limited. Walking off the estate towards Horton Heath is dangerous with no footpath having been constructed along a busy fast road.
The estate has generally spaced properties well apart so not as overlooked as many other new estates and pretty good provision for visitor parking bays. Bin collections are always on time. Traffic noise isn’t bad (although I can imagine KIngsman Drive is probably quite hectic). Speeding cars around the estate is a real problem though and dangerous for young families.

You know the estate is large but you don’t realise just how large as you never see an overall estate plan. There are also plans to build other large estates in close proximity. The infrastructure isn’t in place for so many residents and potentially a lot of future competition when selling on, especially with new builds coming on the market for a long while yet.
It’s frustrating how long plans to build the parks and for a local shop are taking.

What is the best feature of your home:

Nice design with plenty of storage areas and large bedrooms for a new build

Huge Annual Maintenance FEE

Property management is EXTREMELY POOR. It is not deserve to receive even one star. The management company selected by the Linden, Gateway, is much like a SCAM company. When I purchased the house, I had been told from the Linden the annual management fee will be £102. But the actual fee charged by the Gateway is over £200 per year. Moreover, the Linden handed over the Estate to the management company even the development of the estate is not completed.

Their response is super slow. It took more than a year to fix the problem on an entrance door

The linden homes are off nice good design with and all slapped up pretty quickly.
We did upgrade most things like carpets and tiles etc. To date everything still works except the things that were replaced in under 12 months like extractor fans and other minor things.

There is no kerb appeal with linden homes, if you want that then use Bloor homes.

Customer service is very very poor, if you have issues with your home they won’t get rectified by customer services. It took 2 years to get our 2 week snagging list sorted and that was after NHBC got involved.

If you want a nice house looking house with Character then Linden is a good option you just better hope nothing goes wrong with anything.
Buying a new home is nice and something I will do again just not from Linden homes.

We moved here 3 years ago, still no shops or any amenities, we are 1-2 miles from shops. Bus link is very poor even though there must be several thousand people living here now as the development was for about 4000 homes. One infant school has been built and a sports hall abs community centre. There will be allotments, they were due for completion 2years ago, still waiting. There is a lack of parking on the site. This is also a private estate although there is no signage to say this, expect to pay over £200 annum fir something the council do in your council tax.

If I new how poor linden homes were before I purchased I would never have bought from them. You live and learn !

What is the best feature of your home:

Overall design is good, and good layout, shame about the site layout with other properties.

I wouldn’t buy from them again. Shame.
A very bad experience. We bought a new build home (Borley Park, Botley) and gave them our key to sort out snagging problems after we moved our belongings into the house. Next day when I was at work and they worked on the house our smart alarm system recorded one of their people as he rummaged in our drawers.
The next day they sacked the man and they said sorry. I had to replace the locks, and put a new security system in place plus disposed of all the effected clothes which cost me thousands. I ask Linden to pay for some of the damage they caused because of their negligence, but I had no luck with them. Nice. I wouldn’t buy from them again. Shame. A very bad experience.

Outbound location. Not much to see. The air clean. No shops, barely any bus. Train is not accessible.

I wouldn’t trust them in the first place.

How has the building management responded to any problems or issues you have raised:

There was nearly 100 snagging issue. It took a whole to get them to do their job. I had to ask NHBC to step in to force them to do it.

We currently don’t have much, however there is still a lot to be done so we are hopeful for the end product!

A window cleaner- we live on kingsman drive and our windows get so dirty- so you definitely need to have your windows cleaned!!

Good house design with curb appeal and a good range of internal design choices. Disappointed that the tarmac on the roads hasn’t been completed (almost 4 years since moving in) and speed bumps need to be put in as a speed limit is not enough, especially with a school down the road.

Property management company are a complete rip off, it’s the fair to pay managements fees with roads incomplete, street lights not work and roads jammed with construction vehicles. Good that we have a school, community centre and recreational facilities.

Parking availability is poor and there is a lack of a local shop on the estate. Also a lot of construction traffic still on site.

Wish you saw whole site map, rather than just the small development map for your particular house builder

Yes, all of our snags were fixed in a relatively acceptable timeframe.

Love the area. Not a fan of housing association causing issues. Majority are fine but I think checks should happen. Also think double parking should be a thing and not long driveways as this causes on the road parking issues

The property we have is lovely but customer service by Linden (now Vistry) was abysmal. The estate maintenance company is a total rip off giving shoddy standards and charging spuriously for things they can’t justify.

After 3 yrs we still don’t have shops, health facilities, transport links & places @ local schools.

How long we’d have to wait for schools and basic amenities.

The estate grounds maintenance is, at best, shoddy and overpriced.
