Design of the ArtHouse is fantastic, lovely lobby and common spaces and the flats are well designed with quality kitchens and bathrooms. Concierge team is spectacular, super attentive, they keep a great eye on the building and the residents and always have a smile for us. I can’t say enough good things about the team. The property managers can be a bit hard to reach when paperwork is needed, but will come through in the end.

The KX development is an amazing place to live, great restaurants, cafes, shops and services available, and a really friendly ambiance with the other residents! Probably the most connected area in the UK for transport, which means people will always come to you to meet up 🙂

Nothing to say, I moved into ArtHouse before all of the development was up and running.
What is the best feature of your home:
The kitchen/living space with amazing light from the windows.
Great property for young professionals and young family.
Concierge team is friendly and helpful; Building’s exterior and interior both look reasonably nice and modern; Presentable seating area on the ground floor but not much facility other than that although probably not necessary as there are multiple gyms and cinemas within 5min walk.

Great range of shops and restaurants all within 5min walk, from high end to high street and chain stores to independent stores. Convenient transport links with multiple tube lines, buses, large train station and even Eurostar.

The service charge is quite high given there are not much facilities provided within the property.
How has the building management responded to any problems or issues you have raised:
Concierge team is responsive and helpful but the management team that is not on site are slow on responses and do not find as helpful when there are issues.
Amazing location, modern styling
ArtHouse is a modern design both inside and out. It has an urban feel to it, neutral palette of external colours, mostly grey, which helps to keep it not looking too dated in years to come.
Inside, the apartments are a high quality build – fixtures and fittings like oak floors and really solid kitchen units. And many come with in-built air conditioning (useful as the apartments can get warm in summer and are very well insulated!
Car parking is available under the building, but it is quite expensive if you take it up.
Arthouse doesn’t have an onsite gym, which some developments offer. Personally, I’m more interested in the 24-hr on-site concierge, as I value security highly.
The building has had some design issues since it opened in 2014, although these have almost all been resolved now, mostly at the expense of the developer, so no real on-cost to the owners or tenants.

ArtHouse is in the heart of the Granary Square development – plenty of restaurants and bars, and quite a good range, from high end places for foodies in next door Coal Drops Yard, through to street food market by the Art School area. Waitrose is the on-site supermarket, which stays open late til 10pm – very handy if not the cheapest. Most of the year, it’s reasonably quiet off-peak, but gets busy in summer on the lawns.
It never fails to amaze me now the lawns are completely cleared of any litter each morning, leaving it pristine – the management of the area is really impressive.
Having lived here for eight years now, I’ve really seen the growth of new shops, in fashion, interior design, tech (Samsung’s London flagship is in Coal Drops Yard) – this reflects the artistic feel to the neighbourhood (the art school is a few yards away of course). It has a cinema, a leisure centre very nearby, and of course the combination of Kings Cross, St. Pancras, Eurostar and the tube make for an amazing set of public transport options.

For a new build in 2014, I expected the heating to state-of-the-art. It is underfloor and very effective, but I had expected the heating controls to be easier to understand!
The biggest positive surprise is how well managed the overall Kings Cross estate is – security staff are all around, friendly and visible. The neighbourhood has become very popular, and yet they keep it safe and clean – a great thing to see!
How has the building management responded to any problems or issues you have raised:
The building management works through a management company, which has three residents as Directors on its board. This ensures that there is representation and that structure has worked well to keep a focus on everyday issues like lift repairs, waste management, redecorations and so on.

Building insulation is great during winter, but can get warm/stuffy during summer. Which bedrooms are colder/warmer throughout the seasons.

Building management are overall ok, but response times could be faster.

Swiftly and completely. They are always friendly and on the ball
Excellent location, facilities and staff, management could be more organised
Building is well managed and facilities are good, concierge staff are EXCELLENT to a tee. Building management could do some work as problems with aircon etc persisted for over a year before being fixed.

Love how central it is and how much there is going on around, while coal drops yard is nearby and stunning, shops remain very expensive. Kings cross is lively and buzzing

Clean the air filters more often than you think you need, take good care of the wooden floors…
How has the building management responded to any problems or issues you have raised:
Slowly mostly, for example building wide problems such as a lack of functioning aircon persisted for a long time

Lacking a gym to exercise.
Building management team is great and super helpful.
Property management could be better, it was years before the electromechanical shades were fixed.
Design is great, although access to the garage by stairs is not available in all the cores.

Convenience at our front door
We love that Arthouse is a new and modern building. Loveliest Concierge team that are always willing to help. Great insulation for heat and sound. 24/7 hot water without the heating bill. Underfloor heating and air-conditioning make for comfortable living all year round. Homes equipped with high-quality appliances. Mini parks, Granary Square fountain, and playground areas are perfect for picnics or days-out. A host of events that ensures there’s never a dull moment at King’s Cross (outdoor cinema at canal steps, Frame studio, etc.).

Likes: location, convenience, variety of shops/restaurants/facilities within 10 min walking distance (Kerb, Canopy Market, Waitrose, Coal Drops Yard, etc.), being close to the local, national, and international train stations make it easy to travel for work or leisure, clean and relatively green area, etc.
Dislikes: unusually high management fees, lack of in-building gym and other facilities (considering the management fees), outside-design of building could look better, grey-green colour scheme.

Too many to choose from! Because the best feature of our home is how the combined effects of convenience, location, and high-quality assets make for a comfortable and happy living.
Have loved living year for over a year
From the beginning I’ve enjoyed the building we live in. For one, our doormen are super friendly and caring–we have not had one issue with them. Building is always clean. And what we pay for the value is much better than other areas in London.

I’ve been a resident of Arthouse for a year now and I love living here. King’s Cross station is only a 5 minute walk away, we’re right next door to Waitrose, and a two-minute walk to Coal Drops Yard that has many shops and restaurants. It’s so easy to get around London from King’s Cross and it’s incredibly convenient to live so close to everything we need–this was a huge plus during lockdown!

Honestly, we haven’t had any issues.
What is the best feature of your home:
We love our floor to ceiling windows that let so much beautiful light in.
Arthouse is in a great location but for the price you have to pay on ground rent and other fees it’s simply not worth it. Some members of concierge are rude to the residents. Cleaners don’t clean properly. Covid rules have not been adhered too including face masks not worn by concierge and cleaning staff.
Arthouse is poorly maintained. Frequent boiler issues and water pressure issues. Frequent heating loss issues. Lack of communal cleaning by our cleaners that WE pay for. Arthouse was supposed to get a interior communal paint refurbished a couple of years ago but has yet to be started.

The high price of the ground rent. I own this property and i still have to pay to live here, not talking about bills. Just be aware it’s super expensive and not worth it. Will be looking to move soon
If there is one thing you would change about your flat or property what would it be:
The high price of the yearly ground rent fee that covers maintenance and concierge fees. We get little back in that area. Rude staff and lazy cleaners. Frequent boiler and heating issues.
Kings Cross–a place for people.
The Kings Cross development has been a huge success commencing with a challenging masterplan but in the course of its delivery has maintained the highest level of aesthetics and quality.
This has been achieved by utilising a whole range of architectural designs from a mixture of talented practices.
All the buildings sit within beautiful landscaping that has taken advantage of the canal and the history of this amazing site. Many of the original railway land buildings have been sympathetically restored and new uses have been found for them to maintain their existence.

The whole Kings Cross development is wonderful offering residents a brilliant landscaped area, in a secure environment with direct access to transport hubs.
All the residential buildings have been constructed to the highest quality with aesthetically pleasing external fabrics–and that includes the affordable accommodation.
The development contains a great range of retail and restaurants from boutiques to supermarkets and welcomes the public from a whole range of backgrounds.

Having been involved with the development, I had no surprises.!!
If there is one thing you would change about your flat or property what would it be:
A simpler form of heating would be preferred but otherwise I wouldn’t change a thing.
