Vision Homes are a London-based construction company who operate across the residential, commercial and mixed-use sectors. It has over 20 years’ experience as a company working on developments all over London and across the M25 with a mix of luxury developments, affordable housing and refurbishments in its portfolio. There are a number of Vision Homes developments currently listed on HomeViews, including Tavern Quay and Leven Wharf. Tavern Quay is in Rotherhithe, Canary Wharf with 76 apartments, each with balconies. On the other side of the River Thames, there is Leven Wharf in Poplar, East London. The development has just under 100 residential units, which include one, two and three-bedroom apartments.

    A nice little area but I wouldn't buy from Vision!

    In my personal opinion, based on personal sight of the property and experience trying to resolve problems with my flat... With Leven Wharf, Vision Homes really let themselves and the Leaseholders down. The lifts keep breaking. The materials used for doors and internal walls are thin. Leaseholders are trying to resolve this, but the developers are being unhelpful and seem to have washed their hands and moved on.

    Please tell us about the good and bad aspects of living in your local area:

    Leven Wharf is only 10-15 minutes walk from the excellent Canning Town transport interchange, and half way between Canary Wharf and Stratford. The Aberfeldy area of Poplar is part of a regeneration project that is going to great efforts to take into account the views of the existing community.

    How has the building management responded to any problems or issues you have raised:

    The management aren't great at resolving issues, although they are trying. The difficulty is that there are so many issues to resolve. Management are simply passing on these costs which has significantly increased the yearly service charge.

    Please share one thing (or more) which you wish you had known before you moved in:

    We belove the location of our flat, but it's just not what it was promised to be. Do your due diligence on other developments from your developer, including digging around for Leaseholder / resident Facebook groups or other fora.

    Tavern Quay flats feature a modern and clean design, with a variety of flat size and floor levels available. We have a great balcony overlooking the main Greenland Dock, with breathtaking vies across the London skyline. From the London Eye to the Shard, from the City to Canary Wharf, an incredible view from your living room. The flat itself is spacious and well-organized, with plenty of storage and natural light. As a new build it came with a few minor issues, but everything was easy to fix and amend. The building & property management is excellent: there is a community of residents who have exercised the Right To Manage. This means the development is essentially self-governed and self-managed by the resident, who control budget expenditures and hire contractors to provide essential services.

    Please tell us about the good and bad aspects of living in your local area:

    One can hardly believe this is central London - with the charming docks, the water front, the cobbled lanes and the quietness all around. Yet, raise your eyes and the city skyline will present itself, with the Shard shining bright at night. Great connections thanks to the Jubilee line and the Overground, you'll be in Oxford Street in < 30 minutes. Even closer to Greenwich and Canary Wharf. Another option is to take the boat services and cruise on the Thames.

    How has the building management responded to any problems or issues you have raised:

    The community of residents is self-managing, so they are always responsive to whatever arises.

    The development sits at the boundary between Southwark and Lewisham, an area undergoing rapid gentrification as of 2021. The Canada Water Masterplan will completely revolutionise the area over the next 10 years.

    I never want to leave!

    Paradise Park has definitely grown on me since living here. Initially when I first moved in I was worried about the area and crime and being cut off from the getting around (assuming that transport links wouldn't be great) but I have been completely converted. The flats have an amazing communal feel, with everyone looking out for each other, and helping where help is needed. It's also great for getting cheap furniture or household items when people are selling or getting new! Our flat is lovely, super warm and self contained with such great double glazing that we don't hear a thing from the pub next to us or people out and about at night. Design is brilliant, I love the modern, clean design and it has been brilliant being able to put our own stamp on the flat. Would highly, highly, highly recommend living, renting or buying here! would definitely buy if I could get the chance!

    Please tell us about the good and bad aspects of living in your local area:

    I absolutely love Hackney and the surround area of Clapton - being right on the doorstep of the canals and marshes (which is fantastic for cycling, walking and running) and also around the corner from North and East London - which are my preferred areas. Food shopping is fantastic, we have a little shop called Archies which gives us all the essentials, whilst there's a huge Aldi and Asda a short cycle or bus ride away. In Clapton, which is a 10 minute walk from the flats you have delis, organic food shops, shopping, independent cafes and restaurants. We also love going to broadway market in London fields for the restaurants, shops and market on Sunday.

    I wish I had realised how good transport is in this area for getting around

    I would love to have a balcony or have an additional bedroom

    lovely, modern spacious. quite area, good transport links local shops provide for my basic needs the people are nice and welcoming, we like to go out and do thing with eachother i like the car park is close to me

    i like the people in the area i like that i am close to the park and the local pub i don't like the fact that the bikes get stolen the heating in the building is not working i like that the parking is close
