    In general very nice and quiet area, at least around ropeworks development. I have been living here for four years. Buildings look very nice with brick design from the outside. However 2 buildings at the back don't look very appealing. Every flat has designated parking space, some in garage, but some outside. Locked room for bicycles is a great plus, although could be a bit bigger. (Approx 6x4 metres). Building management is fine, as any other, although lately it took 2-3 months to repair door entry sytem - voice and video, which is quite a long time. It is not unusual for people to have leaks across the whole development, which is probably how new builds plumbers do their job.. Council tax band D. Management respond to query, emails promptly. Overall fine.

    Please tell us about the good and bad aspects of living in your local area:

    The location is great in my opinion - very close to buses (Foot of Leith Walk), soon there will be tram stop about 4 or 5 min away. Walking is absolutely fine if you have time - only about 2 miles to the city centre (princess street). Neighborhood is good, cannot complain. There is a lot of restaurants or cafes to choose from, either Leith walk or nearby Shore area. Tesco Lidl Aldi few minutes away walking. Free on street parking most streets. 20 minutes walk to the sea (portobello -very north side ). Leith - lovely place to live.

    How has the building management responded to any problems or issues you have raised:

    I raised a broken lock in bike store - break-in. It took few weeks to get sorted. As a matter of security (having my personal stuff there) I would have expected the door to be repaired just a bit quicker.

    Please share one thing (or more) which you wish you had known before you moved in:

    When cooking, there's extractor hood, but there's no vent for the steam to go to. Everything stays in the kitchen. Weird.

    Whilst I enjoy the area, the length of time taken to complete the site across from my balcony had been frustrating. Going out on my balcony to stare at a building site for 2 years is not what I had in mind. In addition, the shared garden area is not looked after well and the grass is extremely poorly kept. Being in lockdown this area became vital in summer and was not up to scratch

    I haven’t had many reportable issues but shower is still not working appropriately with no help thus far...

    Well constructed and well isolated, modern building. Did not need to turn on the heater until well into winter. Properly kitted out kitchen and plenty of space in most rooms. Also comes with a balcony which can be nice in the summer. Overall one of the best flats I've seen in Edinburgh.

    Please tell us about the good and bad aspects of living in your local area:

    - 5-10 min walk through park to shopping centre, local restaurants & buses to city. Living close to a large park has been a bigger perk than initially expected, especially during covid time. - poor bicycle infrastructure and until tram works complete, mediocre connection to airport (both airlink 100, 200 and tram don't stop in walking distance)

    Please share one thing (or more) which you wish you had known before you moved in:

    The self-closing hinges in the doors required purchase of some door stoppers. They can be quite loud especially when people are sleeping.

    What is the best feature of your home:

    Definitely build quality - It's well isolated reducing heating costs and unlike many other Edinburgh flats I've seen, no crooked walls or creaking floors.

    The external design of the development is very simple and not particularly inspiring, but it is understated and elegant enough. The apartments are well laid-out and comfortable though small, and the balcony is a very good addition to compensate for the size. The extractor fan for the cooker leads to an open space above the kitchen units instead of connecting directly to the main ventilation pipe, so is not particularly efficient. In our particular flat one of the main ventilation pipes runs directly over the bedroom and makes a constant hum, which in my opinion is a serious design flaw as it needs to be turned off via a hard-to-reach ceiling switch in the fitted wardrobe to get a peaceful night's sleep. There are ample, secure waste and recycling facilities, although they occasionally become over-filled. The entrance, hallways and stairwell are cleaned approx. once per week, which is not enough as there is quite often litter in these areas and the tiles in the main entrance hallway are often dirty. The walls in these areas are quite badly scratched and marked, presumably from residents moving furniture, and so maintaining these areas by touching up the paintwork would make a really positive difference.

    Leith Links is a stone's throw away, and Leith Walk and the Shore are each within 10 minutes walking distance with all the shops, bars, supermarkets etc. that they offer.

    Please share one thing (or more) which you wish you had known before you moved in:

    It would have been good to have had it explained to us where the waste/recycling areas and bicycle storage are and how to access them before we moved in, as well as the security code to access the secure car park where the bicycle storage is situated, as we had to find this out ourselves after moving in.

    What is the best feature of your home:

    The long, modern open plan living & dining area with the floor to ceiling windows and balcony off is very comfortable and practical, and in a west-facing flat it's a real pleasure to spend time there on sunny days.

    The design is and layout of the plot is good. However the bike shed keep being broken into repeatedly and the repairs are slow. There needs to be a better security system for system. The paintworks in the interior are patchy and some of the plaster work leaves a lot to be desired.

    The area is very central and close to local amenities however it would be handy to have a convenience store downstairs in one of the empty plots. The Leith Links outside is perfect for our dog.

    Who the sub-contractor was.

    Please share one thing (or more) which you would change about your development:

    More care being taken with regards to the painting work, plaster work and would be sealant around the kitchen.
