The flats are well designed although there is some style over substance. The main issue is that the flats are not thoroughly cleaned or snagged before handing over to the purchaser. It is not uncommon for 20 -24 issues, water leaks, faulty wiring etc to be apparent in a new flat. These are a problem because it takes Sunningdale so long to fix them - approaching a year in some cases. Construction has apparently been a six year process and we are still living on a building site. WE were sold a secure, gated development but there are no gates installed and working. None of us yet has what we paid for. It would appear that this is Sunningdale's first development of flats and its first attempt at acting as a managing agent. It appears not to understand the market and doesn't carry out the basics of a managing agent.

The development is a bit upside down and not greatly organised. Lots of us have been in nearly a year with no paths or street lamps. Its dangerous when walking home of a night. When speaking to the development they blame the housing association, when speaking to the association they blame the developers. Same as street names not up yet.

Property management has been very good. The personnel are great and very accommodating. The design is good but I would have preferred a well over the staircase to make a big main bedroom. The bin facilities are a bit limited and they are poorly designed as we have to bump them down a set of steps at an awkward angle.

Again everything is all good apart from the finishing touches. People have topped over and when questioned about street lights, finished pathways, finished roads, no street signs we get told is a west kent housing issue. Then west kent say is a Sunningdale issue.

Beautifully designed development in an excellent location overlooking Sandgate and the English Channel. Really well thought out complex with high spec apartment finishes. Fantastic use of space and all apartments have sea facing views. Aesthetically pleasing buildings.
