Furthermore, Stonewood Partnerships has 45 years expertise from the Stonewood Group to develop homes with a traditional community feeling with modern designs. Somerbrook is a development on HomeViews managed by Stonewood Partnerships. This North Wiltshire development comprises a range of two to five bedroom homes that are terraced, link detached or detached. Also, these homes benefit from being in a rural location with open green spaces, countryside views and designated parking for residents.

    The development is nicely designed, I still think it is one of best looking new builds I have come across. The site is starting to mature quite well, some of the trees did not survive long but I hope that these will be replaced. Recently had lots of rain and not experienced any flooding so drainage seems to be fine. Not had any experience of dealing with the management company yet so can’t comment on that.

    Please tell us about the good and bad aspects of living in your local area:

    We really enjoy living at Somerbrook. The development is in a rural village, which is very quiet but everyone we have met has been lovely. The local pubs, post office and allotments are the highlights!

    How has the building management responded to any problems or issues you have raised:

    The snagging list was quite long but it has all been sorted now. Most of it was done to a high standard but somethings took months longer than they should have.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish we asked more questions about the garden as the soil quality was quite poor and the turf has taken a lot of attention to get it going.

    The design of the property is amazing. The layout of the home is spacious and designed brilliantly. The laundry room is what really us the property, you do not see many of these features anymore and it makes the home feel bigger and somewhere for white goods to be. The size of the downstairs bathroom is really accessible. The size of the windows in the property make the house feel clean, spacious and luxurious.

    Please tell us about the good and bad aspects of living in your local area:

    The good aspects of living within Somerford is the local shop and post office . There is also a local pub which is friendly and offer good quality reasonable priced food and drinks. There is also a school near by with Malemsbury only 9 minutes from the village. The village has minimal traffic passing by and the only noise is of animals which is comforting and safe. t

    How has the building management responded to any problems or issues you have raised:

    We have raised defects with the property and some of these were completed efficiently. However we still have ongoing pending defects since moving in October 2021. However its easy to communicate with them to get updates. There was an incident were someone was coming around to look at final defects however myself and my fiancé work full time. We tried to re-arrange but this was not applicable and we missed out on the viewing of defects.

    Ensure all emails regarding defects are recorded as there has been confusion around outstanding defects.

    High quality finish at Somerbrook

    We really liked the design of the buildings on the new build site - a little bit different to the usual new builds. Large windows and high ceilings were something that we felt made the property feel bigger than it actually is. The quality of the finish around the site is really good and the site team have done a good job of addressing all the snagging.

    Please tell us about the good and bad aspects of living in your local area:

    Great countryside for walks and the local pub and shop are a nice bonus. There is a fantastic pub in the next village which is within walking distance.

    How has the building management responded to any problems or issues you have raised:

    We have had a few snags but the team seem happy to keep coming back to fix them. I think they are learning a little bit as this is their first new build development. Everyone has been a pleasure to work with.

    Please share one thing (or more) which you wish you had known before you moved in:

    Do your own research on things such as the price of lpg vs mains connected gas and ofnl internet.

    Overall positive experience with developer, but the site layout could have been better designed

    The houses are well designed inside and out, however i feel that the street and plot planning and design lets the development down a bit. There is a large electricity pylon running alongside the house, and I wonder if the houses closest to it could have been better designed to minimise the impact of it. I also notice that the affordable homes are positioned the closest to the pylon. The affordable homes do not have solar panels, unlike the private homes. The large windows are a feature, but often are directly facing into other neighbours large windows. Even though I have only lived here a short time, the site management have been clear and identified about the development, such as road closures. They have kept the site safe and tidy, other than raised ironworks not suitably fenced off or signposted, which created driving safety risks. The welcome gifts of pub voucher and champagne were a lovely touch. Overall a very positive experience.

    Local area is beautiful. Local amenities are sufficient and proportional to the size of the village. Lovely pub nearby. Good Local play park, and the church is very friendly.

    How has the building management responded to any problems or issues you have raised:

    Very friendly and responsive site managers - very pleased

    Please share one thing (or more) which you wish you had known before you moved in:

    There is a power transmission pylon next to the house. In the summer when I viewed, it was dry so there was no noise from the pylon. However in wet conditions it is quite noisy.

Solar Panels are something that we did not include in our Somerbrook development, but these will be featured on our homes going forward as we improve the sustainable features on our developments.     Kitchen design is very inconvenient - the chopping space should have ideally been next to the cooker . Gas emissions from side neighbour ( depending on direction of wind ) fly into the houses. Def not happy with this as although it's built to regulations it isn't safe for residents. There are no facilities for children to play ( a little park etc ) Residents were given houses before work was completed thus making a mess of our drives and dust all over due to ongoing work on other houses. Problems that are reported are not sorted within a reasonable time .

    The area is lovely .

    Very slow . Some issues reported in October are still not sorted.

    To check that wifi in all properties is up and running before people move in .
