    Overall, the flat is to a high standard and property management is attentive. However, there are a few issues. The main one is that noise from upstairs flats can be quite horrendous as you can hear every tiny footstep. It's true that you don't hear flats to the side of you but trying to sleep with banging upstairs can be frustrating. Another thing is the blinds in the lounge and non-bedrooms don't block the light so on a hot day working from home it's annoying. If you can get a flat on the top floor I'd still recommend this place, though.

    Please tell us about the good and bad aspects of living in your local area:

    A lot of young professionals live here but there aren't many restaurants/bars locally. You are so close to Southwark Park and Stave Hill which are great benefits. Lot's of travel options out of the area too + we just got Boris bikes.

    How has the building management responded to any problems or issues you have raised:

    Mostly well. I did once have broken washing machine which they didn't get round to for 2 weeks but aside from that it's been good.

    Please share one thing (or more) which you wish you had known before you moved in:

    There's bike storage! No one seems to use it but it's there. I'd also just reiterate the point about noise from upstairs neighbours.

    The building itself is great, with modt flats benefiting from large balconies with great views. Theres a gym and a work from home lounge, both of which have free wifi. Theres a tennis court on top of decathlon that is available to tennants after 6pm. The concierge staff are fantastic and i have lived here for over 8 months now and have had no issues with property management.

    Please tell us about the good and bad aspects of living in your local area:

    The area is fantastic, taking just two minutes to get to canada water. However, if you prefer to walk, it takes just thirty minutes along the thames path to reach towerbridge, and its a lovely walk! Beautiful greenwich is just 15 minutes by bus or a 30-minute walk, again along the thames path. The area cannot be faulted.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish i'd known that the walls are completely soundproof, as i was almost put off the flat in case it was too noisy - i genuinely cant hear a thing from neighbours!

    Please share one thing (or more) which you would change about your development:

    It would be great if our balcony got a bit more sun, but cant complain too much about that.

    A great development with good quality flats which benefits from great transport links. Its great to have a free tennis court which comes in very useful to get a few sets in when you're at a loose end. My balcony also has a cracking view and is great for enjoying an evening beer ?.

    It has great connections to central London.

    I wish I had considered which flats get better sunlight.

    What is the best feature of your home:

    We are on the 15th floor and from the living room we get great panoramic views, looking west across London. It's the perfect setting for a few drinks with friends.

    The development has a number of attractive features including the elevated garden that is well kept and makes the most of the sunlight. It’s is designed with those wanting to keep active in mind with a gym, tennis court and secure bike storage. The management and concierge are professional and polite.

    Please tell us about the good and bad aspects of living in your local area:

    Canada Water Station gives quick and easy access the whole of London. Amenities are close by with supermarkets, pubs and restaurants at close by. The downside to the immediate area is that the local community is largely working professionals which is very noticeable when out and about.

    How has the building management responded to any problems or issues you have raised:

    During the COVID-19 pandemic building management were quick to increase cleaning and implement additional safety precautions.

    Think about how much sun your outside space will get!

    Overall, the development is amazing, not much to complain about. The concierge i believe is 24 hrs, they have a gym and theres also access to the sport pitch which you can book. The rooms are a good size and quality is really good as well. I haven't had to deal with building management as i've only had minor issues.

    positives: not too busy close to transport shops nearby shopping centre is also nearby area is safe negatives: hawker house is noisy

    no parking including so have to park on street

    one of rooms is small so i would have preferred a bigger size room
