Rialto was established in 1960 by James Barham. It was originally operating as a house-building contractor that morphed into a property developer. The business was sold in 2004 to Fairview New Homes, but the business rose again 10 years later in the form of Rialto Properties Ltd. Their philosophy is to "develop high density first time buyer dwellings, particularly for the young". A Rialto Properties Ltd development listed on HomeViews is West End Quay. This is a joint venture development by Rialto Properties and WestCity, which is comprised of 468 apartment over 3 blocks – Westcliffe Apartments, Peninsula Apartments, Balmoral Apartments. The development is conveniently located just a short walk from both Edgware Road station and Paddington Station. Residents praise West End Quay for its great balcony views, underground parking and concierge service. “It is well built and well managed property. In terms of facilities, we have doorman, elevators and parking. There is 1 space per flat. If you want more spaces, you can ask and pay extra for it.     We got a very nice balcony and view. The best is we are near water, which is very nice. Not all flats got balconies which is good to know. The flat is modern and the size is not bad for been London. The boilers are not too good to be fair; everything is electric. I think the design could be better. The 3rd bedroom is quite small so we just use it as a studio. There is a 24 hour concierge which is very good. The building has an underground garage with a space for each flat which is great and very safe. It can be a bit noisy at times but you would expect that in central London. We did not really move in here because of the building, but because of the location and the balcony with its view. A good thing is the building manager is very good as it is not agents.  

    Please tell us about the good and bad aspects of living in your local area:

    We like it is very central, and only 10 minutes away from marble arch. To be fair one of the reasons why we chose to live here was the location. Transport is fine. The area has become very busy now. There is a lot of traffic. We got a lot of shops, restaurants, cafes, etc, nearby which is good. There is a lot of life. It is not 100% safe, but it is not bad for such a busy area. An issue is there are some gangs from an estate down the road. And also some Romanian beggers hang around Tesco. The bar next to us is quite noisy. It is just that the area has changed a lot in the last 10 years.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I had known about how over time the area would change, as there is a different atmosfere and there used to be more wildlife.

    It is all very high spec in the building. I think it is just that the area has changed quite a lot since 2003 when we moved in.

    The price is okay. The security is on top, you have many gates to pass through to reach the building. I like the fountains and the garden, overall, it is quite nice communal area. In terms of the features of my flat, it is spacious and modern. I also like the fact that it is an open plan, the stove is in the middle of the kitchen and the set is quite nice for cooking in groups.  

    Please tell us about the good and bad aspects of living in your local area:

    The location is quite good and convenient, the area is really well connected. I am a uni student in the University of Westminster and it takes me only 8 minutes to walk to there.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I had known about the hospital opposite the development. I see old people, who can barely walk and this makes me feel depressed.

    What is the best feature of your home:

    It is quite quiet for zone 1 and I have light sleep so the location does it for me!

    It is a well built flat, better quality than in the ones I have lived in before. It is a good value for money. I have a balcony, facing the garden, I love the view! The flat is not spacious but it is bright because of the light coming in from the garden. There is a concierge and the safety is alright.

    There are many supermarkets around. I particularly do my grocery shopping at Tesco. It is just around the corner and it is open 24 hours, 7 days a week.

    The agent was very straightforward. The complete information was provided to me.

    Please share one thing (or more) which you would change about your development:

    I wish that the sink in the bathroom was bigger. As it is now, it is too small.

    The flat is very modern, well equipped, and everything of good quality. It could have been bigger, but after all it's London. The underground garage is great. I have no balcony, but my view is actually nice. I can see the London eye and gherkin from my flat. I have never had any issues with building management. The concierge is great and very helpful.

    There are great shops around, and dining options are very good. The location is so central it is very good travel to get anywhere. The only bad thing is it is very noisy. I can even hear stuff from the 10th floor. A good thing is it is very safe.

    How has the building management responded to any problems or issues you have raised:

    I have never had an issue. The concierge and agency helped a lot everytime I needed help with something.

    I knew everything before I moved in so there were no surprises.

    Modern and spacious

    We got a nice modern flat with a very spacious loving room. We even got a small balcony which is good. The concierge is great and very helpful. We had never had any issues here. I'm very happy overall.

    Transport is really good in the area. Everything is very accessible. There are also lots of stores and restaurants around. Its such a good area. It feels very safe as well and it is nice and quiet despite been so central.

    Everything was pretty much what we expected. The agency was great.

    What is the best feature of your home:

    The living room is so spacious which is really nice.
