Strata, by Multiplex, is a 43-storey high-rise in Elephant & Castle. Soaring to 148 metres-high, it’s been nicknamed ‘The Razor’ thanks to its unusually shaped summit. It was the tallest residential building in South London when it was built, and the first building to have wind turbines incorporated in its design. Strata houses 408 apartments including a selection of luxurious penthouses.

Is a nice place, staff are friendly and the building is designed well. The only problem is that it gets far too hot – the glass windows (especially facing south) lead to overheating even in winter. The heating system in the tower also contributes to this heat. Pleasant place to live

I have lived in Strata for three years now and find it a really pleasant place to live. The concierge is incredibly friendly and the flats are spacious and well designed with beautiful windows and views. There is so much natural light. Facilities like window cleaning, etc, are carried out regularly. The flats can sometimes get a bit warm in the summer but there are large floor-to-ceiling metal vent panels by every window which can be opened to let a lot of fresh air in. The flats are well soundproofed both from the outside and from noises from other flats, and I have never been disturbed while at home which is a real plus. There is a parcel storage facility and a key holding facility with are both efficient. There is a large amount of cycle storage and a lift from the basement area directly to your flat. There is also a very large waste/recycling room which has been an issue with other buildings I’ve lived in running out of space – not here.

One of the best and most unique things about the building is the internal intranet, www.strata-inhabit.co.uk which supplies all sorts of useful information. Not many buildings have a dedicated online portal like this and this makes it easy to track deliveries, contact the front desk, find building manuals, etc. The other unique thing about Strata is that, unlike almost every other tall building in the area, we are entitled to residents’ parking permits in the local area.

The only disadvantage is that the lifts break down sometimes (as with all tall tower blocks) but I don’t find this causes too much inconvenience, as each individual lift is very large and can accommodate many passengers even when only two out of three lifts are working. It is also a shame that the iconic turbines at the top of the building (that make the design so distinctive) don’t currently spin, but I understand this is being worked on.

The building is right across the road from the tube/train station which is the best part of living in this area. Elephant Park promises to be an exceptional development and this will be right on Strata’s doorstep. I dislike the shopping centre, but I am looking forward to further promised development which will improve the area (both in terms of quality and safety).

Good: I didn’t realise how efficient the front desk would be in going out of their way to provide great service!
Bad: I wish I knew how dependent on lifts we are here!

Love everything about Strata, lovely place to live

Views are amazing, we’re on the 31st floor and see iconic landmarks such as St Paul’s and London Eye.
High enough away from the ground, that noise levels are minimal.
Beautifully kitted out Apartments and tastefullly designed.
Very central location in zone 1, close to shops and transport, plus improving all the time with significant regeneration happening in the area

Exceptional value for central London

Very good value considering the location. A lot of construction nearby but I never hear any noise on floor 10. Concierge are excellent and I’ve never had any issues with deliveries plus they are very responsive whenever there’s been an issue in the flat.
The main downsides are firstly that the lifts are frequently not working so you’re left waiting a while with a crowd of other people for the single functioning lift. Secondly, it gets very hot in summer. For a building with this much glass it’s kind of crazy they didn’t build in any AC.

Please tell us what you like and dislike about this area:

It’s a very busy area which I like as it always feel safe walking home at night. The building is literally right across the road from the tube station on Bakerloo and Northern lines, as well as the train station for Thameslink. The area is newly developed so there isn’t masses of personality but there are a couple of decent cafes I like to work from. In terms of shopping, there is very little so I normally travel into central for this.

Please share one thing (or more) which you wish you had known before you moved in:

The lift situation isn’t ideal but had I known about it, it would not have put me off moving in (nor should it put off anyone else!)

What is the best feature of your home:

The views! I’m looking south, so not towards central, but still the view is incredible as it’s totally unobstructed and you can see to the edges of London (and I’m only on floor 10).
