Generally pleased, few issues but overall and pleasant development

Overall, I am pleased with the development. Morris homes staff on site have been very helpful in settling into the site and providing support for minor issues that I may have come across. Communications have been reasonable as far as advanced notice of major works has been concerned. Some of the housing association tenants have been ‘ill placed’ and social disturbances have been caused, to combat this further vetting may be required.

The development is well placed in location for access to village facilities, but with historically poor connections to public transport I would have hoped that these may have improved as the site developed, I have not seen evidence of this.

There are some issues with the overall build that I have noted, the HAs sign off process is/was not thorough enough to pick up on or came too soon to realise the issues. Decorating is poor in places, plaster has bee applied in downstairs toilet to areas and not sealed. Filler/sealant around edges or bath/shower, skirting boards, sinks and others has been poorly applied and needs to be corrected. Window in rear small bedroom has been fitted incorrectly and caused a fault which I am trying to get rectified now.

Road links have been a benefit, shops and facilities in village are also well utilised. Bin storage is an issue where housing association tenants live, as the tend to be blocking footpaths and alleys. Parking, again for other tenants is a problem, people are parking ‘conveniently’ for them but not considering where they are parking, i.e. narrow or blind bends, outside other people’s houses, and not using parking bays assigned to them.

Please share one thing (or more) which you wish you had known before you moved in:

What was/is planned for the ‘common’ green area on site, still not sure and only have rumours. Concern is for impact on traffic/noise/litter, anti social behaviours, and ultimately price of property as a result.

How has the building management responded to any problems or issues you have raised:

As above, managers on the site have been a positive benefit for this development and they have responded to the majority of issues I have raised in a positive way. There have been times where I have raised issues with them and they have directed me to the HA, once contacted the HA have then either referred me back to the site management or other contractors, it does sometimes feel that you’re being passed around so that you forget what it is you’re trying to raise.

Houlton, a lovely community

The design of the estate is well thought through but the aesthetics vary according to which builder you buy from. At the moment there are Davidsons, Crest,Morris, Bellway, William Davies and Redrow building on site. There are a variety of house styles which adds character to the tone of the estate. The only complaint for us is how quickly they are building the houses, seemingly at the expense of a quality build. We love our house but have had endless problems with it beyond what would be expected in a new build. This is a common theme across the homes on the estate. It seems that the workmanship is not checked to any high degree to ensure customer satisfaction.

I love Houlton as a development, at the moment itsi very much in it’s early stages and so the facilities are not all in place yet. There is no local shop, though it is currently being built and there is no doctors surgery, although there are plans for one in the future. We are a 40 minute walk from the local centre of Hillmorton which has a range of convenience stores, post office, pubs, vets and takeaway options. The secondary school is being built and will open this year taking year 7 only in the first year. The primary school is already oversubscribed which is difficult as there are a lot of you g families moving into Houlton. There are plans for 2 more primary schools in the future. My street is private and self contained with a beautiful aspect and great privacy. As the development is only at the end of Phase 1 out of 4, there is a great sense of community with lots of activities and a wonderful sense of everyone working together to make this a wonderful place to live. Bin collections are every Thursday with recycling and general waste being collected on a fortnightly basis.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had been prepared for how much would still need doing to the house after moving in and the costs involved in this. Be prepared to have money in the bank for lighting outside, garden landscaping, building and implementing storage solutions [loft boarding etc], tiling and so on.

What is the best feature of your home:

The location, a spacious garden and the look and design of the kitchen area.

Great place to live.

Very well planned with existing primary school and new secondary school opening in September.

Public spaces are well kept and has onsite security. Fee is paid for management and upkeep of the development.

Great designs of building s from various developers to suit different tastes and needs.

Local coop being built on development, has existing cafe and loads of open spaces.

Regular bin collection, loads of parking and barely any traffic noise.

Great external design, inside layout and double parking with garage.

Great location

Overall its a great place to live, our builder was good with snags and fixing things in the house but not great at general issues such as road finishing, no visitor parking, vans and contractors parking wherever they like causing obstructions and people blatantly flaunting the development rules and not being dealt with which leads to to wonder what we pay over £300 a year for
We have a lot of open spaces which are well tended and there are some great walks and wildlife to see. The canal is a nice walk and hillmorton is within walking distance if your quite fit. Road links are excellent but to catch the bus you still have to walk to the main road which depending in where you live in the development could be quite a walk! Rugby train Station is a short drive away with great train links for commuting especially to London and Birmingham

Plans should be more transparent
We knew they were going to build opposite our house but didn’t know they would be ugly prefabs

If there is one thing you would change about your flat or property what would it be:

Visitor parking and no contractors or builders parking on the streets, they should have there own parking in compounds with bins for their rubbish. Some of them as completely disrespectful of their surroundings
