Well kept and supported. Lovely neighbours, properties are spacious and neighbourhood are very friendly. Bike sheds are kept well and safe as well post being secure. Buildings well kept and clean. We are very happy to be here and cannot wait for summer with all the cosy views!

Please tell us about the good and bad aspects of living in your local area:

Loads of mini local shops for coffee, breakfast and Tesco and Sainsbury’s. Transport is down the road and tubes are 15 min walk. Peaceful environment too!

How has the building management responded to any problems or issues you have raised:

Promptly and we like to keep an open communication channel

Please share one thing (or more) which you wish you had known before you moved in:

We would love to know wifi status and utility bill companies and readings

Apartments design are good, they are spacious. Furniture and electric appliances are old and not energy efficient. Apartments and overall not very well maintained, same applies for communal spaces. Building management is not the best, we’ve sent multiple emails complaining about the state of the building entrance and the furniture that’s been left outside for months now but in vain. Apartment management is good, issues have been answered and fixed in a timely manner.

Please tell us about the good and bad aspects of living in your local area:

Very good location, calm street, nearby amenities (pharmacy, restaurants, pubs, coffee shops…) great transport links. No traffic noise. Bin disposal is a bit messy, but collecting is always on time. Off street parking availability is limited.

How has the building management responded to any problems or issues you have raised:

Overall building issues (entrance, bin disposal, communal areas…) haven’t been proposed addressed by management

Please share one thing (or more) which you wish you had known before you moved in:

Construction nearby took much longer than expected

The building design is generally good, the houses are a high spec and have everything you need. The only downside in our house is the lack of a garden/proper outside space. The building/property manager is Lexadon and they are not very good. We have had several issues in the house that they have not attended to and are generally not that responsive. However, the house hasn’t had too many issues so we haven’t had to engage with them much.

Please tell us about the good and bad aspects of living in your local area:

The development is mainly houses, not much amenities. There is a children’s soft play area and a personal training gym in the development, nothing else. It would be nice to have a small shop or cafe but equally we are so close to the shops and amenities in Clapham Old town, this is not an issue. We don’t have cars so don’t need parking but there’s plenty of residential parking nearby. Bin collection is not great - bins are left out the front of the development in a free for all and this sometimes results in a lot of mess

How has the building management responded to any problems or issues you have raised:

Mixed. They are unresponsive and require lots of chasing. Generally if we chase them lots they will respond and send people out quite quickly. However we have had a horrible smell in one of the bathrooms for 2 years and they have made no attempt to fix it despite our regular complaints/reminders.

Please share one thing (or more) which you wish you had known before you moved in:

That the downstairs bathroom would have a putrid smell.

    Manager response

Dear Duncan, Thank you for taking the time to leave this honest review. We appreciate you have been a tenant of ours for three years and take your feedback very seriously. We would love to respond to each point as best as we can. Thank you for the lovely feedback about the spec of the property. We tried to think of our tenants wants and needs with the bright/ open spaces, double glazing, security alarms, dishwashers, induction hobs, hot taps, filtered cold taps and the minimalist look. The properties where part of a large development of 36 houses and did have limited planning permission with changing the existing houses/ spaces. All houses in the development have some outdoor space (some agreeably larger than others) Luckily for our tenants Clapham Common is only a short walk away giving lots of outdoor open space. As discussed on the phone prior to writing this response, we have looked into the several issues you have had like a new dishwasher as quickly as possible however are still looking into the smell from your basement pump in the bathroom and agree this is taking a little longer. The development does have a section 106 parking restriction, there is no residential permits available for this site as it could potentially mean another 150 cars on the road outside in Clapham Old town. This is enforced by the council and is part of the planning permission. The development is 5-10 minutes away from several tube/ train stations and bus links in to central London. Thank you again for being a tenant of ours for 3 years and we hope to keep a happy tenant/ landlord relationship. Kind regards, Lexadon
