We have been tenants at Papermill House, Oxford Road, Uxbridge for over a year, and feel it is important to share our experience regarding the management of the property by GCP. Over the course of our tenancy, we have submitted multiple written complaints about a variety of issues that remain unresolved, including: • Ongoing property maintenance failures – such as parking, maintenance, security, thefts, broken lifts, garbage and refuse • Poor communication and lack of responsiveness from GCP, despite repeated follow-ups. • Management of tenancy matters, including rent increase communications and lease agreements, which have caused confusion and concern. Over the course of our tenancy, we have submitted multiple written complaints about a variety of issues that remain unresolved, including: • Ongoing property maintenance failures – such as [list specific issues: e.g., heating problems, plumbing, broken fixtures, damp/mold, etc.]. • Poor communication and lack of responsiveness from GCP, despite repeated follow-ups. • Management of tenancy matters, including rent increase communications and lease agreements, which have caused confusion and concern. Despite formally raising these issues, there has been limited resolution or proactive engagement from the managing agent. In addition, a recent Section 21 notice was issued in circumstances we believe may be retaliatory, following our lawful complaints and refusal of a Section 13 rent increase. We feel it is important for potential tenants or stakeholders to be aware that ongoing issues raised with GCP have not been adequately addressed, and that the management of Papermill House does not consistently reflect professional standards. We hope this review encourages better oversight and responsiveness from the management for current and future tenants.

The building design is nice, theres two entrances one for each side of the building, however the lifts and front entrances do break frequently though they are sorted quickly, it can just be inconvenient sometimes. The refuse room is convenient too. The gym is okay, I would say it is hard to find and easy to forget there is one due to lack of signage in the building. There should be more signs to point you to things like that. Property manager is nice responds quickly. Hot water seems to be iffy in some flats. the balconies are nice and spacious however and are a nice view.

All facilities in the building are in good condition due to tenant efforts, Development policies and their quick response whenever there is any issue or complaint. Design and structure of the building seems to be ok. Materials used are nice from experience. Only that the kitchen cabinets are need tiles instead of current paint which can get dirty easily. The parking space is limited too but is not bad.
