We feel the design of our davidsons home really stands out from other major developers and sets it apart from the standard new build home. The communal spaces are well thought out with a courtyard area for parking and wide roads. Although we had very little problems with our house, the management company were very helpful and quick to sort any snags.

Please tell us what you like and dislike about this area:

We absolutely love living in our Davidsons home at New Lubbesthorpe. The development has been completed to a very high standard and we are impressed with both the building quality and the design of our house and estate. The layout has been well thought out with wide roads, communal parking spaces and nearby parks and open areas. Unfortunately we do find on street parking an issue which can be frustrating when navigating the roads around our house, driveways could have been better thought out for some of the houses on our estate to prevent this issue. We have no complaints with traffic noise or anti social behaviour.

The estate is well situated with many amenities nearby, including a primary school, ALDI and retail park, however could benefit from a small local shop. The main road created for the estate can be troublesome with large speed bumps which have caused a few issues to our cars, we are hoping these will be reduced in size once all building is complete.

Please share one thing (or more) which you wish you had known before you moved in:

Although we love the size of our windows and the large patio ‘pod’ – due to the size of the windows, we have needed to purchase custom made blinds and curtains which came at quite a large expense. Other than this, we felt we were able to gather all the information we needed from viewings and advice from the sales team.

What is the best feature of your home:

The floor plan layout is spacious and unique. A great deal of thought has been put in to the visuals of our home and we love the layout, windows and large pod area.

Great Aspirations but Delivery Lacking

Poor range of facilities/amenities. Tuning Fork is very expensive with slow service from grumpy staff.

Terrible enforcement of estate rules – satellite dishes everywhere and poorly kept front gardens detract from the visual appearance of the development.

Poorly thought out temporary signage that blocks visibility splays and insufficient road markings to prevent parking in dangerous places such as on pavements or on the approach to junctions.

Lots of good ideas from the main developer but execution is often lacking eg. rubberised finish in playground leaches colour. Plenty of trip hazards throughout the development from unfinished surfaces or finished surfaces that are falling apart already.

The open space and ecology in the development is excellent with a. Increase in bird life year on year.

Quality of the school building is good – with lots of fresh air inside. Outdoor facilities could be better – playing field floods easily.

Please tell us what you like and dislike about this area:

Friendly neighbours. No real issues with traffic noise except vehicles clattering over the bump by the school because it’s not signed/marked. Access to the ecology corridors is good. Signage could better; road signs/house numbers/no parking signs etc…

Insufficient wheelie bin storage.

Please share one thing (or more) which you wish you had known before you moved in:

Don’t sign your house off until you’re happy with it, even though the builder will pressure you to.

Make sure you read everything about the estate rules that your conveyancer gives you.

Familiarise yourself with future development plans.

What is the best feature of your home:

Internal layout and thermal performance. Warm and cozy in winter and cool in summer.

Well prices, well located, plenty of spaces.

The property is designed to be fit for the modern life. Plenty of storage spaces to tuck things away, the garage is particularly spacious, larger than most double bedrooms I have seen. The price is very good for the level of comfort you get. I have had issues with the property, however no surprises. I was notified of the common problems I am likely to encounter with a new built, and all my queries have been answered and dealt with in a timely manner. Housing manager even expressed his displeasure with the quality of the workmanship on the patio door, suggesting to me that I should report it, something I wouldn’t have noticed without his help.

The development has plenty of open spaces, bars and restaurants. Shops are under construction, including a Co op that is nearing completion. Geographically located bang on in the middle of England, you could reach any point in England within two hours by car. Rugby train station is 10 mins drive, which means commuting to London and Manchester inside an hours. Beats London house prices. Local buses to the train station are available though not very reliable at the moment. Every house has a drive through, including two bed room ones. All three bedroom houses (except one or two models I think) and above also have a garage. Virtually no traffic, I get out of the estate and onto the M1 in less than 5 minutes. Even during rush hour. Lived here for two years, had no issue with anti-social behavior. Rugby council ensures that the area has affordable housing, not sure if this means council housing in the future. If this happens, there could be anti-social behavior.

Before committing to the purchase, I was notified of all aspects of the property that I needed to know. Throughout the process I was well informed, and all my questions were answered.

How has the building management responded to any problems or issues you have raised:

All my queries were answered and dealt with in a timely manner.

Very poor standard of build poor after sales service.

From the outset we have encountered numerous problems with the house we purchased, some of which were not built to NHBC regulations/specification. A lot of our reported issues SHOULD have been picked up by the builders/NHBC during the build process and has made moving into this property very disappointing. The build quality and snagging process leaves a lot to be desired and communication between Post Occupation/Customer Care and the buyers is poor at best. This is also the view of neighbours we have spoken to on the development.

As yet communal areas which are to be maintained by a Management company for an annual fee which all properties have to pay towards is maintained to a poor quality but hopefully this will improve when the management company take over from Davidson’s. There is a shared area which all pay (or will pay) towards which has no access as it is beyond a private drive with no public access provided.

When issues are reported they set out to resolve the issue but very often create other issues or do not fix the initial issue to a satisfactory standard.

Excellent location for access to neighbouring towns and Motorway networks. Surrounding area and properties on the development are of good design.

Please share one thing (or more) which you wish you had known before you moved in:

If we had known how much stress, anxiety and the effect on our mental health it would be prior to our decision to move we would never have moved into this development.

How has the building management responded to any problems or issues you have raised:

Very poorly. It is always a battle to get work agreed to be carried out and there is no process where the developer inspects and signs off works completed by contractors which results in repeated work being required. Very frustrating.

Excellent quality builders

The welcome we received when we moved in to the development was excellent. The team were extremely helpful. We had a slight problem with our drainage to begin with there was a slight blockage which was resolved very quickly and efficiently. Our home is well designed and finished well. We have had to report defects with our kitchen cupboards since we moved in, however Davidsons resolved this issue and we were very pleased with the outcome.

Please tell us what you like and dislike about this area:

We have easy access to a local convenience store and a local supermarket 5 minutes drive or 15 minute walk away. The street area is very quiet and overlooks a lovely countryside view. Traffic noise isn’t too bad as the home is very noise proof. We have a large drive with parking space enough for 2 large cars and plenty of room either side and very close easy access to a bus stop into the city centre. The bin collections are very prompt and are always collected on the days expected

Please share one thing (or more) which you wish you had known before you moved in:

We were offered a viewing of our house type at another site to give us a better idea of what the house design would look like whilst our home was under construction. Tips for a new neighbour would be to make sure you report any snags or issues within the 7 days as it is more difficult to get these resolved after that time period, however Davidsons are a very helpful team and will try to resolve any issues promptly within the 2 years that follow

How has the building management responded to any problems or issues you have raised:

Very quickly and efficiently. The communication has been very good even during the lockdown months of 2020 and 2021
