It manages two landmark London estates at Covent Garden and Earls Court. Lillie Square is a development by Capital and Counties currently listed on HomeViews. It offers over 800 new homes including studios, one, two and three-bedroom apartments, lateral penthouses and townhouses. Residents can enjoy a private spa, a gym, an indoor pool as well as a cinema screening room and residents’ lounge.

    Design is very modern, the ventilation of en-suite bathrooms in bedrooms is poor, no ventilation in the bathroom. Management is poor. In addition to electricity and water, you are forced to pay for underfloor heating (which does not work) to Switch2Be. There's some kind of monopoly agreement between Switch2Be and management of the building - you cannot change the provider - they just double the price every year. The standing charges for this alone are more than £150. An easy way for them to trap residents and earn money on this. I was advised not to pursue legal charges against this fact as hopeless. Any problem you have as a tenant - they first send you to the letting agency, then to concierge, after 10 calls they finally do something. There are foxes and lots of spiders in the area. There were cases of parcels theft. If you want to be in RBKC/Fulham areas it’s a nice development but if not tied to the area I’d advise against it. They close pool all the time. The value for money is awful - the letting agents push prices 25% up every year and get away with it. Underfloor heating does not work properly.

    Please tell us about the good and bad aspects of living in your local area:

    It feels secluded and safe, lit up at night, the residents range from professionals and families with children to footballers and media people. No council permit parking is available for the building and they charge £3500 per parking a year. No close amenities! There is a small My shop which has only necessities and booze, nearest Tesco is 15 min away. Transport links are good - Overground, District (5 min) and Picadilly (10 min) lines. There are foxes that can be noisy at night when mating. Emergency services station is just around the corner. The bad thing about the light is that they don't turn it off at night and it's impossible to sleep. Drug dealers in the area. Not much traffic noise & birds singing.

    How has the building management responded to any problems or issues you have raised:

    They sent me to the letting agent, the letting agent sent me to concierge and the concierge refuses to do anything as they need to get I instructions from the agent. Absolute disgrace.

    Be prepared to pay a few grand for the heating per month and it will not work No customer service whatsoever No parking No shops in the area

    Lillie Square is the perfect example of a great city complex - who anyone would love to live at with the luxury facilities such as pool and jacuzzi + even a cinema room! Also, the service from staff is great, from my experience so far. Communication with landlord is also clear on both sides.

    What i love about this development is the location - as it is local to train stations, other modes of transport and you have everything you need within walking distance! Which is perfect for me -clean, environment.

    One thing I could say to anyone thinking of moving here is to consider the busy lifestyle haha.

    The best feature of my home is the pool as it is my form of relaxing.

    The building is very modern and beautiful. There is an amazing clubhouse and gym which I really appreciate. However, the staff are not the best. They pressure you a lot tend to be somewhat disrespectful. This too is starting to improve but still some way to go. Very close to an ambulance station so good in case there are bad worst case scenarios.

    Transport is good There are buses and trains close as well as parking There are nearby shops but the area isn't too safe Good development and it's improving but still a long way to go

    Please share one thing (or more) which you wish you had known before you moved in:

    The area is quite loud, which I wish I'd known beforehand. Knowing this, I would still have moved in since it is beautiful, but it sometimes is concerning, especially around 9am on weekdays.

    I love the modern design of the building it’s very insulated so keeps very warm durning winter I barely need to put the heating on because how warm the place itself is. Also all modern furniture inside I didn’t really need to decorate much because was so well done

    You have West Brompton tube station literally 2 min walk and also north end roar which is full of shops and fresh food market

    I just wish I could purchase one of these apartments I never want to move out

    The communal gym spa and pool Is incredible also I love the triple glaze window once they are closed you can’t hear no sound at all from outside

    Communal areas are well designed and well maintained - amazing pool & gym. Small design flaws in the apartments but for the most part well designed, lovely simple modern aesthetic and high grade white goods. However unable to switch utility providers etc as it’s communal so very high cost.

    Very convenient transport links - quick commute to central. Good range of shops within walking distance.

    Sink in the bathroom is poorly designed & utilities costs are high due to fixing.
