Living & working SE18 6FD since 2011 -2025 have 3 properties however area has significantly declined since moving to SE18 6NU 2022. Green patch largest area with 20 water jets open to general public who are generating anti-social activities children screaming constantly 8am-9pm Adults & teenagers getto-blastors music using drinks, drugs Berkely homes not transparent to it’s leaseholders charging excessive amounts service charges! Berkely required extra planning permission hence kept this areas to show Greenwich council they’re providing recreation areas at the expense of its residents! Public who visit these luxury areas are being polluted with rubbish & environment being unkept These areas are clean well maintained from service charges Rendal & Rittner are not favourable to leaseholders, instead making more properties making this area construction development on-going. Warren Lane building works!

Large recreational areas green space water features for public use, living next to residential social housing anti-social housing!Area!! I did not know SE18 new development area such poor standards! Living standards fair ground with local communities bringing noise rubbish daily 24/7 No respect for residents who are paying over odds mortgage with extortion service charges!

What is the best feature of your home:

Purchased for exclusive luxury riverside views with double balconies. However very disappointing disheartening how noise pollution, living construction developments!

Good: Elizabeth line is definitely a highlight if it works properly. It is also one of those that train stops often (unlike Hanwell or West Ealing for example) Lots of Indian shops and cuisine if you need any supply. Great Indian restaurants. Bad: no supermarket other than Ireland. A bit difficult to find beef. Only one cafe and pub in the local area and not many options for restaurants other than Indian food.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known which blocks would be used for social housing or planned to be used as social housing. I then will have more time to investigate what the council’s plan is, what Berkeley’s plan is to manage it to make an informed decision. I agree the idea of social housing for the country but equally, I do appreciate communication and a plan to manage different group of people to ensure quality of living. In additional, I would also like to know how this is going to impact the service charge we are paying. I feel like there is a lack of transparency and planning communication.

What is the best feature of your home:

Great interior design and large balcony. Customer care is great.

The neighborhood is beautiful, but it's gotten pretty insecure with time. On May 2025 an 87 year old got robbed and murdered. And phone theft is pretty recurring. There's plenty of stores around, and a gym, which is nice. The buildings have spaces for businesses that haven't been occupied for years.

Please share one thing (or more) which you wish you had known before you moved in:

The management agency will go all the way to get more money out of you. And there's nothing short of legal measures that you can do to prevent it, because you cannot change the managing agency or some services' supplier.

What is the best feature of your home:

The nature in the area is beatiful. There's the reservoir, and the gardens are all well maintained.

A positive aspect is the convenient location within Zone 2; however, a significant drawback is the high crime rate, with incidents such as phone snatching and shop theft occurring almost daily.

Please share one thing (or more) which you wish you had known before you moved in:

Never buy a leasehold in my view , that’s the biggest regret I’ve had .

What is the best feature of your home:

Honestly, I struggle to identify any standout positive features. Once you purchase a leasehold property, you’re essentially locked into a system where the developer remains the ultimate landlord. Despite being called a “homeowner,” you’re effectively just a long-term tenant, subject to ongoing charges and restrictions that undermine the very idea of ownership.
