The building is modern but somewhat bland. Communal areas are kept clean regularly, but there is significant wear and tear that hasn't been repaired (such as heavy scuff marks on walls, damaged carpets etc.) in those communal areas. My individual flat is nice and I am happy here. The management company generally responds quickly and have repaired internal problems to my flat without fuss.

It is a new build located in Bakers Arms. The pros are that everything is new and good quality. It’s a few minutes walk to Tesco, Iceland and many other shops. However, as work is ongoing on the build it is still a bit of a mess inside and outside at times. There is a lift and disabled friendly flats available - but the lift has not worked over the past 7 months. There is a bike shed available with an access code. The developer is the landlord and the customer service is fair. We had a pest problem with a mouse, they sent someone over straight away. All in all the flat and build are great, but the location leaves a bit to be desired. Please tell us what you like and/or dislike about this location: I like that it’s close to many local amenities, the bank, Tesco, Iceland and many Asian supermarkets as well as halal butchers. Fruit stalls line the streets. It is a 10 minute bus ride to Walthamstow Central on the Victoria line. Please share one thing (or more) that you wish you had known before you moved in: Right next to the train track so can get noisy at night.
