Paddington Gardens is a centrally located Meritas Real Estate property in London’s Paddington. It’s part of the area’s ongoing transformation, and is set to complete in autumn 2019.

A not unattractive series of blocks under construction along North Wharf Road, part of the Paddington regeneration scheme that’s finally starting to come into its own. On a sunny day the cafes and bars fronting the canal are small-scale and appealing. The area isn’t huge – it’s a canal, not the Thames – but a fair amount of residential, office and retail has certainly been packed in. The Paddington Gardens development does not front the canal – hence the reference in the glossy brochure to ‘beautiful landscaped gardens’ – and the A40 runs down the back. 5 stars isn’t enough..

This development is great overall as a result of its beautiful surroundings. Being situated in the bustling environment of central London, you are always close to all the local amenities and popular destinations of this great city! The scenic surroundings of tall office buildings and lush green spaces combined with easy accessibility to the best transport London has to offer, living here is a dream. In terms of the interior of the development, the aesthetics of the properties are top notch and the lifts within are very good! So far in the time that I’ve lived here, I’ve had no dislikes.

Likes:
– The entire development and surrounding area is very new with great aesthetics!
– The area has a great amount of green spaces which is lovely during the summer.
– The lifts within the development operate very well!
– There are great transport links very locally.

I wish that I knew about the alarm within the building that does go off quite frequently. It’s pretty distracting due to the loud noise.

Brilliant for families!

As a father raising a family with many youngsters, this development fits my criteria of what a good home needs. The brilliant security that operates within this area ensures the highest level of safety for its occupants, which is very assuring for me! The cleanliness of the development is also an amazing luxury. With all the buildings surrounding the area recently built, everything feels new and luxurious. It’s location, situated in Central London means that local amenities and facilities are within a few minutes reach, with a variety of transport links all close by!

The only complaint I’d have about the development is the unreliability of the intercom that tends to stop working at times, making it difficult to access the building.

Likes:
– The security within the building is brilliant, an essential aspect when raising a family.
– Cleanliness of the development is top notch due to the area and building being brand new.
– The location of the site means it’s very local to amenities, facilities and transport links.
– Transport here is brilliant; there are many different options and transport comes very frequently.

Dislikes:
– Sometimes the intercom doesn’t work properly so it takes a bit of time to access the building.

Scenic, secure.. splendid!

What really stands out about this development is it’s beautiful surroundings that create an almost dream-like living space. From the stunning tall buildings to the lovely interior aesthetics of the developments apartments, this establishment generates a very surreal living landscape. The area is mostly occupied by offices with many young professionals moving in and out of buildings at all hours of the day, which makes me feel quite safe and secure living in this area.

There are a few issues that I personally have with the development though. First of all, the green space outside is pretty but doesn’t feature anything that’s kids-friendly, something that a great development should have in order to be more suited to families. Also, the development tends to get really hot during the summer months and with the exclusion of air conditioning within the building, this problem gets elevated further. In addition to the heat problems, the management do not grant permission for the installation of air conditioning, which means this problem isn’t solvable at all.

Likes:
– Great accessibility to Central London
– The cleanliness of the area is amazing and is definitely one of the best I’ve seen.
– Most of the buildings around the area are offices; many young professionals around the area makes it feel very secure.
– The buildings surrounding the development are beautiful.
– The nearby public area, Merchants Square is really nice, especially in the summer.

Dislikes:
– There’s no playground in the nearby area; we thought there was gonna be one.
– Development gets very hot in the summer due to no built-in air conditioning.
– Development does not allow the installation of air conditioning.

Please share one thing (or more) which you wish you had known before you moved in:

That there’s no air conditioner. We have a terrace but it’s not possible to raise the barrier as it’s quite low, I wish I’d known beforehand.

Stunning living space!

Due to the new regeneration within the area, the new developments that have sprung up have been amazing. From the impeccable design of the flats to the amazing security that operates within these flats, the environment that’s been established feels very safe and secure. It’s close proximity to transport makes commuting quick and easy!

– New regeneration means that the area is really nice.
– Better security compared to most areas which makes me feel very safe.
– Different to other areas of London.
– Transport is great and very close by.
