Well built development with splendid architecture

This is a well built development, quite splendid architecturally building. In terms of facilities, I use the gym and the pool, they are very good! The garden in the summer is very nice, the underground parking is a bonus. The price of the parking is included in the rent. My apartment is cosy, it is an open plan, warm, comfortable and very modern.

Please tell us what you like and dislike about this area:

The park is something I particularly like. I dislike the amount of traffic because the area is pretty quiet normally. It is also a well connected area , the tanker is available for all residents, the bus stop is just across the road, there is very good connection from Richmond to both east and west London. It takes 3 minutes on the tanker to reach Richmond and 15 minutes by bus.

Please share one thing (or more) which you wish you had known before you moved in:

The amount of traffic especially in the summer when the park opposite the development is open. A lot of people are visiting at that time and it gets very busy and quite noisy.

What is the best feature of your home:

The best feature of my home is the simplicty of the design.

Perfect apart from management..

Gaumont Place… an almost perfect development for residents of all shapes and sizes! It’s brilliant location puts it at the centre of all the essential facilities a Londoner could possibly need, from the local train station that provides transport to every corner of the city to the beautiful gardens within the development. The huge variety of bars and restaurants around the area provide a great selection of different cuisines and styles that will suit anyone.

The downfall of this development in particular is the management. I have found that they don’t really respond to complaints I’ve filed and when a response is given, the problems aren’t solved.

Please tell us what you like and dislike about this area:

Likes:
– Very close to the local train station, making commuting very easy!
– Gardens within the development are really nice.
– Good quantity and quality of bars and restaurants nearby.

Dislikes:
– Building management within the development is not great; they don’t really respond to complaints and when they do, the problems aren’t really solved.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that I’d known that there was communal heating and that we can’t change providers. Also, the concierge has reduced its services since I moved in so it would have been nice to have known that this change was going to be implemented in advance.

What is the best feature of your home:

The best feature of my home by far is the beautiful balcony that I have.

Great flat, awful sales and management team. Don’t let these people push you.

We bought a flat from London Square in March 2019. The flat itself is great. How we were handled by sales however was not.
When negotiating with the sales team, we were told that we could purchase a parking space after we moved in to the flat, so for that reason we held back from buying a parking space when purchasing the flat.
About a year after moving in, we contacted sales about purchasing a parking space. We were told that we had to wait until all of the flats had been sold and if there were any left over then we could purchase a parking space. Three years further down the line we still have not been able to purchase a parking space.

We’d recommend to anyone buying from London Square to make reference to any reviews like this. To be fair the flat is great, however the sales seem to be very aggressive and apparently not honest either. They’ll keep on calling you and pressuring you to finalise the contract – our recommendation is to push back and do not sign until you have read through all of the fine print and put any points such as the above down in writing. The sales people are ruthless and will keep stressing you, so push back.

Good access into London. Windsor, Ascot and Heathrow all are nearby. Good access to the Thames and Windsor great park. Plenty of supermarkets nearby.

Please share one thing (or more) which you wish you had known before you moved in:

That sales / management are as ruthless as they come. Warning to new customers: get everything in writing and don’t let sales rush you.

How has the building management responded to any problems or issues you have raised:

We raised the above mentioned problem about the parking space. They never admitted to lieing and the problem remains unresolved.

Great location, modern living

The design of the development is well thought out with triple glazing for those who’s apartments face the busy high road and well sound proofed walls to minimise noise from neighbouring apartments. That being said, consider the location of your apartment in relation to shops as some delivery lorries tend to turn up early and can be rather loud. The only real downside is that the apartments get quite hot in summer, but also conveniently stay quite warm in the winter months reducing the need for much central heating. All appliances are modern and of a high standard, as is the general finish of the apartments. The communal gardens are beautiful and well maintained and the gym, although a bit on the small side, has everything you need for a decent workout. For those with pedal bikes, there is ample, storage in the car park accessible by key fob. The concierge service (7am – 7pm) will take small parcels for you if you are not home and there is also a dry cleaning service provided by them. The concierge also keeps an eye on cctv and the general security of the development. The property management company didn’t get off to the best start with a rather large service charge increase and persistent issues with hot water, however I’m hoping this has just been a case of teething problems and that things are now settling a bit.

The area can’t be faulted for transport links – It is very well connected to central London and further afield. There are a good range of smaller supermarkets to suit all budgets, although larger supermarkets are a bus ride or car journey away. There’s a great selection of mostly independently run restaurants & cafe’s, including a few bars & pubs. On the whole, the area is desirable – the only downside I would say are the number of betting shops which bring the area down a bit.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was more aware of the concentration of betting shops in the immediate area, however the police and council have been proactive in dealing with/looking into it. Potential buyers/renters should also pay attention to the precise location of their flat – for example, is it overlooking the loading areas for supermarket delivery lorries or any other potential noise nuisance.

How has the building management responded to any problems or issues you have raised:

I had an issue with my windows being chipped and I was contacted promptly with details of the insurance options available to me which was very helpful
